Sleeps 14, 6 beds 3 baths 2 full kitchens. 2 majestic homes right alongside the hiking trail to Wentworth Falls and Empress Falls, Feel like you are in the county, but only minutes to Leura Mall Situated on a stunning 2 acres next to the Blue Mounatins National Park with breathtaking valley, mountain and escarpment views. Right on your doorstep are some of the best walking trails in the Blue Mountains-Wentworth Falls, Valley of the Waters, Empress Falls.
The Main House is a grand and chic Great Gatsby-style home with stunning mountain views, marble fireplaces, 4 beds, 2 baths and 2 elegant living areas. It has 12 foot high ceilings, crystal chandeliers and many beautiful Heritage-listed features. It has been beautifully appointed with new furnishings, original Australian artworks and luxe details for your stay.
The Coach house is a separate building, recently and gorgeously re-furnished with 2 queen-sized loft/upstairs bedrooms a large and luxe living area with a wood fireplace, large kitchen, elegant dining, and spacious bathroom.
There is a huge 2 acre garden all around the estate, making it utterly private, with your own fields and forest to picnic in and lawns large enough for croquet or cricket.
The only sounds you will hear in this private sanctuary on the edge of the Blue Mountains National Park/Jamison valley are the birdsongs and the wind through the 100 year old trees.
There are 6 bedrooms sleeping 12 comfortably between the two houses. (6-8 sleeping in the Main House and 2-4 in the Coach House).
Carramar Main House has 4 bedrooms, 2 bathrooms, 2 living rooms, full top-notch chef’s kitchen, dining room, outdoor dining areas (2), laundry, 2 decks, verandahs and a large patio. Carramar coach house has 2 Queen beds, full kitchen, spacious bathroom, dining room, deck, and a large, luxe living room.
It is best suited for a wonderful family/friends get-together, a lovely luxe girls weekend away or unique corporate retreat.

Each home has a separate driveway entrance and private private parking right next to it. You can stroll to the Conservation Hut and step right onto world famous hiking trails, which take you straight to stunning waterfalls like Wentworth Falls, Empress Falls and Canyon, Queen Victoria lookout, Lyrebird lookout and others. These are just a short hike from Carramar with no need to drive to start the walk. Leura Mall is a 5 minute drive away and Wentworth Falls Village is a 2 minute drive away.
You will be able to let yourself in and out without contact. You will have the place to yourself and we won't be onsite. However we have a local assistant and handyman nearby for anything you may need :-)
The home is a few doors away from the conservation hut. This means you have direct access with no driving needed so some of the best hiking trails in the Blue Mountains. Empress Falls and Canyon are on your doorstep, along with famous lookout like Queen Victoria and others A hiking trail down to Wentworth falls also starts one doorstep away
You have your own dedicated undercover parking and private entrance Leura Mall and Woolworths grocery store is a 5 minute drive
Please note: We have three separate listings. This listing is for the whole estate and sleeps 14. There is also a listing for the Main House Only (Carramar House) and Cottage or Coach House only (Carramar Cottage) We have had guests book the main house for 8, and accidentally assume they had booked the whole estate.
We have enhanced Covid safety in place, including - cleaners sanitise spray all surfaces after cleaning and close the room - space between guests - professional laundry service at high temperatures
The Coach house is nestled in the corner of the 2 acre Carramar estate. While both houses are on the same large estate, each home has its own private access, carparking, own gardens, decks and verandahs.
We welcome pets but have some rules, and will need to ask about your pets and if they are trained before we approve a pet stay Because we are right next to the Blue Mountains National Park we have a lot of wildlife, including wild ducklings, rosellas, possums and King parrots. This means no cats. We also have no fence between the main House and the cottage next door, so dogs to be under supervision when outdoors. There is a fully enclosed outdoor deck for when you go out. No dogs on furniture (white couches and carpets), and we ask that they are kept to the front and one side of the house. It is 2 acres so should be manageable if dogs are trained GENERAL: General house information and rules found in the house must be followed. It is the Primary Guest’s (the person making the booking) to ensure that these rules are followed by all guests.
EVENTS we love special celebrations at Carramar. After one or two experiences, events are now strictly by approval only and cannot be instant booked. An event is any gathering - elopement, microwedding, significant birthday, media shoot etc. For gatherings, guest numbers are limited to 14 overnight and 18 for a sit-down meal at defined times, additional fess apply for elopements and micro weddings, please contact us for details. If you have a gathering and do not let us know, we can cancel your reservation without refund
NUMBER OF GUESTS: The number of overnight guests must not exceed the number listed on your booking and confirmation message. Day guests and visitors an additional person additional fee. The number of guests at the property must not exceed 16 at any time. The number of guests may be exceeded only by the sole discretion and express consent of the Host.
NOISE: The use of PA or speaker systems is prohibited and music is not to be played outdoors after 8pm. Loud music (that can be heard outside the house) may not be played indoors after 10pm. Complaints from neighbours may result in eviction and/or forfeiture of your security deposit,.
FIREPLACES: Fires may only be lit in the library or the lounge/kitchen fireplaces. The bedroom fireplaces are not to be used, please use the central heating to warm these rooms.
FIREPIT: Outdoor fires may only be lit in the designated fire pit and only when fires are permitted by local authorities. Fires must not be left unattended under any circumstance.
MARBLE: We love our marble surfaces but they do require just a little more care. As they are porous please take care to wipe up spills. Please use serving boards, coasters and placemats provided.
FURNITURE: Please do not move furniture – damage to floors and furniture may result in a deduction from the security deposit. Guests must not move any indoor furniture outside.
RUBBISH: Please use the rubbish bins provided at the property (yellow bin for recycling, red bin for normal garbage). Excess rubbish must be removed from the property, or a removal cost will be deducted from the security deposit.
NEIGHBOURS: The peace and privacy of our neighbours is very important to us. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund.
PETS: Pets are not allowed at the property unless prior approval has been given. Carramar Estate is home to a range of native wildlife including birds, snakes and possums, please keep your pet (and our feathered, furred and scaled friends) safe by keeping your pet on a leash in the grounds. Please do not allow pets on the furniture. Please clean up after your pet.
SMOKING: Carramar Estate is a strictly non-smoking location.
CHECK-IN AND CHECK-OUT: Check-in time is not before 3pm on the arrival date. Check-out time is no later than 10am on your departure date unless prior arrangements have been made.
KEYS: You are responsible for the safekeeping and replacement of house keys. Please leave the key in the lockbox when you depart. Failure to return keys will incur a fee of not less than $300.
DAMAGE & THEFT: You are responsible for damage, breakages, theft and loss at the property. You must notify us of this immediately. The Host may recover repair or replacement costs.
BBQ: Please ensure the gas bottle is turned off after every use. Please wipe down the BBQ plate prior to your departure.
CLEANING: Before departure, please run the dishwasher with any last minute cups/plates etc. Extra cleaning charges and rubbish disposal fees may be incurred in the case of abnormal cleaning requirements. This will be deducted from the security bond.
PROBLEMS OR COMPLAINTS: In the event of any problem or complaint, please inform us at the earliest opportunity so we can rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours. SURVEILLANCE CAMERA: A CCTV Camera is located at the front door and footage may be reviewed and charges applied for additional guests. Turning off, covering or tampering with the cameras in any way will result in eviction from the property and forfeiture of your security deposit.

peace and quiet in a historic home
The coach house is a very well kept and appointed home, on the grounds of a larger estate but very private. Its peaceful, quiet and surrounded by lovely gardens. Access to the Wentworth Falls walking tracks are only circa 200m away. Recommended for couples or two single travellers. Property manager communications and local recommendations where excellent.

A special Place
Very lovely place for a family reunion. Catered to all ages. Grandparents could retreat to the coach house and plenty of space in the main house and the garden. Very private, great location for walking. Would suit groups of friends. Just a lovely place to relax.

Beautiful cozy coach near walking tracks
Everything is lovely and nothing was over looked by the host. Generous food hamper on arrival. The native floral arrangement was gorgeous. We made good use of everything over our 3 night stay, and thoroughly enjoyed it. Highly recommend it and definitely be back soon!
