- Nice swimming pool (not heated)- Fenced garden - good for children and pets :)- Bed linen and towels provided- Air conditioning in all the house- Easy free parking on the street- Reliable and fast Wi-Fi, 120 Mbps.The sleeping arrangement is:- Bedroom #1 upstairs with 2 single beds and en-suite bathroom - for 2 persons.- Bedroom #2 upstairs with a double bed - for 2 persons.- Bedroom #3 upstairs with a double bed - for 2 persons.- Bedroom #4 downstairs next to the living room with 2 extendable beds - for up to 4 persons.- We also have a few mattresses that you can use and place on the floor anywhere in the house. If your group is family with children and need to stay a few more more than 10 persons, please just ask.
WHAT IS INCLUDED- Clean towels, linens, sheets and pool towels are provided. There is no daily cleaning service or replacement of towels. You can ask for any number of house cleanings and towel / linen replacement for an extra fee.- This is a self-catering rental. This means that we will leave you a starting amount of certain items like toilet paper or detergent but when it runs out you should get more yourself. - Please understand that this is not a luxury brand new house! Some things may be a liitle out of date or different to what you are used to in your own home. VILLA LIFE- The pool is not heated. The water temperature is not within our control and the feeling is subjective and different for each person anyway. It's usually very nice during the summer months but can be cold other times of the year.- You are at a house with a garden. There may be insects like ants or flies and small animals in the area! :)- Bring sun cream, hats and insect repellent for your skinHOT WATER - There are 3 bathrooms but it may be difficult to take shower in all 3 at the same time (reduced water flow). - The hot water does not flow instantly in the tap. It takes a little time for it to be heated and come warm out of the tap, especially the first time you use it after the house has been empty for some days.- The water is heated by an electric heat pump. The water tank is large, but it may occasionally run out of hot water after heavy use (ex: several long showers) and you will only have cold water for a while. It will take a few hours to replenish the tank with hot water .ELECTRICAL POWER- If you turn on many heaters at max power or other high power electrical equipment at the same time (like washing machine, hair dryer, toaster, water boiler, etc.) the safety electrical switches can go off. This is normal and all you have to do is go to the switch box and turn back on all the switches. CHECK-IN - Check-in time is 4 PM. However we are flexible and will try to accommodate to your arrival time. If possible we will meet you earlier so you can drop off your luggage and get the keys. In this case please note that the house may not be clean and ready until mid-afternoon and you should not stay in the property while it's being cleaned. - The only way to be sure and have the house ready on an early morning arrival is to book the previous night. - For arrivals after 8 PM there is a late check-in fee of 20€ to pay in cash on arrival. - It is not possible to check-in after 1 AM. If you arrive later than this you must inform in advance to ask if there is a solution. We may only be able to meet you the next morning after 10 AM. CHECK-OUT- You should have everything packed and be ready to leave the apartment at 11 AM. - You can't stay after 11 AM, but sometimes it may be possible to leave your luggage in the house until later. Please check in advanceLATE CHECK-OUT - Sometimes it may be possible to have a late check-out until 7 PM, so you can enjoy the house all day. Usually it won't be possible on fridays and during high season.- Late check-out must be arranged in advance of your stay, so we can block the calendar and be sure to not have new guests arriving on that day.- Late check-out fee is 50% of the normal daily rate for the check-out date. ACCESSIBILITY- The house is at the ground level, but there are steps and there is a first floor area with bedrooms. It may not be suitable for guests with mobility problems.SILENCE TIME AND GOOD NEIGHBOR RELATIONS:This a calm residential area so it’s very important to respect and maintain a good relationship with the neighbors. There are strict NO PARTIES and SILENCE TIME rules. In Portugal, there is a mandatory silence time from 11 PM until 8 AM. All guests must respect this rule to be allowed to stay here. But even during the day you must take care not to have loud music. Especially if you are a large group, please understand that the resident neighbors demand tranquillity and
