The comfy lounge with wood burning fireplace and games room with billiards table, is only upstaged by the stunning in-ground heated swimming pool surrounded by stone pavers, sun lounges and umbrellas. The spacious open plan design of the main living areas ensure quality family time can be enjoyed in comfort. However, the property is large enough that a little slice of quiet time can be enjoyed in any of the many comfy spots bathed in sunlight at different times of day. It's easy to relax with a good book and a cuppa, all the while keeping an eye on the kids having a blast in the playground at the bottom of the garden. The in-ground trampoline, play-set and cubby-house will tucker-out even the most rambunctious little ones!

Plenty of counter space, including a large kitchen island with stools, invites chatty–and peckish–holidayers to gather round while meals are being prepared. In holiday houses, kitchens tend to be the unsung heroes: a place of congregation and anticipation. This particular kitchen is conducive for just that, as well as offering all the modern appliances you could poke a fork at: gas cooktop and oven, dishwasher, much-beloved coffee machine, microwave, toaster, kettle, cookware, utensils, cutlery, and wine glasses. Enjoy your gastronomic creations on a beautiful timber 10 seat dining table right next to the kitchen.

Lounge Areas

You've got no shortage of options for lounging in Nyland Beach House. The Main Lounge, next to the dining area, has a great big corner lounge beneath floor-to-ceiling glazing, two arm chairs beside the fireplace stocked with wood, and a wall mounted TV. Nearby games room with a billiards table also has a generously comfortable couch.

Outside lounging options include: fully sheltered deck with wicker armchairs overlooking the expansive lawn with sun lounges; fully sheltered balcony with high-ball stools lined up against the length of the counter-top railing, as well as a couch & coffee table; Alfresco area with dining table and BBQ; and the poolside with 6 sun lounges with umbrellas.

The Pool is Solar Heated and although this is effective in the warmer months of November to March there is no real heating effect from approximately April to October as it relies upon the longer and warmer days for the solar system to effectively heat.

No Schoolies or Party style bookings. Please be aware that the Mornington shire has strict guidelines that effect holiday rentals. These include restricting who can stay and the behaviour and activities of guests while occupying holiday rentals.
