The space
You'll have the entire 126 acre property to yourselves. The driveway is 2WD friendly and there are two undercover carport spaces.
The house is off-grid, running on solar and batteries, with gas for cooking and hot water. The systems are all new so you probably won't even notice the difference from a normal house except for a couple of extra dos and don'ts
The house itself is a three bedroom converted farm shed. All beds are queen-size, the master having it's own en-suite with shower and toilet and a walk in robe. The other two bedrooms share a main bathroom and have minimal storage space. All bedrooms have direct outdoor access with fly-screens so you can wake up to the sounds of nature.
The lounge is small and cosy with a smart TV and wood-burning fire for winter. The kitchen is equipped with an oven, toaster, fridge-freezer, microwave and dishwasher and fully stocked with all the basic utensils and condiments. There is a separate laundry room with a washing machine. We have high speed internet and some Telstra phone reception.
Cereals, tea and coffee are complimentary. We have a small selection of wine, beer, spirits and snacks for purchase as well.
Outside, there's plenty of undercover seating including a 4-seater breakfast bar that looks out onto the mighty Clarence River and a 6-seater dining table. The Weber BBQ is also under cover.
A little beyond this, there's fire pit area a and beautiful outdoor bath and shower, both with hot and cold running water, all of which have epic views of the distant Gibraltar Ranges.
Attached to the house there's an undercover games room with foosball, mini air-hockey and dart board plus some outdoor games including croquet
Throughout the property, there are approximately 4km of mown walking tracks to explore and 1km of river frontage with an access-point where you can fish or just watch the water flow by.
Guest access
You will have the run of the whole property - there are no campers and no other cabins on the property. The only out of bounds area is the pergola with farm equipment
Other things to note
It's a rural property and not really suitable for young children. We are pet- friendly, but the fencing is not dog proof, so dogs need to be kept under control at all times.
There may be snakes on the property, which is beyond our control. Although the place is thoroughly cleaned before and after each guest, the rural setting means dust, dirt and insects blow in again quickly, so it is not realistic to expect the house to be as pristine as in the city.
