Communication was a key factor also. Took 15 hours for hosts to respond back. To get door code . The kitchen does not include an oven. There is a microwave and toaster oven. The apartment is over the owners house down stairs. There is not any privacy on their patio. They can watch you if you choose to sit down there. The BBQ grill has not been cleaned in a long time making it non usable.. The mattress cover and pillows are both stained with yellow and tan colored stains. Plus a slight aroma to the old pillows we noticed also as well. The apartment does not face the water..listed as ocean view. Should say bay view but not from the rental. You can watch cars down on the street. We took their Duffy out into the harbor and it quit. Fortunately we lived at one time across the bay and had a boat of our own. My husband was able to get us back to the dock very slowly. The boat was the main reason we chose this location and we were familiar with the neighborhood. I would suggest that you rent someplace else if you want a nice vacation. The owners are nice enough but should retire from the VRBO business. They did partially refund some of our stay. We reserved 8 days at this location and they refunded only 2 days worth. Please fix the situation in your apartment and clarify truly what you are renting. Make sure the bedding is clean and fresh. Don’t list the Duffy as an incentive unless it’s in great condition. We were lucky to be able to return without being towed.

Nuel and Judi are, without a doubt, the most wonderful hosts! Our stay was nothing short of magical and epic. They masterfully balanced being available while giving us absolute privacy, making us feel like our apartment directly behind their home—the patio directly on the water with our own private boat dock, the Duffy boat, the kayaks—was ours alone. We were so impressed by their kind and happy demeanor that we wish we had more opportunities to chat with them.For my birthday, Judi went the extra mile, and made us a charcuterie board as a thoughtful gesture when my BFF and her husband came over to celebrate my birthday. The trip was filled with firsts, including my first time kayaking and special bonding with my son and navigating the Duffy boat with my son and husband, and it was a blast for all of us.Thank you for your fantastic hospitality. This home is a must for anyone seeking a truly special and memorable escape, and we are already looking forward to our next visit!

The only reason for picking this property is for the use of the electric Duffy boat. Judi and Nuel the hosts were non responsive to our requests for help when the Duffy stopped working in the harbor. We were towed first by the harbor patrol to a public dock & then back to the house by a private towing company. This all could have been avoided if the host had charged the Duffy or instructed us on how to charge It. The charge indicator on the center console is broken & gives an inaccurate reading. Only one of the 2 bikes at the property is functional. The shower smells of sewer back up after each use and the fan needs to be run to clear the smell. I would not rent this place again

We LOVED this stay! The house was cute and clean. The hosts were so very friendly and available if we needed them but not on top of us. They had all kinds of fun activities available (boat, paddleboards, bikes, etc) and the location was perfectly in the middle of the channel and beach, close to restaurants and shopping but in a quiet neighborhood. We would definitely return!

What was great: Our hostess was super friendly and truly a lovely person! The kayaks and stand-up paddle boards were wonderful to use around the river and bay area. The apartment was conveniently located within walking distance to resaurants and other shopping areas. The beach was only five minutes away - walking. Use of the Duffy boat and patio were available. Our living space worked for our needs.Even though we were separated from the hosts, they were technically present in the main house, so we didn't really want to spend too much time on the patio being too loud, especially at night. The only television we could work was in the livingroom; the others needed passwords. It is a bit tight for four adults, but we made it work and were out enjoying short time in Newport.

Home Again

I grew up 15 miles from Newport Beach. The location is outstanding from a local perspective. 36-52 street is where locals go to the beach. It’s not as touristy and if you need food or a bathroom- head “home.” We enjoyed taking the Duffy Boat over to Balboa and grabbing a balboa bar. Judy has everything you need to hang out at the beach- towels and chais. The bikes were great for exploring. We didn’t paddle board in the harbor but there were many others enjoying it! We felt at home and appreciated the great location and welcoming hosts!

ANOTHER GREAT STAY WITH JUDI AND NUEL

This property has become a favorite of ours for many reasons when we visit Southern California. Judi and Nuel are the most amazing hosts. We had a larger group and entertained a bit more than normal, and I was concerned that we might be a bother for Judi and Nuel, who are on-site, but they kept insisting that as long as we were having fun, they were happy. They really do their best to host and ensure YOU are making the most of your stay. The upstairs unit is perfect for a smaller group to stay and enjoy the area, which is also perfect both because it is a nice quiet location at the back of the bay, but also because of the restaurant and conveniences within walking distance including the ocean a couple blocks west. The patio, private dock, and duffy are the highlights though. This space and the amenities provided allow anyone to enjoy the unbelievable beauty of Newport and Balboa like someone who owns both a house on the water and a boat to use with it. It's the epitamy of Newport living for a great value. Thanks as always to Judi and Nuel for a great stay. May God continue to bless you and yours.

Judy welcomed us in person with full access to patio, bikes, kayaks & Duffy Boat
 and birthday cupcakes for my husband. Accommodations are excellent & the Duffy boat scenic cruising throughout Balboa was a high point. You can park the Duffy in public areas & many shopping districts have free boat parking as well. Judy baked my husband a bday cake on day 2 - never have had a more hospitable & friendly host experience. Walking distance to restaurants, shops & beaches. There is so much to do, even our teenagers loved it & never once reported being bored (huge victory!). We look forward to future visits & Balboa / Newport get-a-ways!

Not what shows in photos, no ocean view, boat needs repair, Construction debris outside entrance.

We thought this was going to overlook the boat and boat dock as the photos show, but the unit that is rented is in the upper back of the house with no ocean view, no balcony, just a street and alley view. Right outside the door the owner pointed out a lot of construction debris and said "its always there, they are always doing something next door". This wire, drywall, wood, tables, etc was about 4 feet high ans quite an eyesore. The front house is gorgeous and owner occupied, and this is where the deck photos were taken from. They can see you from the kitchen and living area anytime the deck area is used; day or night, no curtains or closures. Owner said they would go upstairs the whole time but each time we tried to go out there, the owner was in the kitchen and we could see him, so he could see us. I took many photos, day and night of this lack of privacy. Not at all private-we did not know we were sharing and could be watched always. The Duffy kept dying, charge was not good. We had to leave it on the ocean and dock it and walk off the island and then get a ride back. Owner said it was a problem for him too, getting it back, "that it must have been the rain, that 1/2 way back it started slowing down again, so I'm was going to get distilled water and check all the connections". The owners are lovely, but our Valentines Weekend was only salvaged once we left and got a hotel room.

Wonderful Hosts and Quiet Area

The hosts are very personable and kind. Having easy access to the Duffy was wonderful for the boat parade. The Duffy is clean and ready to go at any time during your stay. It can seat up to 12 people.The unit is very clean and well appointed. It is upstairs with a street view, but the hosts give full access to the beautiful patio directly on the water. It's great for having breakfast or dinner and has use of the BBQ as well.There were more than enough towels and bedding. In addition, there are plenty of kitchen supplies along with a microwave and toaster/convection oven.

Only communication was through a landline, the TV only worked one of the nights we were there, it was weird coming down to the patio, and knowing we were potentially being watched. Overall, the location was great, and the Duffy boat was fun, but I would not recommend this property.

He has just renovated his 33 ft, trawler and would love you to see it or go on a boat ride with him. The bay in our back yard is as good as it gets anywhere in the world. We walk to restaurants, movies, and of course on the sand to watch the sunset. Our property is newly decorated in a vacation beach theme and I am certain you will love it. Have fun here and make some lasting memories.We have 2 bicycles.2 paddle boards 2 boogie boards. beach chairs, a basketball and a ride in our boat for our guests and maybe even their friends. Have fun in the sun right here in beautiful Newport Beach California. The duffy boat and patio and all the toys are for your use only while you are here. The boat is really quite easy to drive and fun too.
