Iniada Villas are 2 newly built sister villas. Each sits on a 2000 m2 plot, has its own private heated pool and outdoor area with a large lawned garden.
***The guests of Iniada Villas can also benefit from the facilities and VIP services provided by a nearby 5* hotel. The owner will provide more information upon arrival.
Iniada Villa I is in an enviable position, located within 100m of the beautiful soft golden sand beach of Kyani Akti. The 250m2 villa has a clean modern design with pops of colour detail, spread over 3 floors with sea views, private pool, ping pong table, game room and a desirable large lawned garden. Its layout is designed for comfortable living with a practical kitchen, comfy indoor and outdoor seating areas and a large outdoor table for a family or group to meet by the barbecue area for alfresco dining. The villa can accommodate 10 guests in its 5 bedrooms and offers a comfortable space for any family or group.
Indoor Layout
Lower Floor
The lower floor has direct outdoor access as well as via the main internal staircase. This level hosts the games room for entertaining both the little and big kids, with comfy seating, a whopping 65"TV with Netflix and Playstation 4. On either side of the games room you find the 2 bedrooms.The first bedroom has twin beds (0.90 x 2,00m) that can be made into a Queen size bed upon request (1,80 x 2,00m), with air conditioning, window and closet. The second bedroom has a King bed (1,60 x 2,00m), centrally controlled air conditioning, window and closet. The two bedrooms are served by one separate bathroom with a vessel sink, rain shower and WC. The utility area with washing machine and clothes dryer is also on this level.
Ground Floor
The ground floor has an open plan space with centrally controlled air conditioning, a large comfy corner sofa where you can enjoy a film on the large 55"TV with Netflix and Satellite, Bluetooth speaker and a long wooden table for sociable dining. The kitchen is a well designed space with ample room for all your needs. Make a drink in the coffee area with espresso and filter coffee machine while someone else rustles up breakfast at the built in oven and hob. With microwave, toaster, kettle and a full range of kitchenware and utensils, cooking has never been easier. Drinks can be served at the small breakfast bar and a double sink and dishwasher await those who failed to chip in with the cooking! Continuing down a small corridor just beyond the kitchen are the two ground floor bedrooms, each with their own separate bathroom. The first bedroom has a King bed (1,60 x 2,00m), centrally controlled air conditioning, closet and patio doors leading to the back garden and drive.The second bedroom has twin beds (0.90 x 2,00m) that can be made into a Queen size bed upon request (1,80 x 2,00m), with centrally controlled air conditioning, closet and patio doors leading to the back garden and drive. There are two individual bathrooms serving each bedroom. Both bathrooms are pleasantly decorated, again using a pop of colour, and feature a vessel sink, rain shower and WC.
First Floor
After ascending a few stairs you enter the bedroom which enjoys panoramic sea views and features twin beds (0.90 x 2,00m) that can be made into a Queen size bed upon request (1,80 x 2,00m) and its own en-suite bathroom with shower cabin. There is a patio door that can be opened to allow a cool breeze but the villa has been thoughtfully designed without balcony to allow privacy for neighbouring guests while at their pool area. The attic style sloping roof gives character to the room which also has a built-in low closet, centrally controlled air conditioning and 43" TV with Netflix and Satellite.
Outdoor area
The large patio doors of the ground floor lead directly out to the pool and outdoor area, with sea views, which is mostly laid to lawn with palm trees standing proud and minimalistic modern landscaping to the back and side garden. After a game of ping pong at the rear of the house why not take a dip in the 55m2 pool with ladder access and inbuilt seating and table so you can chill out with a book and a tipple. Or perhaps you would rather sink into one of the double bean bag style poof sunbeds. Enjoy a pre dinner drink on the cushioned outdoor seating area before heading to the barbecue area for a relaxed dinner under the stars. The outdoor facilities include:
- 55 m2 private swimming pool (1,50m - 1,60m deep), featuring a built in seat and table, keeping you cool while you enjoy an in pool drink. The swimming pool can be heated with an additional daily cost (please note that the pool heating can be used for the entire stay and it requires at least one week advance notice).
- 4 sunbeds with mattress and 2 double bean bag style, poof sunbeds with 2 umbrellas, for total relaxation. An outdoor shower is also available.
- Comfortable cushioned outdoor seating area under the pergola for a catch up and some respite from those rays.
- Ping pong table
- Large outdoor dining table underneath a canopy
- Gas barbecue and sink for alfresco dining
- Gated entrance (shared with Villa Iniada II) and parking space for 1 car outside the villa
- The complex is fenced offering full privacy between them.
**Accommodation cost excludes Climate Resilience Tax. The amount for the accommodation type is set at EUR15 per night from April to October and EUR4 per night from November to March, payable upon check-in.
