You'll have access to the private backyard, putting green, and BBQ during your stay. After enjoying world-class golf and hiking, look forward to playing cornhole in the backyard or lounging on the patio while watching the sunset.

The Space:
Welcome to our property!
Please read our policies before booking. They answer most of the questions our guests have and provide important information regarding our properties. Please note that this homes furnishing may be slightly different than pictured, as furnishings are updated at the property.

This is a superbly decorated 3 BR, 2 Bath, home that is walking distance to Fountain Hills Park and Towne Center. The location is awesome and the home is even more so. The home is 1723 square feet and has been recently remolded, updated, newly furnished with all new plush furniture, and otherwise just a beautiful space.

SLEEPING AREAS:
Master suite with king-size bed and attached full bathroom
Private bedroom with queen-size bed Guest bathroom in hallway
Private bedroom with two twin-size XL beds
Living room with air mattress *stored in laundry room

COMMON AREAS:
Kitchen, dining room and living room. A fully stocked laundry room, hair dryer, iron & ironing board, and vacuum cleaner are also available. Dedicated workspace available in the master bedroom with dedicated desk space.

(Children supplies such as highchair and pack n play are available for rent, please ask if needed. $5 per day per item, plus a $35 delivery charge. All fees subject to Arizona sales tax.)

PARKING:
There is off-street parking available for up to 4 cars, 2 garaged and 2 in driveway. (Driveway is a steep incline)
**No Trailer or RV Parking Accommodations**

ENTERTAINMENT:
75” HDTV in living room
32” HDTV in Guest Bedroom
Streaming apps available. Guests must bring their own login and passwords.

*We do our best to ensure guests have a 5-star experience. Guests will be provided with a startup supply of household items such as laundry soap, dish soap, paper towels, toilet paper etc. so that upon check in you do not need to run to the store. If you have a longer stay planned, you may need to purchase some of these items.

When booking, please let us know how many guests will be in your group as well as how many vehicles you will have on-site, as well as the nature of your visit. With that info we can make sure the home is ready for your group and that you have all the necessary supplies, linens, etc. WE are happy to answer any questions you may have.

LOUD PARTIES AND LARGE GATHERINGS ARE NOT PERMITTED.

Please only book this home if you will respect the neighborhood and its residents. Please limit noise when you are outside and observe quiet hours from 10PM to 8AM.

If your trip is more adventure focused, the home is located near the McDowell Mountain. Saguaro Lake, Roosevelt Lake and Canyon Lake are not far away as well. This home is also located an easy drive to Major League Baseball spring training stadiums, the Barrett Jackson auto show, the Arabian Horse Show, the Fiesta Bowl and all the other great area events.

If you are going to be travelling around the Southwest after your time in Phoenix, you can feel free to leave bigger bags here and use this as your base. San Diego, LA, Las Vegas, and the beaches of Mexico are all about 5 hours away. The Grand Canyon, Sedona, White Mountains, and AZ`s wine country are 2-4 hours. Take your carry-on and leave the big stuff while you explore. We have been to almost every corner of the state, so if you want to know the hidden treasures, we would be happy to tell you our favorite places to visit.

Please note, because Phoenix is so spread out, we advise having a vehicle if you stay with us. Public transportation is not far away from our home, but it takes a while to get to most parts of the city from our home. With a car, we are convenient to most parts of the Valley, including downtown Phoenix (sports, restaurants, and arts), Tempe (shopping, restaurants, nightlife), Glendale (sports and shopping) and Scottsdale (shopping, arts, sports, nightlife).

OTHER THINGS TO NOTE:
*NO Pets. Evidence of a pet will result in a $250 fee.
*Noise ordinance set in place 10pm-8am. Subject to additional fees if not followed*
*Thermostats may have temperature limit locks (i.e. 72 deg.) to prevent being set at temperatures that may cause catastrophic damage in high heats or to help control out of the ordinary utility costs throughout the year.
*Vendors such as landscaping, pest control and trash will have access to the exterior of the home to preform designated services.

Disclaimers
As part of the check-in process, you are required to complete a guest registration form. This form will ask for personal details such as your name, contact information, and any special requests. The form must be submitted prior to receiving check-in instructions. By submitting the form, you acknowledge and consent to the collection and use of your information in accordance with our rental policies and applicable laws.

This property may require an Arizona lease to be signed for any stays of 30 days or more. Typically, the terms are no different from what you agree to on this site and this is more a requirement by the state of Arizona and/or this community. This home also has a utility cap that applies for stays of 30 days or more. The homeowner pays all home utilities up to a utility cap of $300, the tenant pays any utilities over cap. This cap typically only applies in the summer months depending on tenant utility usage.

The Owner of this property will provide you with pertinent safety information, explain your responsibilities under the Fountain Hills Town Code, and expect you to certify your compliance therewith.

You must not use this property for any nonresidential or other prohibited activity or use, as defined in Fountain Hills Town Code Section 8-6-5. Any renter who causes, permits, facilitates, aides, or abets such prohibited use of this property shall be subject to a civil infraction carrying a mandatory penalty of a minimum of $500.00, in addition to any other penalties which the Town may impose.

The use of this Short-Term Rental to house sex offenders is prohibited by State Law and by the Fountain Town Code. The Owner of this Short-Term Rental is required to perform a background check on you and your guests prior to your stay.

- Selling liquor, illegal drugs or pornography;
- Operating a nude or topless dancing;
- Obscenity;
- Adult-oriented business; or

We HIGHLY advise having a car if you stay with us, and we have off-street parking available for you. Phoenix is a SUPER spread out city (50+ miles in all directions), so while we do have public transportation near us, it can take a while to get to your destination by bus.
Feel free to ask about distances, and we will let you know average drive times.
