Welcome to your quiet, private, and spacious two-storey 3-bedroom home. Designed for comfort, convenience, and a relaxing stays. You can access all the property`s amenities throughout your stay.

BEDROOM:
The bedrooms have queen-sized beds topped with professionally cleaned and pressed linen. It also has a dresser for your luggage.
BATHROOM:
The bathroom has a shower and a basin. Also, there is a separate toilet room that you can use. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.
KITCHEN:
You can use the kitchen if you`re craving a home-cooked meal. While you stay you will have access to the following:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher
We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.
LIVING ROOM:
The living room includes a 55-inch LG Smart TV that`s connected to the internet for streaming. It also has access to all local channels. Note that we don`t provide Netflix, YouTube and other online streaming platforms subscriptions and you will have to use your account.
LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.
PARKING:
The driveway/garage can fit up to 1 car. There are also some all-day free parking spots at the back of the house in `Garran Place`.
Check in information will be sent two days before your check in date and any codes will be sent four hours before your arrival, to prevent fraudulent bookings. There is a key safe for self-check-in.
Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the keys or leaving it inside the apartment will incur a minimum of $355 charge

This stylish two-storey house is perfectly positioned in a highly sought-after suburb, within 100 metres of the Garran shops and just a short walk to the Canberra Hospital. Also, it`s 10km away from Canberra Capital Hill, the location of the Parliament House.
A lot of bus stops nearby. The nearest bus stop from the house is on Gilmore Cr after 2nd Ingamells St - only 450 metres away.
Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.
Please note: The fireplace is not available for guest use.
1. Please let us know if you need to check in early or leave later than the standard times. We will charge $110 for each hour of non-scheduled delay to check out after 10 am.
2. I have a STRICT `No Pets Policy` except for service or emotional support animals and `No Smoking Policy`. These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.
3. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50).
4. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel.
5. Only those persons who made the reservation may stay at our property. If you`re a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.
6. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule.
7. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don`t stock the refrigerator or provide any meals.
8. The property is not child-proofed and we don`t have specific amenities for infants (i.e. high chair, cot). However, children under adult supervision are permitted.
