This stylish place to stay is perfect for all family gatherings or group trips. With 2 double bedrooms and a large living space, there is room for up to 6 people. Nestled in a quiet area of picturesque Dawlish, you're close enough to the town to enjoy the beaches, yet have this calm retreat to return home to. The uninterrupted, ocean views can be enjoyed form the private garden, or from the living space inside, making it a beautiful home during summer or winter. Perfect for your next getaway.

The home is one of 2 flats in the same building. This one is on the upper floor. Its garden is fully fenced and off to the right of the building (approximately 20 paces from your front door). It has recently been decorated and has a fresh, stylish feel. The furnishings have all been newly purchased in 2024 and are good quality, providing a high level of comfort.
All the accommodation is on one level and there is one flight of stairs from the entrance.
As this home has 2 bathrooms and a spacious living area with a sofa bed, it will comfortably house 6 guests. The sofa bed is very comfortable and easy to assemble. Bedding and towels for this are provided in ottoman in the lounge.
Where this home really shines is in the outdoor space. The view at the end of the garden is unrivaled, with a stunning outlook over the Devon coast. You can enjoy the sunshine until late evening, making it perfect for those who want to dine al fresco. The garden is around 20 paces from your front door. It is fully enclosed and private. It is separate from the garden of the ground floor flat.
There is parking for 2 cars on the driveway (end to end), as well as free on-street parking.
The home and garden is yours for the entirety of your stay. You will not share any spaces with anyone else.

If there is a sofa bed in the home, it will not be set up as a bed. We presume you will want to use the sofa for its main use, as a sofa until the night time.
This home is currently being upgraded to fiber WiFi, which will provide superfast connectivity. Until then, the WiFi is standard and may not be suitable for those requiring very high-speed connections.
The garden has a low-level wall that has been recently installed. It is very secure, however, it is on a cliff edge. This is something to be aware of if leaving children/dogs in the garden, although it has been built to a statutory, safe height.
This is self-catered accommodation. The home is equipped with small hand soaps, a couple of toilet rolls per bathroom, and basic kitchen items such as a sponge, washing liquid, bin liners and salt & pepper. If you want anything specific, such as liquid hand soap or kitchen roll, please ensure you bring this with you for your stay. We do not top up consumables once the basic provision has run out, this includes toilet rolls.
If you wish to extend your stay, you must check with our team. The earlier you check, the better as we are sometimes unable to reschedule cleaning to suit. We must provide at least 24 hours notice to our cleaners.
You are welcome to use and enjoy the outdoor seating areas. We do kindly ask that guests clean up after themselves and leave these facilities in a state that is suitable for the next people staying, as our cleaners will be unable to provide a full garden overhaul at each changeover.
THE GOOD HOUSEKEEPING BOND
As per our listing details, we operate using a Good Housekeeping Bond and whilst we do not take a physical deposit, we have up to 14 days after departure to charge for any additional cleaning or damages caused during your stay and not reported. We understand that accidents can happen so please let us know if you have anything to report before your departure. Thank you

- Extra guests are not allowed unless previously authorised
- Smoking is strictly prohibited inside the property
- We do not allow the use of candles ethanol burners or any other naked flame items. This is a safety precaution to help us prevent a fire starting in the home
- Respect for neighbours is highly appreciated. Please keep the noise down especially after 10pm
- It is not permitted to charge electric vehicles using the property's electricity supply.
