COMFORTABLE BEDROOMS
Our 2 bedroom apartment sleeps up to 4 guests and offers a calm, cozy retreat for you and your loved ones. Bedroom 1 features a Queen bed, and Bedroom 2 has 2 King Single beds - perfect for families or friends traveling together. Both bedrooms include built-in wardrobes, remote-controlled ceiling fans, and small column heaters to keep you comfortable in any season. All bed linen is provided. If you need a travel cot, please BYO.
MODERN BATHROOM
Unwind in our modern bathroom, featuring contemporary fixtures, a spacious shower, a relaxing bath, and a separate toilet for added convenience. Bath towels are provided - just remember to BYO beach towels for your beach adventures.
FULLY EQUIPPED KITCHEN
Whip up your favourite meals with ease in the well equipped kitchen, complete with modern appliances, plenty of counter space, a Nespresso coffee machine, dishwasher, and all the utensils you’ll need. Fathoms 10 is self-catering - we provide starter amounts of a few essentials. Enjoy your meals at the dining table or step out onto your private balcony and take in the ocean views while you eat. If you’re travelling with little ones, please BYO high chair.
SPACIOUS LIVING AREA
The open plan living area is all about comfort and relaxation. Large windows frame lovely beach views and let the morning sun pour in, giving the whole space a bright, calming feel. Stretch out on the cozy lounge with a good book, put on some music, settle in for a movie or binge your favourite show. To keep you cool on warm days, the living area is equipped with a reverse-cycle split-system air conditioner and a ceiling fan.
PRIVATE BALCONY
Step out onto the private balcony, soak up the sun, and enjoy the gentle sea breeze while you savour your morning coffee. Or settle in for dinner outside and watch the sky shift into beautiful sunset colours - the perfect way to end your day in Mollymook.
HEATING & COOLING
NB The air conditioning doesn’t extend to the bedrooms. Both bedrooms have their own ceiling fans and small column heaters to keep you comfortable throughout your stay.

PARKING & EV CHARGER
Secure your car in the private lock-up garage with a remote-control door for easy access. The garage is on the smaller side, with an entrance clearance of 2.1m so if you’re driving a larger vehicle or have a roof rack or pod, your car may not fit. If that’s the case, please use the visitor parking spaces opposite the garage. Please note that boats or trailers of any kind can’t be parked at Fathoms 10. Fathoms 10 provides a high capacity charger with a Type 2 plug which suits most model EVs.
POTENTIAL FOR NOISE
Fathoms 10 is part of a residential complex with 20 apartments, so from time to time you may hear sounds from other residents, both within the building and around the grounds. Being close to the beach also means Mitchell Parade can get busy, especially during school holidays and peak periods. The building is set well back from the road, but some traffic noise may still be heard from the living area. We’ve found that closing the glass sliding door significantly reduces the noise - it’s almost completely gone once the door is shut.
ACCESS
Fathoms 10 is located on the first (middle) floor and is accessed via a shared hallway and one flight of stairs with 16 steps. Entrance is via the second stairwell, which is down the driveway at the rear of the complex and close to the Fathoms 10 garage. You’ll have full access to the entire two bedroom apartment and the garage, plus shared access to the pool, tennis court, and lawn area.

BOOKING REQUIREMENTS
I’m a Stayz software connected Host. I use OwnerRez (a Stayz Elite Connectivity Partner) to securely manage your Renter Agreement, contact details, and your Government issued photo ID, and Stripe to process your payment and Security Deposit Hold.
To confirm your booking you must:
- Read ALL House Rules (see below) before booking.
- Be at least 21 years old.
- Provide Government issued photo identification (including date of birth & address).
- Sign a Renter Agreement.
- Authorise a $500 Security Deposit Hold (a temporary hold, not a charge unless using a debit card)
To fully secure your reservation, all these steps need to be completed within the Stayz 48 hour free cancellation window, which starts when I accept your booking request.
MINIMUM AGE & ID
To book Fathoms 10, the Primary Renter (Guest) must be at least 21 years old. To confirm this you’ll be asked to securely upload your Government issued photo ID (showing your date of birth & address) that matches your credit card details.
SECURITY DEPOSIT HOLD
A Security Deposit Hold is required and will be automatically reserved for the booking. The automatic reserve is conducted by putting a hold (not a charge) on the Guest's credit card for the amount of $500 two days prior to the arrival date. The hold is automatically released 7 days after check out, as long as there are no issues.
RENTER AGREEMENT
The Primary Renter is required to sign a Renter Agreement within the Stayz 48 hour free cancellation period. Please let me know if you would like to view a copy of the Renter Agreement before requesting to book.

MAXIMUM 4 GUESTS
Fathoms 10 can accommodate a maximum of 4 guests, We are not able to host more than that under any circumstances. Please inform me if you’re planning to bring infants or children (anyone under 18).
GUEST RESPONSIBILITIES
We ask that Guests help keep the property clean, safe, and in good condition, including any shared or common areas you may use. Please avoid creating any unsafe or unsanitary situations during your stay. Fathoms 10 is for your personal use only and commercial activities or anything that violates local laws or regulations are not permitted.
QUIET HOURS 10:00 pm - 8:00 am
From 10:00pm to 8:00am, please keep noise to a minimum - this means soft voices and avoiding loud music or TV, both inside the apartment, out on the balcony and in the grounds.
PARTIES & EVENTS
Parties, events and open-invitation gatherings are prohibited, regardless of size.
BREAKAGES
If you break or damage something, please let me know immediately so guests arriving after you aren’t inconvenienced by broken or missing amenities. If it's a small cost, eg. broken crockery, I likely won't request payment. If it is a larger cost like a smashed TV screen I will make a claim on the Security Deposit Hold.
EXTRA CLEANING
If extra cleaning (including the BBQ) is required after check out I will make a claim on your Security Deposit Hold.
NO SMOKING / VAPING
No smoking of any substance, including vaping or e-cigarettes, is allowed, including on the balcony area.
LATE CHECK OUTS
Check out time is strictly 10:00am. We are not able to offer late check outs for any reason. If you think you’ll need more time, please include an extra night in your booking request so you can enjoy a relaxed departure.
PARKING
There is no parking at Fathoms for boats or trailers of any kind.
EV CHARGER & LITHIUM BATTERY CHARGING
Charging is complimentary for booked guests. Please let me know before arrival if you would like to use it and we will ensure it is activated. The charging of lithium batteries for E-bikes, scooters and any other lithium powered devices at Fathoms 10 is not allowed. This includes inside the garage, in the apartment, on the balcony and anywhere else on the grounds.
PETS
Fathoms 10 is strictly pet-free. Guests are not permitted to have pets of any kind.
INSECTS & WILDLIFE
There are no refunds for the occasional insect sighting, including cockroaches.
