Upstairs, a retreat living area, in-built study nook and four bedrooms, the master includes a custom fit out walk in robe, private balcony and ensuite.

Outdoors is mature trees and a beautiful decking area which is great for all year round entertaining for outdoor dining/ BBQ.

Please supply your own linen and towels ( Sheets, Pillow cases and towels). Doonas and pillows are supplied on all beds.

This home is in a residential quiet neighbourhood, we really respect our neighbours peacefulness and will only accept bookings from groups willing to respect their quiet enjoyment.
There should be no noise at anytime during your stay which creates disturbance to surrounding properties, with quiet hours from 10pm-7am

There is a fire extinguisher and first aid kit in the garage.

To change the heating/cooling - Please the 'M' button on the controller .

Remotes - Remotes of 2 Tv, Projector, Sound system and DVD player are labeled. Please don't move the remotes around. Unfortunately these remotes can't be replaced. If you feel you have to hide them from little hands, Please return them before you leave.

Strictly NO parties, Hens, Bucks or Schoolies.

GENERAL: All bookings are accepted on the basis that you have read, understood, and agree to abide, and be bound, by the Terms and Conditions and House Rules. Please treat our home as if it were your own. Please be respectful to our lovely neighbours. Strictly NO smoking/vaping inside the house. If you need to smoke or vape you may do it in the back yard outdoor entertainment area. Our home is NOT suitable for Schoolies, hens or bucks parties. You must be over the age to 25 to make reservation at our property.

BOOKING : The rooms and bedding will be only available for the no of guests in the booking request. Guest will not have access to all the rooms if the booking is not for Max capacity of the house.

CHECK IN/ OUT: Check-in time is not before 3pm on the arrival date and check out time is not later than 11am on departure date. Late departure is subject to prior arrangement/availability and extra charges will apply. Failure to check out at the agreed time will incur a fee of $110 per hour.
Check in and check out, contactless check in will be provided with key safe codes. Keys must be returned to the key safe upon checking out. If the keys are not placed back in the lock box a management fee will apply for us to allow housekeeping staff access to the property and if required replacement of keys.


UNAVAILABLITY: If the property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then we will inform you immediately and endeavour to obtain suitable alternative accommodation for your stay, if we are unable to do so, all money paid will be refunded in full. Host will not be liable for additional accommodation costs in the event of these unforeseen/ unavoidable circumstances.

PARTIES & FUNCTIONS: Parties are strictly prohibited. Breach of this will result in immediate eviction without refund and extra charges will apply for any additional, cleaning, garbage removal, repairs which may occur. We have the right to evict any guest during their stay if WE deem them to be in breach of the house rules. THIS PROPERTY IS STRICTLY NO SCHOOLIES.
There should be no disturbance to neighbours at anytime during your stay.

LINEN AND TOWELS: Please supply your own and towels and hand towels. Bed sheets, pillows, pillow cases, doonas are supplied on all beds. Stays longer than 1 week may request a housekeeping service for cleaning charged at a fee. Stays longer than 2 weeks will incur a mandatory housekeeping service for an additional fee-please check what this is before booking. Failure to accept this after check in will be seen as a breach of the house rules and may result in termination of your booking without refund.

REMOTES : If remotes lost or broken, $200 will be charged you to replace it.

WASHER / DRYER : These are self explanatory. Dryer filter must be cleaned after every use. Please don't overload either Washer/ Dryer.

YOUR OTHER RESPONSIBILITIES: You are responsible for damage, breakages, theft and loss of the property and any part of it during your stay. You must notify us of this immediately if damages occur. We may recover from you repair or replacement costs. Occupancy must not exceed the agreed number booked for or the maximum listed as occupancy in the house description. Disturbance to our neighbours, including excessive noise at anytime (day or night), is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses. Noise should not be heard from outside the property after 10pm.
Call outs: Lost keys/lock outs will incur a $100 call out fee for management to provide access plus the cost of replacement keys if required.

Upon departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, crockery and cutlery washed and keep in the position they were in when you arrived. Make sure the Heating/ Cooling and Oven/cooktop turned off. You are responsible for removing any excess rubbish that does not fit in the outside bins. Excess rubbish charges will apply for any rubbish that is left behind (exceeds rubbish bin capacity). The Property must be left in a clean and tidy condition. Extra cleaning charges will be incurred for the cleaning (but not limited to) of dirty dishes, emptying the fridge, removal of excessive rubbish and so forth. All furniture and furnishings must be left in the position they were in when you arrived. Smoking is not permitted in the Property. A $400 fee will be applied to any property found to have been smoked in. No illicit drugs to be brought onto the property or persons under the influence to be allowed onto the property. You must allow repair/service access to the property during reasonable hours. Host is not liable for any damage or loss of property during your stay.

Make sure the all external doors ( garage door, back door, folding doors and front door ) are locked when you leave the house.
