My property is professionally cleaned and the linen/ towels are replaced with freshly laundered supplies between each stay. Remote self check-in gives flexibility for late arrivals, and 24/7 guest support is on hand should you need any assistance during your stay.
My house sleeps up to four guests and provides plenty of room for a family, or two couples looking to meet up. It has been newly decorated throughout to a high standard, with a new kitchen and shower room (no bath). The rear garden has been immaculately landscaped. In the warmer months of the year I am sure it will be enjoyed as an additional private space to relax in! There are smart TVs in all rooms but the shower room. WIFI speeds are 17MB download and 1.2MB upload.
Ground Floor:
The entrance hallway leads to the front living room and kitchen diner to the rear.
In the living room are two comfy double sofas, an electric fire and Smart TV. The house is naturally warm so you may not need to use the electric fire, but it is there if you need a warmth boost!
The kitchen has all mod-cons for a comfortable stay; fridge freezer, electric hob, oven, dishwasher, microwave, kettle and toaster. There is a washer dryer too which in kept in the garage. The garage is more for storage than use of a car because it can only be opened from the inside. You are more than welcome to use this space for luggage, pushchairs or bikes.
In the kitchen diner there is plenty of natural light which comes through the windows and double patio doors. It makes a wonderful, bright, multifunctional space for breakfast at home, catching up on your latest TV series, or socialising.
There will be some complimentary tea/coffee waiting for you which I am sure will be useful for those arriving after a long journey! If wish to purchase more for your stay, Co-op convenience store a few minutes away on East Parade.
First Floor:
Both bedrooms are fitted to the same spec. Both have a double bed, two built in wardrobes, night tables with lamps, and a vanity shelf with stool. Wall mounted Smart TVs are installed for the ultimate relaxing holiday!
The house bathroom consists of a floating hand basin, toilet and luxuriously large shower (no bath). Take your choice with a rainfall or handheld shower.
A travel cot and mattress are kept in the rear bedroom. You're welcome to use this amenity, but please make sure it is packed down as you found it. There is a high chair in the upstairs box room available to borrow. Again, please make sure this is wiped down after use and returned to the same room.
Outside:
Driveway for one car. Those arriving in a second car can park in the neighbourhood where there is free street parking.
The rear garden is a fantastic space to escape the hustle and bustle of our hectic lives. A bistro style table and chairs sit on the flagstone patio. There are a selection of raised flowerbeds and a central grassed area.
Guest access
Guests will have access to the entire house and garden.
York city centre is less than 1 mile away. If you drive in it takes less than 5 minutes, but parking can be expensive. I recommend reaching the city on foot (takes about 15-20 minutes).
Other things to note:
CHECK IN / CHECK OUT:
Check-in time is after 3pm and check-out time is before 11am. A £30 charge will be requested if guests check themselves in early without permission or if guests do not check out on time as this will cause disruption to my cleaner’s schedule.
Please note that you will be charged £100 for lost keys, so please be careful with them.
FAMILY FACILITIES:
A travel cot and a high chair are in the property. Guests are welcome to make use of the additional facilities however I politely ask that the travel cot is packed down and returned back to its original place of storage, and that the high chair is wiped down and also moved back before you check out.
Please bring their own cot bedding as this is not provided.

During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.
Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.

Remote check in via a key safe. Please monitor your inbox for communication from my property management team. You will receive a PDF guest manual and PDF key instructions approximately a week before your arrival. The code for the key safe will be sent 24 hours before arrival.
