Property Layout:
Cougar Cabin is a three-level home. The main entrance is on the ground floor. The main living area is on the second floor, with the Elk Master Suite and Mama Bear Room located on the third floor.

Seasonal Considerations:
• We use well water, and you may occasionally hear the air release from the pump near the laundry room.
• In winter, snowplows may begin early and cause some street noise.
• The deck and front areas are not shoveled, only the main entrance is maintained.
• Outdoor furniture is stored away during winter months.
• The driveway is regularly plowed when it snows.

Environment & Wildlife
• This is a high-altitude mountain home surrounded by forests. Wildlife is part of the experience.
o You may see elk, foxes, bears, or other local animals.
o Do not leave food, trash, or pet food outside.
o Stay hydrated — the altitude may affect sensitive individuals.

Amenity Use
• Guests may use the Swedish barrel sauna, fireplaces, and grill at their own risk.
• Never leave heat sources or fires unattended.
• Children must be supervised at all times when these amenities are in use.

This property has cameras outside facing all the entrances, driveway and backyard. There are no cameras or surveillance devices inside the property.

Damage & Security Deposit Policy
• Guests are responsible for any damages or missing items caused by themselves or their guests.
• All damages must be reported prior to check-out.
• Hosts reserve the right to withhold part or all of the security deposit to cover:
o Repair or replacement costs for damaged property.
o Missed revenue if the home must be removed from the booking calendar within 14 days of upcoming reservations.
• Any disputes will be handled rationally and professionally between both parties.

Booking & Guest Requirements
• Guests must be 25+ years old to book.
• Maximum 8 guests allowed (including children and infants).
• Number of guests on reservation must match actual guest count.
• No unregistered guests or visitors without prior approval.

Quiet Hours & Neighborhood Rules
• Quiet hours: 9:00 PM to 8:00 AM per Summit County ordinance.
• No parties or events of any kind.
• No street parking or blocking neighbor driveways.
• Respect our neighbors and keep noise to a minimum at all times.

Cleanliness & Carpet Care
• Please remove shoes in the bedrooms. Boot trays are provided in entryways.
• Carpets are white and recently steam-cleaned. Stains may result in cleaning fees.
• If spills occur, use the carpet cleaner spray in the main floor utility closet.
• Do not use white towels for makeup removal or cleaning — use provided dark grey towels or cleaning rags in the laundry room.

Ski & Gear Policy
• Please store skis/snowboards in the rear entry ski valet area (below the deck).
• Do not bring winter sports gear inside the home.

Smoking & Fire Safety
• No smoking of any kind, including marijuana.
• Outdoor smoking is discouraged due to fire risk.
• Do not discard cigarette butts in the yard — additional cleaning fees will apply.
• Do not use the fire pit on the deck. Summit County is under Stage 1 Fire Restrictions.

Pet Policy
• No pets on furniture or beds.
• Dogs may not be left unattended unless crated.
• Pick up after your dog in the yard.
• Pet damage or excessive mess may result in forfeited deposit or extra cleaning charges.

Sauna Use
• Sauna towels, bucket, and ladle are in the downstairs bathroom.
• Do not use white bath towels in the sauna.
• Never leave children unattended in the sauna — it heats quickly and can be dangerous.
• Use sauna at your own risk.

Family & Child Safety
• Loft area is not recommended for children under 12.
• Use caution on stairs — hold railings and supervise young children.
• Do not leave windows without screens open — bats are active in the area.
• Be mindful of wildlife: bears and moose frequent the yard.
• Always lock all doors when leaving the cabin.

Trash & Wildlife Safety
• Do not leave food or garbage outside — it will attract bears.
• Use the bear-proof trash bin next to the shed and secure the lid tightly.

Furniture & Interior Care
• Do not move furniture — it may scratch floors and incur extra cleaning fees.
• Please return all patio furniture, cushions, and pillows to their original place before checkout.
• Cover the patio dining set before you leave.

Plumbing & Septic Etiquette
• Do not flush sanitary products, paper towels, or excessive toilet paper.
• Plumbing issues resulting from misuse will be charged to the guest.

We had a long work-ation stay and enjoyed the expansive deck and exploring the area with our pup and friends. The location is a convenient ten minute walk downhill to town, but walking back up takes some effort because of the 200 foot elevation change. The house was stocked with plenty of supplies from the kitchen to the bathrooms to the laundry room.The top floor (bonus office) with the beautiful window view is acessed via very precarious freestanding stairs that require extreme care navigating, and because of that, we tried to voided that part of the cabin.The property is located on a very busy hill, with noisy traffic starting from 6:30am onward. After our stay, we noticed that a previous guest mentioned earplugs for sleeping - we would also recommend that. It was very easy communicating with the owner, and she was very responsive.

Cougar Cabin

My husband and I stayed at the Cougar Cabin along with our two Mini Aussies.It was very dog friendly. The cabin was one of the older places we have stayed in while visiting Breckenridge. It could definitely use some updating but overall was comfortable for our needs. The street it is located on is very busy. I would recommend ear plugs to use while sleeping. The plow trucks woke us up every morning. Communication with the owner was amazing. I left some facial products in the bathroom and they were kind enough to ship them to me.

Wonderful Stay with our Pups

My daughter and I along with our Golden Retrievers had a wonderful stay. The property is in a beautiful setting with a large deck that has lots of privacy. Our pups enjoyed the back yard and hiking trail into town. Kitchen has everything you’ll need. We just had a lovely stay.

Great stay, beautiful area.

Was in town for a conference. Home and property were very nice and well apportioned. The location is off the beaten path with direct access to very nice walking/biking trails. We were there in September and it was absolutely beautiful. Also got their first snow of the season. While you are there, Breckenridge Distillery is a must visit - best steak I have had in a long time. Whiskies weren't bad either.

We very much enjoyed our stay. The house was the most well stocked house we have ever stayed and had lots of space for the extended family. Loved our stay with our adult daughter and both of our poodles! Lovely location, quiet neighborhood and cozy home with great views off the back deck. Perfect Spot in Breck

My husband and I were thrilled to find Vanessa's cabin available on short notice for a spontaneous getaway. It absolutely lived up to our expectations. The cabin is spacious, cutely decorated, and well-stacked. And, as a bonus, pet-friendly! Our pup enjoyed exploring the deck, yard, and nearby trails. The cabin is located in a quiet and secluded neighborhood, but it's only a couple minutes drive to downtown Breck. You can also take the trails and walk into town (it took me ~15 minutes). The internet was fast and reliable. Vanessa was friendly and easy to communicate with. Just an A+ stay all around! We can't wait to come back.

Family get-together

We loved this house. We were close to town for shopping and meals. We rented e-bikes to ride to Frisco. Nice ride on smooth trail. The house pictures were very accurate. The view of the mountains was breathtaking. The host was very responsive.

Beautiful cabin in a great location

We give this cabin 10 out 10 stars!!! Very clean cabin, well equipped kitchen, the most beautiful views, wonderful patio, great floor plan for the entire family. The host is so nice & very accommodating. We plan to come back for another stay in the summer.

Wonderful home!

We were lucky enough to stay here for a month this fall. The house is great. We loved the location, the views, and the comfortable furniture. The house was so well stocked with everything you need. Vanessa was incredible easy to work with — she responded to questions right away and was so flexible with us. I would be thrilled to rent this house again to enjoy the gorgeous fall in Breckenridge!

Breckinridge vacation

The property was exactly as depicted in the listing. Beautiful house in a lovely wooded neighborhood within walking distance to town. The view from the deck was gorgeous. Kitchen had everything you need. Nice backyard for our dogs. Property owner was very responsive. Highly recommend.

We bought our Breckenridge cabin in 2018 and . We have been enjoying many family trips and getting the cabins cozy and inviting for our guests. We live in Denver and this is more of a home than a rental so we provide all the cozy comforts of home with nice furnishings and bedding. We enjoy mountain biking, skiing/snowboarding, hiking and so we love the fact that you can embark on wonderful journeys right from our backyards! We love to host and know that it is the little things that matter. Many of our guests have become friends over the years! We do ask guests to treat our home with love and respect so that we continue to provide amazing experiences for others.

This property is unique because it has the hiking and mountain biking trails right from the backyard. These trails also lead to town and that is just a 15 minute walk through the amazing trails! The views are incredible and you get the experience of a cabin in the woods yet close to town and away from the traffic and noise. It is a large lot which allows our guests to have fun in the backyard. It also has a huge wrap around deck which is perfect for eating or sitting by the fire enjoying the mountain view. It is a quick ride to the gondola on peak 8.

Direct access to hiking and biking trails with direct access and short walk to Main Street where all the restaurants and bars are located. Some of our guests love the workout on the way back from dinner and others just take an uber back for $10. We have a wonderful barrel sauna which provides many healing properties which is more sanitary than hot tubs. We have doggies and love and care for our doggie guests. We have reasonable rules but also understand doggies are part of the family.
