Great cottage, well equipped in a lovely location

We really enjoyed our stay at Grace Cottage. The location by the water is lovely and there is space to sit outside at the front and also more privately at the back. There were 6 of us and there felt plenty of space. The cottage has been decorated and furnished to a good standard and the kitchen was well equipped. Customer service was excellent too and I would v happily stay here again.

A well presented terraced holiday house in a superb location

We enjoyed our weeks stay in Grace Cottage (family of 3, late Oct 26). The view of Emsworth Mill Pond out the front bedroom window was amazing to wake up to each morning. The house was clean, well kitted out and a short walk from the quaint Emsworth village high street with local shops, pubs & restaurants. Only a few minor issues to report = took a while to locate cutlery draw in kitchen (was in a secret “drawer within a drawer” under the hob), access from the car park at the rear down twisting stone steps in back garden could do with stronger lighting for the dark evenings, main floodlight not working. Draft in front bedroom window (I shored up easily with some strategically placed kitchen roll). But none of these things detracted from the holiday and would certainly consider visiting again.

Waterside delight

Grace Cottage is a lovely place to stay in a gorgeous waterside location. It could not have been better placed. We loved the sunny front terrace overlooking the Slipper pond. A perfect suit for an early morning mug of tea or a sunset drink. Overall the cottage and facilities were well sorted and comfortable. We appreciated the private parking, the BBQ and the well equipped kitchen, although we were surprised there was no cafetiere or coffee machine. The beds and pillows were less comfortable than we would have expected for a cottage of this quality. Given the exceedingly hot weather we took the precaution of bringing our own fans, it would've been helpful if these had been provided.

Lovely cottage in a great location

The cottage is surprisingly spacious and in a great location for all that Emsworth has to offer. It is well equipped and beds are comfortable. Parking at the rear by the garage was easy but we were never able to get a space in front of the property for the second car. Overall would strongly recommend this cottage.

Ideal location

Lovely house in a picturesque location in village centre. We have totally enjoyed our visit. Henry Adams is highly recommended both for value- their charges are very low, and the service when we did have a problem. Thanks Charlotte!

Amazing Cottage perfect stay

Cottage was perfect for us, location , size and comfort! Great to have one car space to! Bedding and towels provided for and great to use the washing machine. We enjoyed our stay and will book next year ! Only one thing to note for others, if you have to carry heavy suitcases it’s a little tricky down garden stairs to back door.

What we will do is recommend if people are able to, collect the key from the rear but drive the car the the front of the property to unload where it's all on one level. We will add this to the access instructions right away.

Great base for a working week

Two colleagues and I shared Grace Cottage for three weeks - Monday to Friday to assist with a major project delivery. The cottage was great with plenty of space for us all to work in the evenings if required, whilst also having our own space. Great location with easy access to town centre as well as fab views of the Mill Pond. Thanks for a great working stay

Comfort and style.

A very comfortable house in an excellent location which suited all our needs. Lovely to walk into. There needs to be more hanging space or more hooks in the main bedroom. Only found one hook behind the shower room door.

Cute little cottage

Lovely little cottage which was super comfortable for the five of us. Well equipped kitchen with plenty of room for dining and meal preparation. Both bathrooms were clean and well presented. One observation we had was that getting consistent water temperature was challenging when both showers were in use. Internet was reliable and quick enough for streaming. Ideal location for walks and there is a very well equipped co-op within a few minutes walk.

Grace Cottage

Grace Cottage is a beautiful cottage in an excellent location close to water, pubs and shops with the bonus of private parking at the back, where perhaps a longer handrail would be helpful down the steps. Inside the cottage a wardrobe or something to hang clothes on in the main bedroom would be useful and also in the bedroom on the top where in fact there is nothing but the bed.

A real find in a beautiful location

We were delighted with this booking. The cottage sits overlooking the water and is within very easy walking distance of just about everything. The house has plenty of room for four adults in our case and there are convenient outdoor spaces for eating or just sitting outside front and back. Parking is no problem. A small plumbing problem in the bathroom was an inconvenience for a short time but it was quickly and efficiently dealt with by the agents. Overall, the cottage provided us with a really good short break to celebrate a 90th birthday.

Great location with outdoor space

The house was excellent - particularly its location. The private parking space was especially useful as roadside parking at the front was frequently full. We arrived in pouring rain so struggled to find the private parking space - mainly because we didn't, at first, look at the second page of the description of the parking space. Facilities in the house were good though a shelf or basket in the ensuite shower would be useful for soap/shampoo. Also, the bin in the kitchen was in a cupboard and difficult to use without taking it out of the cupboard. The TV had access to every service we knew of, plus some we'd never heard of. We will definitely rebook when we return to the area to visit our son

Winter break by the coast

Property 9 C on arrival, the fridge was set at 8C…… so one felt miserably cold and took ages to warm and the other only spotted when food that should be cold was not! Clean but bits missed on the cleaning,a toilet the mugs and the main rug…… so again off putting…….. didn’t make you want to unpack…… but then no hanging space in main bedroom. Would have contacted someone to sort but no info book, no wifi and the office closed……..sorted two days later!

I wish this was a better experience for my group. The initial communication before the trip was fine then it wasn’t. The rooms looked promising but for 6 adults, it was a squeeze. We had 6 people and 2 of the three bedrooms were quite small. No rooms for the luggages. The stairs were quite narrow and steep for any big luggages to go up there. Even tougher for the room at the highest floor. I wish this was communicated before booking.Biggest issue: I inquired about the weather and AC before coming and was told that the hot weather has not been an issue before. I’m not sure if anyone has stayed here during hot summer months and occupied all spaces but it was like sleeping in a sauna…even worse for the room on the top floor. It was horrible and unbearable. We asked for this issue to be amended like us borrowing a couple fans but they couldn’t offer any solution. We had to choose between sleeping hot or keeping windows open with mosquitoes and spiders (there are quite few since this is by the water) coming in. Even that wasn’t enough. We were here for a car event and we did not look forward to coming back to the property.We had a couple issues with the sheets being dirty and some unwanted tiny guest outside but it was all sorted.The whole house needs some extra level of cleaning. Too many insects hanging inside the house.The bathrooms, kitchen, dining room and the view was nice.

This is a pretty, beautifully decorated cottage in a fabulous location. A short stroll to pubs/restaurants/cafes/co-op, tesco express, bakery, greengrocer and takeaways. There are lovely walks in all directions, cycling and paddle boarding and wild swimming from a shingle beach area.The small garden at the back is a real sun trap, we had breakfast there each morning and the patio outside the front door is lovely to sit on with a book or drink and watch the water and everyone going by. The parking space at the back is essential as the narrow road at the front was full virtually all the time. There is plenty of space in the house, 2 bathrooms and a toilet, but as others have said not much hanging space, It is pretty well equipped but I ended up buying a cafetiere as there isnt a coffee maker apart from a tiny stove top one which doesnt work well, and a plastic shower caddy as there is nowhere to put stuff in the ensuite shower. Sadly we both found the matress extremely poor and uncomfortable, hard, with pillows old and flat so we didnt sleep at all well. I know mattresses are personal taste but it does look an old cheap one which needs updating. Apart from coming home very tired we really loved our holiday in Emsworth and the area.

Grace Cottage Emsworth

Grace Cottage is located in a wonderful setting fronting on to the Mill Pond Emsworth and was a perfect size for our multigenerational family of five. It is a very well modernised property with spacious, light and airy rooms throughout. As mentioned in other reviews there is a need for more hanging space as the only actual wardrobe is in the smallest double bedroom although the other two bedrooms do have plenty of drawer space. Generally well equipped otherwise our only suggestions would be for some smaller glasses and a refresh of the mugs, the freebies are OK but...... The outside space was disappointing as the back area had a lot of weeds and fallen leaves, the front area also needed a good tidy up. Also the plastic furniture at the front of the property has split in places, be sure to use the cushions provided. Henry Adams acted swiftly when we phoned to say that we had inherited two full bins and it would have been useful to know details of the Council's refuse collections as they do not collect from the Car Park entrance of the property. Also it would have good to know is that the entrance to the front door is via the steps for No.33 next door and the right-of-way in front of both properties. We enjoyed our stay immensely but feel that a little more attention to detail and few tweaks would lift this quite good cottage to something rather special.
