Welcome to my spacious and homely 2 bedroom 2 bathroom mid terrace! Located in a peaceful neighbourhood, alongside the River Ouse, and just a mile away from York city centre. That's only a 20 minute walk or 7 minute bike ride!

Ground floor:
Living room with corner sofa, 47 inch TV with Freeview and the bonus of Chromecast to enjoy videos, photos, music and other content via the TV. Board games and books can be borrowed to keep you entertained. The kitchen is very spacious, fitting in a dining table and chairs for comfortable home dining. Appliances include use of a fridge freezer, washing machine, gas hob, oven, microwave, kettle and toaster. Rather unusual for a terrace, but definitely handy to say the least; downstairs there is a second bathroom with a rainfall shower.

First Floor:
The master bedroom comes with use of a king size bed, large built in double wardrobe and chest of drawers. There's also a handy addition of a standing desk for those who need to 'work from home'. The second bedroom has a double bed, freestanding wardrobe and chest of drawers. Fresh white bed linen and towels are provided, as well as miniature toiletries (shampoo, body wash and soap). There is also the house bathroom with a three-piece suite on the first floor.

Exterior:
A lovely sunny garden with outdoor furniture for alfresco dining! It's mainly lawn, with flower beds on the edges. Parking is free on street and you can usually get a space. If not, it is free parking in the neighbourhood.
Guest access
It's easy to reach York city centre via Leeman Road (if you want to go via the Railway Museum) or there is a lovely scenic walk along River Ouse. The riverside walk is just across the road. Head to the right towards York or left to reach Homestead Park.

Other things to note
CHECK IN / CHECK OUT
Check-in time is after 3pm and check-out time is before 11am. A £30 charge will be requested if guests check themselves in early without permission or if guests do not check out on time as this will cause disruption to my cleaner’s schedule.
Please note that you will be charged £100 for lost keys, so please be careful with them.

TRAVEL COT
A travel cot and mattress are available to borrow upon request, subject to availability, and at an additional cost of £20. Please ensure you message before hand so that I can arrange for the installation. Guests will need to bring their own cot bedding, including a bottom sheet. (I am afraid highchair requests cannot be met).

Please note that before your booking begins, you will need to verify your details and ID through Know Your Guest. You will also be given the choice between paying a refundable deposit or buying a non-refundable damage waiver. We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking.
