The Space:
This Tuscany villa with spa measures 340 square metres and is laid out over two floors. It can sleep up to 13 guests in 5 bedrooms and 6 bathrooms. All the rooms are spacious, well lit and airy, and the villa has been well equipped with everything that guests could need.

On the ground floor of this Tuscany villa with spa, there is a large open plan living, dining and kitchen area cleverly divided into various zones, allowing everyone to relax together without feeling on top of one another. Large windows let in plenty of light and the natural colour scheme with its tones of cream, beige and pale blue provide a welcoming and relaxing space. A separate laundry room houses a washing machine, dryer, iron and ironing board.

Also on this floor is a spa area with indoor heated hydromassage pool (3.8. X 2.5 metres and 1 metre deep), sauna, Turkish bath and two heated relaxation beds. Guests have access to the Turkish bath, sauna and heated beds but usage is charged at 35 euros per hour, whilst the hydromassage pool is always available for you to use. Floor to ceiling windows allow guests to enjoy the incredible views.

There are two changing rooms here equipped with WC and shower facilities. There is also an additional bathroom which is suitable for wheelchair users. A lift takes guests from this relaxation area to a fully equipped gym above. Finally, there is a double bedroom on the ground floor which is also suitable for those with disabilities and which enjoys direct access to the garden. An ensuite bathroom has an adapted shower.

A staircase leads up to the first floor of this Tuscany villa with spa where you will find 4 double bedrooms, all with ensuite bathrooms with shower. All of the rooms are equipped with satellite TV and three of the rooms also have an additional single bed.

The whole of this Tuscany villa with spa is fully air conditioned. Please note that animals are accepted on request.

Outside, the property is surrounded by a spacious, well-tended garden and boasts a large, L-shaped pool measuring 11 x 7 metres by 4 x 5 metres. Sun beds and umbrellas are arranged around it and there are two outdoor showers for guests to use. An adjacent wooden pergola is the perfect spot to escape from the sun to read a good book. There is a second pergola near to the villa leading from the kitchen which provides the perfect spot to dine al fresco.

Please note that rates include air conditioning electricity consumption of up to 400 KW per week. Any consumption over this is charged at 0.60 euros per KW. The same applies for heating costs. Spa usage is charged at 35 euros per hour. Also payable locally is a tourist tax of 0.70 euro per person per night, up to a maximum of 7 nights. This excludes children up to 12 years old and those with disabilities. Rates include a complimentary welcome basket filled with prosecco, snacks and drinks.

The Neighborhood:
This Tuscany villa with spa is situated near Monsummano Terme, within easy reach of key Tuscan cities including Florence, Lucca, Pisa, Pistoia, San Gimignano, Vinci and Siena. For beach lovers, the renowned seaside resorts of Versilia (including Forte dei Marmi and Viareggio) are also close by, whilst for the ultimate in relaxation, the natural spas at Montecatini and the Grotta Giusti are also close by. The nearest town, Cintolese, is 1.5 kilometres away and boasts a supermarket, pharmacy, post office, cafe and bank. As an added bonus, it's only a short walk from the villa to an excellent pizzeria / restaurant. For sports lovers, there is an 18 hole golf course - 'La Pievaccia' - 2 kilometres away along with a tennis club.
