The Space:

Upon entering through the front door, you'll arrive in the open-concept living area, which includes a comfortable sitting space, dining area and spacious kitchen - perfect for spending time with your whole group, whatever the activity. The seating area circles around a beautiful built-in fireplace with a mounted TV above. The dining space has a table for 6 under a gorgeous chandelier, and the bright and airy kitchen is fully equipped with everything you need and designed with upscale finishes.

Just off the living area is a laundry room with a full-sized washer and dryer for your convenience, as well as a mud room area with space for shoes and coats off the garage entrance.

Bedroom 1 boasts a vaulted ceiling and queen bed with a mounted TV, creating a cozy place to rest.

Bedroom 2 is equpped with a full-sized bed and TV. These two bedrooms share a beautifully decorated hall bathroom with a tub/shower combo.

Bedroom 3 is the primary bedroom with a king bed, mounted TV, and large walk-in closet. This elegant room has lots of natural light and a marble tiled ensuite bathroom with dual vanity, tub and a stand-alone shower.

About a decade ago, the Big Four Bridge was opened that directly connects charming downtown Jeffersonville with the amazing Waterfront Park in Louisville (10 min drive). This allows for a scenic stroll across the beautiful Ohio River anytime and gives you easy access to all of the surrounding activities, including huge events like the world-famous Kentucky Derby, held in the Churchill Downs racecourse in Louisville (15 min drive), every spring.

Jeffersonville is also home to diverse and diverting local spots like the NoCo Arts and Cultural District (5 min drive) and the entertaining Jeffersonville Riverstage (5 min drive), an outdoor arena that hosts local concerts and events.

All guests must sign our rental agreement as mandated by Indiana Law.

🔹 The minimum rental age is 21. A picture ID must be provided to Newman Hospitality no less than 72 hours before arrival.
🔹 An accurate guest count must be provided
🔹Please note that our vendors, landscaper and pool cleaner (If applicable), visit our homes at least twice a week for service. Our vendors will never enter the home and have permission to work outside.
🔹 No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction
🔹 Quiet time is from 10pm - 8am
🔹 No smoking or vaping. If evidence is discovered of either smoking or vaping, the guest will be subject to a fine of up to $1,000
🔹This property is dog-friendly with an additional $150 fee per pet for stays of less than 30 days. Please let us know if you will be bringing your dog. (only dogs are permitted, sorry)
🔹 Commercial vehicles may be approved by management. Please inquire if you would like to bring your commercial vehicle.
🔹 The property must be locked and secured when guests are not in it.
🔹If you have little ones we offer a Baby bundle: Pack-n-play with a thicker mattress & a high chair for $65 per stay. Baby bundles must be requested and paid 48 hours prior to your reservation start date.

Mail:

Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.

Cleanliness:

This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it.

We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine.

If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500.

Late Checkout:

Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we'll try to accommodate you, though this cannot be guaranteed.

If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing.

Same-Day Bookings:

Same-day bookings with no past Airbnb reviews are subject to additional scrutiny and require approval from Newman Hospitality. We will ask you to provide information on your group and the purpose of your stay.

If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your Airbnb account or we will not be able to honor your reservation.

Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.

Internet/Cable:

Newman Hospitality is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues.

The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests.

Copyright Infringement:

Absolutely no illegal downloads. We will charge $50 if discovered.

Privacy:

This property is equipped with security cameras on the outside of the property. These cameras are using during the check-in process to verify identity and guest count. If there is an incident, we will review the footage. There are no cameras inside any property.

Pest Control:

Please note we have rigorous pest control on all of our properties. Due to the beautiful tropical climate Florida has, it sometimes brings bugs. To find some is not uncommon and is something every south Florida home deals with. If you see a large amount any of our native “friends”, please take a picture or give us a call

Starter Supplies

We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use. Beyond that, it is the responsibility of the guest to replenish these items.

Too many hoops to book.

Positive-House was clean. Negatives- Too many hoops to jump through just to book this house. You should be able to book without a hassle of going to another site to verify who you are. I understand that there are people that will scam you, but their booking process was ridiculous. Once we reserved and put our credit card, we received an alert from our CC company, which we approved. The management company said our card was denied, but they charged our credit 160. We had to go to another website to prove who we were. We received a message from MC that they needed a picture of us holding the credit card, sending our driver’s license, etc. Too much hassle. Once we got to the house, no paper towels, one roll of Toilet paper in each bathroom and the yard needs a lot of TLC- poison oak in the front yard and back.

Great spot for a quick golf trip in Louisville

We really enjoyed our stay at this home. It was very clean, exactly as described and a perfect home base for a quick golf trip to Louisville. The registration/verification process was a little bit cumbersome, but I understand the interest in making sure that renters are who they say they are. The home is in a great location, just about a mile from downtown Jeffersonville and the bridge to Louisville. The neighborhood itself was a bit sketchy, but we did not have any problems other than a handful of police cars chasing someone through the neighborhood late on a Friday night. We all agreed that we would stay again due to the cleanliness of the home and convenient location.

Bourbon Trail Vacation

We came to tour the Bourbon trail along with the sites and tastes of Louisville. This was a great location and home base for our trip. There were many restaurants close on the waterfront on the Indiana side as well. The house was clean and in a quiet neighborhood. Everything worked as it should. A very pleasant experience.

Peaceful and Inviting Neighborhood

We were very pleased with the convenience of the property in reference to downtown Louisville. Still close enough to get into the city but far enough away to enjoy a peaceful evening.Accommodations were wonderful….comfortable beds and plenty of towels for the three of us. Good experience; however check in experience was overkill and stressful. Loved TV’s in every room, loved fenced in property. Awesome 3 bedrooms Recommendations: more towels and washcloths, full length mirror, more blankets/ throws. Consider 1 queen bed in bedroom, add kitchen/ dish towels. The backyard should have been raked and cleaned up a little bit, bushes trimmed back.

Super cute and close to everything

The property appears to be newly renovated. It was tastefully decorated, it’s in a quiet neighborhood and it had everything we needed. The kitchen was much better stocked than many VRBOs we have stayed in recently. Jeffersonville has a cute downtown area with restaurants and the waterfront and it is a quick trip over the bridge to Louisville. I can’t say enough how much we enjoyed this house!

Clean and Modern

We were there for a volleyball tournament and the house was very convenient to downtown/Kentucky Convention Center. The house was updated recently and it did not disappoint. It was beautiful and the decor was nice too. The beds were all comfortable and the home was equipped with all the necessary things to make it feel like your own.

Felt Just Like Home!

From the moment we arrived at this beautiful property we felt like we were at a home away home! The house is spacious, clean and cozy and located in a great neighbourhood close to shopping and restaurants. The property manager was excellent to deal with and went over and above to ensure we had a great stay. We literally had zero complaints and wouldn’t hesitate to recommend this property to anyone!

Perfect stay if you are going to Louisville

Our stay was incredible. The house was lovely. Beautiful with alil new updates, clean and all the comforts you could ask for. The neighborhood was so nice and quiet. Nice fenced backyard for the dog. Just across the bridge to Louisville but only a few blocks to downtown Jeffersonville with great restaurants.
