Relax with friends and family at the Sherwood House all year round. This three-bedroom cottage is a 4 season and has been newly renovated and update to include all the modern living amenities.

You'll have access to 1 private acre of property divided by large trees leading to the stunning Muskoka River with over 100 ft. of water access for the perfect getaway.

Our cottage is generally a 2hr drive from Toronto. We're located just 18 mins from the main stores and Downtown Bracebridge.

Inside our cottage, you'll find three cozy bedrooms, offering a peaceful retreat for up to 7 guests. Plus, we have a cozy sitting area with a 55" HD TV, as well as two additional 43" smart TVs and even an Arcade for added entertainment.

We understand that pets are family too, which is why we welcome small, friendly pets at The Sherwood House. Just make sure to bring their essentials and kindly clean up after them during your stay. Let your furry friends enjoy the beauty of nature along with you!

IN THE KITCHEN:

Our kitchen is fully stocked with a variety of amenities for your convenience and enjoyment. Feel free to indulge in the coffees, teas, snacks, and food items available. We've curated a selection that we hope satisfies your cravings and adds to your overall experience.

To ensure the proper functioning of our septic tank system, we kindly ask that you refrain from disposing of any food, fats, or oils down the drain. Please use the designated garbage can for their proper disposal. By adhering to this request, you'll help us maintain the system's efficiency and avoid any potential issues.

We have beautiful natural stone counters in the kitchen, and we kindly request that you use the provided heat-resistant trivets/mats when placing freshly cooked meals on the counter. This precautionary measure will prevent any heat damage and preserve the longevity of our countertops. Similarly, we ask that you use the trivets/mats on the kitchen table to protect the wood surface.

FAMILY ROOM:

Our Family Room is the perfect gathering spot for everyone to unwind and create beautiful memories together. Stay cool in the summer and cozy in the winter with the Air Condition/Heating unit that ensures the ideal temperature for your comfort. And when you're seeking some extra warmth and ambiance, the electric fireplace adds a touch of coziness to the space. It's the perfect spot to relax, watch movies, and make lasting memories with your loved ones.

We also offer a fantastic selection of games for you to indulge in. Whether you're a board game enthusiast or an arcade aficionado, there's something for everyone. We kindly ask that you return all game pieces to their designated spots, ensuring the next guests can enjoy them as well. Let the friendly competition and laughter fill the air!


BATHROOM:

Our bathroom is designed to make the most of the space available, offering a spacious shower, vanity, and toilet. Please take note that our shower water can get quite hot, so we kindly ask you to exercise caution while using it. You'll never experience a shortage of hot water during your stay.

For your convenience, the bathroom is stocked with septic-safe shampoo, conditioner, and body wash. Additionally, you'll find additional toiletries, a first aid kit, and a hairdryer in the bottom drawer of the vanity. Hand and body towels are provided for each guest's use.

To ensure the proper functioning of our septic system, we kindly request that you refrain from throwing anything down the toilet. Please use the trash can provided for any disposal needs. As our septic system is on the older side, we appreciate your cooperation in this matter. Please note that the towels are not to be taken from the property, as they are provided for your use during your stay.

BEDROOMS:

Indulge in restful nights and wake up refreshed in our well-appointed bedrooms. All three bedrooms are equipped with a fan, heater, and air purifier featuring UV light technology. This advanced purification system helps maintain a clean and healthy environment, giving you peace of mind during your stay. We also provide pillows and a set of towels for each guest, ensuring your utmost comfort and convenience.

MASTER BED:

Unwind in the comfort of our Master Bedroom, featuring a plush Queen bed that promises a serene night's sleep. Entertainment is at your fingertips with the 43" Smart TV, perfect for relaxing and catching up on your favorite shows. For fitness enthusiasts, we've thoughtfully provided a variety of yoga equipment, allowing you to maintain your workout routine even while on vacation.

BEDROOM #2:

Enjoy a peaceful retreat in Bedroom #2, where a cozy Queen bed invites you to rest and recharge. Nice and quiet for a rejuvenating night's sleep, ensuring you wake up feeling refreshed and ready to embrace the adventures of the day.

BUNK BEDROOM #3:

Ideal for families or friends traveling together, Bunk Bedroom #3 offers versatile sleeping arrangements with a Double bed on the bottom and a Single bed on top. Entertainment options abound with the 43" Smart TV, perfect for movie nights or gaming sessions. And for those who love a touch of nostalgia, the Street Fighter 2 Arcade game brings classic fun right to your fingertips. It's a haven for endless enjoyment and cherished moments.

COMING SOON: OUTDOOR BUNKIE BEDROOM #4 (June 2023):

We are excited to announce our upcoming addition, the Outdoor Bunkie Bedroom #4, set to open its doors in June/July 2023. Tis means we will be able to accommodate an additional 2 guests. It will feature a comfortable Queen bed and air conditioning, providing a cozy and refreshing haven amidst the beauty of nature.

OUTDOORS:

Step outside and discover the beauty of our property, nestled on one acre of land. With picturesque views of the Muskoka River, you'll be captivated by the serene surroundings. Take advantage of our small beach area for swimming, and enjoy access to a selection of boats and water toys, ensuring endless fun on the water. After a day of exploration, unwind on our dock, gather around the fire pit adorned with iconic Muskoka chairs and hanging Edison lights, or relax in our 12x12 gazebo. It's the perfect outdoor oasis to create lasting memories with your loved ones.

At The Sherwood House, we believe in providing the ultimate experience for our guests, including the joy of gathering around a crackling fire. We offer complimentary firewood, so you can create lasting memories and enjoy the enchanting ambiance of a cozy fire pit.

To ensure the safety and comfort of all our guests, we kindly ask that you adhere to the fire regulations outlined by Bracebridge bylaws. Please moderate the fire and exercise caution when using the fire pit. Before retiring for the night or checking out, we kindly request that you extinguish the fire completely with water, leaving no smoldering embers behind. It's our shared responsibility to maintain a safe environment and preserve the natural beauty that surrounds us.

We understand that fire bans can occur due to weather conditions, and their status can change frequently during the summer months. To make sure you have the most up-to-date information, please feel free to reach out to us. We're always here to assist you and confirm whether there is a fire ban for the day/night. Your safety and enjoyment are of utmost importance to us.

During the winter months, we ensure your comfort with a plowed driveway and roundabout, as well as a cleared walkway and deck area. The fire pit and BBQ are still available, and we even provide a patio heater on the deck for added warmth. Embrace the peacefulness of the Muskoka River, which never freezes and offers a breathtaking view amidst the winter wonderland. Don't forget to pack your cozy indoor slippers for an extra touch of comfort during the cooler months.

At The Sherwood House, your satisfaction is our top priority. We kindly ask that you respect a few simple requests during your stay, such as taking off your shoes indoors to keep our space clean and using provided trivets/mats to protect our countertops and kitchen table. We also appreciate your cooperation in properly disposing of food items and using the trash can instead of the toilet. At The Sherwood House, we are committed to providing you with an exceptional experience, and we're thrilled to announce some exciting upgrades that will elevate your stay to new heights of luxury and relaxation. Get ready for an even more enchanting getaway as we continue to enhance our beautiful property.

(Phase 2): We're currently in the process of upgrading the MUD room and the main stairs to the house, as well as giving our interiors/exteriors a fresh coat of paint. While we work on these enhancements, we appreciate your patience and kindly ask you to avoid the tarp areas for now. These upgrades will ensure a more seamless and aesthetically pleasing experience for our valued guests.

(Phase 3): In the near future, we have exciting plans to enhance our yard, driveway, and walkways with stunning landscaping. These upgrades will further enhance the tranquility and charm of our property, creating an oasis of serenity for your enjoyment.

But that's not all! We are also thrilled to announce that in the next phase, we'll be introducing some incredible additions to our property. Picture yourself luxuriating in a soothing jacuzzi, rejuvenating under a refreshing outdoor shower, and unwinding in a blissful sauna. These additions will take your relaxation to the next level, providing you with an unforgettable spa-like experience right in the heart of Muskoka.

Guest access
The cottage is accessed by a publicly maintained road all year round. We have private on-site parking with enough space for 6 vehicles or more. Our lane way is long with a gradual slop downwards leading up to the front entrance for easy loading and unloading.

The lane way can be a bit difficult to navigate in reverse, especially at night. Drive slow and with caution as the driveway does curve a bit.

Guests will access the cottage via a smart lock box with keys, as well as a door pad with an identical key code as backup. Please be sure to remove outdoor shoes when entering the cottage.

ACCESS:

Full access to the cottage, back deck, green space around the cottage, fire pit, fire wood shed. Beach area, 100 ft. of water access. 12 x 12 gazebo down by the river. Dock(s). Please Note: the water level has dropped so the DOCK is not fully in the water.

NO ACCESS:

There are two sheds on the front property with no access to guests. We are currently using it as storage but will be aiming to covert it in the near future. There is also a Bunkie down by the river which is also locked for now until we convert it.

There is an section of the property that is out of the way which included materials such as mulch, pebble rock, cinder blocks, wood, etc. Please stay away from this area and especially if you have kids for your safety.

Basement / Crawlspace: This area is locked.
Other things to note
DRIVEWAY:


There is a Conduit (black plastic cable) that is coming from the satellite internet to the house. Be careful as it’s above ground. This can be a tripping hazard. I have placed a orange traffic cone.

GARBAGE:

We have left a larger garbage bin in the MUD room. Please use that to dispose of the kitchen, washroom waste during your stay. Do not leave your garbage outside at night as you will attract animals that will want to get into it.

Please also note you must take your own garbage to the Dump. 2 Large black bags per car can be dumped for free at the local Dump in Bracebridge.

This location is right by the highway and on your way out.

LANDSCAPE:

We are continuing to improve the landscape but this will be done in phases.
Please be cautious when walking around as the ground can be uneven in some areas, or there may be rocks and debris from the work that was done.


CAMERAS:

Our entire property is under surveillance outdoors (no cameras indoors or facing indoors), which can allow for a more safer and secure experience for our guests. The front door has a smart lock allowing for a hassle free entry and exit from the cottage. (We also include physical keys in a lock box just in case).

WiFi:

High speed Satellite Internet is now available! Although slower speeds than common in the city, we nevertheless have the fastest option in cottage country via Xplornet. Please note speeds do fluctuate during drastic weather changes.

AC/ HEAT:

We currently have one dedicated A/C unit in the family room area. The cottage remains fairly cool in the shade of the trees. We also have fans in the bedrooms including the living/dining room We do have newly updated baseboard heaters that keep the cottage cozy year-round including the Napoleon Electric fireplace.

SEPTIC:

We are on a septic system and they can be sensitive. To ensure you do not have any issues, ONLY use toilet paper down the toilet. Absolutely NO paper towel, baby wipes (wet wipes), Q-Tips, makeup wipes, etc. We also ask that you do not wash food down the sink. Dispose of it in the garbage, especially fats, oils, butter, etc. This can damage the SEPTIC system.

DRINKING WATER:

Our water is from the River. We do have a 2 stage filter system with UV so the water is safe for drinking and cooking. If you prefer we have a water cooler with distilled water next to the coffee / tea station. We also leave complementary water bottles in the fridge.

DEHUMIDIFIERS:

Particularly in the summer months, it does become quite humid in the cottage especially after a rain fall. We ask that you please keep the humidifier running if you are outside for the day, or as often as possible. Feel free to shut them off when enjoying the indoor space- we ask you to please turn them back on while sleeping, and prior to your departure.

CLEANING SUPPLIES:

Should you require any tidy-up during your stay, we have many cleaning supplies under the kitchen sink as well as a stick vacuum with hand held attachments. We sincerely thank you for helping us keep our space in a similar condition as when you arrived.

INSECTS:

Welcome to cottage country. Yes there are bugs outside. We do get black flies, mosquitos and horseflies. June sees the most black flies and mosquitoes, while July and August experience more horse flies.

We do spray the property with certified safe companies which greatly reduce all types of bugs. While we rarely see bugs in the cottage, from time to time it happens. Please keep screen doors pulled shut when enjoying patio time to keep this to a minimum.

We supply one complimentary can of bug spray. We also include several THERMACELLS which have been effective for mosquitos. Please dress accordingly while outside in the evening to ensure your own comfort and enjoyment.

WOOD:

Firewood is currently being provided by us. Please be sure to check if there is a fire ban on that day. NO day time burning! (If you are not sure please contact me). We have included smores to enjoy by the fire when seasonally available.

We try to include Kindling so you can get the fire going easier. Please use it only to start the fire and not to have a fire.

FISHING:

There are Bass, Perch, Rocks Bass, Walley, Pike. (Please note by law fishing licenses are required to fish in ONTARIO). Please let me know if you need fishing rods. I could add them to the property soon for guests to enjoy and use.

RIVER CAUTIONS:

If you paddle to the right of river this leads you to the falls (May Chutes). The water levels are lower and the current pulls harder. Be cautious. Going left allows for a long kayak, paddle, etc. several KMs. until Slater Falls. You can still go right. You will notice the river becoming more narrow and the current may get a bit stronger.

PETS:

If you'd like to bring a small - medium size pets (10-40 pounds) please message us before booking and tell us a bit about them. If you do have a larger animal please let us know we will have to approve pets before booking.

Please also note there is an additional one time fee for pets: You must add this under guests.

We just want you to know the space Living/Dining area is about 400-500 square feet so the room area may be too small for them. Although we have about 1 acre of property so this is ample space for them to run around and play. No pets on Furniture or in Bedrooms. Do not bathe your pet in the shower. Please clean up after your pet and be sure they are clean when entering the cottage. There will be an extra charge if we need more time to clean up after your pets. Thank you.


RIVER WATER LEVELS:

Please note that the river water levels may rise or drop. This is managed by the Ministry of Natural Resources. In some cases they dock at the water may be beached as a result.

WINTER MONTHS:

Please be advised that during winter months driveway and round about will be plowed. Walk way and deck area will be shovelled prior to check in. We will have shovels and salt on the property as we will not be up there regularly in between snow falls during your stay to shovel. The fire pit and bbq are available for use as well as a patio heater on deck if needed. The river never freezes and the view is beautiful and peaceful.

SMOKING POLICY:

Absolutely NO SMOKING in the cottage.
If you do smoke outside, please dispose of all cigarette butts and do not throw them on the ground or in the fire pit. Please leave no trace and respect the space so future guests may enjoy it.

TOWN OF BRACEBRIDGE:

Stroll through historic Downtown Bracebridge only a short 18 minute car ride away, or take a dip in Lake Muskoka at Kirby's beach 28 minutes away. (You can always swim down by the river on our private property) Plenty of hiking, biking and ATV trails are also nearby. We'll have additional information in our guest book on things to do.
