AFTER the guest had booked and lamented about the many platform fees I did volunteer to help offset some of those fees with this short last minute stay, IF everything was left in good order. Communication and information is very thorough on my end. I had to provide a deadline of 2pm booking time as we played phone tag for this same day of check in, although you mentioned your family was on the way already (not sure how as I do not provide an address until I send it out in writing). Regardless, I did provide an outline of the additional items that we had to scramble to take care of in a same day turnover (overflowing trash that had to be taken to the dump, broken kitchen trashcan and completing laundry). This was provided well within the time that is required by VRBO. I have been a rental manager for many years and I am OK with the one star review and lesson learned to always go with a gut feeling when it says don't rent to this person, now or in the future.

Thank you for your summary. We strive to provide the best service to our home. To clarify again, we were not notified of any cleaninliness issues until after the issue with the burnt railing was communicated back to the guest. We have used the same cleaners for years and have always heard from our guests that they were impressed with the cleanliness. On the listing, we recommend that all guests report any issues within the first 24 hours of their stay so that we can immediately rectify any issues. Unfortunately we were not notified of the cleanliness problems until well after the guests stay. To clarify again, only $150.00 of your refund was held and used to pay for the replacement, of the burnt railing, which was very generous. The other $350.00 was refunded. After each guest, I require the cleaners to report any issues, damage or missing items. I also pay my maintanance person to inspect the premises inside and out for any damage and missing items after each guest vacates. And in some cases my husband and I will also inspect. The railing was in a very open and conspicoud space on the first floor deck and is immediately visible. We take great strides to care for our home and ask and expect that all our guests do the same.
