About this space
Retreat to this cozy, character apartment after a day sightseeing in glorious Exeter. Less than a 5-minute walk from the main high street, yet tucked away on a quiet road near the beautiful iron bridge, you are perfectly situated. The peaceful location and comfortable new beds ensure you get a good night's sleep. This quirky flat has been newly decorated, providing a welcoming home for a small family or groups wanting to enjoy Devon's capital city and south coast beaches.

The space
Set back off a small residential road, there is very little traffic or passersby. Decorated with a combination of rich colors and neutrals to provide a warm welcoming feel and enhance the character of the property. In the open living space, there is a stunning spiral staircase, peep-through arches in the kitchen, and original sash windows making it stand out from your average home. The sofa is large enough for 3 to sit comfortably and there is room at the dining table for 5 people to eat. The kitchen has everything you need to whip up an evening meal, and the open-plan layout makes it ideal for entertaining.

Upstairs there is a bright and airy main bedroom with a double bed. The space is compact and therefore does not allow for a lot of furniture, but there is a small rail to hang clothes and a couple of cabinets for smaller items. The second bedroom has 2 single beds, perfect for children, or 2 single adults. There is also a desk with a chair, which is the perfect spot for anyone who needs to do some work from home.

The bathroom is simple, with a chic black-and-white color scheme. There is a shower and a bath making it easier for those with small children.

The bedding for the sofa bed is in the chaise section of the sofa.

Guest access
The home is yours for the entirety of your stay. You will not share any spaces with anyone else.

The linen for the sofabed is stored in the chaise section of the sofa.

We strive to provide as much information as possible to ensure our listing is accurate. Please make sure you read the listing thoroughly before booking. Whilst we are on hand to assist with any issues during your stay, we are unable to make changes to anything within the home to suit individual needs.

If there is a sofa bed in the home, it will not be set up as a bed. We presume you will want to use the sofa for its main use, as a sofa until the nighttime.

Early check-in and late check-out requests. We charge an additional £25 for any requests that are granted.

The holiday home is equipped with small hand soaps, a couple of toilet rolls, and basic kitchen items such as a sponge, washing liquid, bin liners, and salt & pepper. If you want anything specific, such as liquid hand soap or kitchen roll, please ensure you bring this with you for your stay. We do not top up consumables once the basic provision has run out, this includes toilet rolls.

If you wish to extend your stay, you must check with our team. The earlier you check, the better as we are sometimes unable to reschedule cleaning to suit. We must provide at least 48 hours' notice to our cleaners.

Pass the Keys® provides a high standard of service for short-let properties. Each property is professionally maintained and cleaned, with hotel-quality linen. We also provide 24/7 guest support and local personal service before and during your stay.

If the management team is called out to resolve an issue where you are at fault, you will incur a £50 callout charge, i.e. if you cannot connect to the wifi, but you have unplugged the router. Please be aware we will have to charge £25 if you have locked yourself out and we need to attend to help you gain access. There is a £100 charge for failure to leave the keys in the key safe on departure. This is because we will have to conduct an emergency lock change for safety reasons.

Additional rules
- Parties are strictly prohibited, this is a quiet residential area, not suitable for events
- Extra guests are not allowed unless previously authorized
- This is a no-smoking home. Please do not smoke inside the home or at the front of the property. If we find evidence of smoking in any of these areas, a £50 charge will be applied for the additional cleaning costs.
- We do not allow the use of candles, ethanol burners, or any other naked flame items. This is a safety precaution to help us prevent a fire from starting in the home
- Respect for neighbors is highly appreciated. Please keep the noise down, especially after 10 pm
- It is not permitted to charge electric vehicles using the property's electricity supply

Please make sure you;
- lock the door and all the windows when leaving the property
- turn off the heating when you leave to help us keep the home available to book at a reasonable rate
- report any maintenance issues immediately so we can address them as quickly as possible
- check out on time at 10:00 am. Our cleaners have very busy schedules and we will have to charge £50 for any late departures to cover their expenses for waiting and missing other jobs
- leave the keys in the key safe, not in the property, so our cleaner can gain access.
