DESIGNER LOFT in HOLLYWOOD beach unit # 1

Our beautiful, newly renovated top to bottom -lofted bedroom apt has everything you need for a cozy vacation - steps away from the beautiful ocean. In this Super trendy apt you will find everything you need! We provide a fully stocked kitchen, beautiful modern aqua accents and super comfortable QUEEN SIZE BEDS. We have a sofa, 40 inch Roku tv and large bathrooms. The buildings has 8 Units - all available for vacation rentals. Each having its own super cool modern charm.
Check our guest store! Guests have access to their unit and to the laundry room. There is no reception and is walk-up door access.
You will be very close to restaurants and shopping, the beach, etc so no need to drive there. We provide 2 beach chairs and 2 beach towels for use at the beach (upon availability).
*Beach chairs are stored under the bed (if available).

Communication is very important. I like to give my guests freedom, so i offer self check in with a smart-lock keypad access. I will send you the code to the keypad 24 hours before the check-in time on your arrival day.

I always follow-up the next day and I'm available anytime via text. I live locally so anything needed can definitely be accommodated. I will be available to you via text or call.

This is a key west style building with lofted ceilings and a beautiful skylight over each bed. . It is with 5 minutes walking to the beach, parks and shopping. Hollywood beach is one of the most popular beaches in miami with several parks, great restaurants on the water or off , cafes, bakeries and cant be beat beaches. Beach access available 10 meters from your front door!


Getting around

Public transit available for all parts of Miami. Also, uber is a very effective means of transportation. Quick and cost efficient, lots of guests use this to get around.

A QR code for parking - guests need to:

1. Park in city parking spots along the street but not in private parking spaces.
2. Scan the barcode located inside the unit next to the entrance.
3. Follow the instructions to pay the city online for daily parking.
Note: Only one day can be purchased at a time, and you can buy daily until the check out date.

Please DON’T BE LOUD or boisterous in any area of building or in the patio area of the apt. building. We have a great relationship with management and with our neighbors and wish it to remain that way. There are also more guests in the building ( like a hotel) and I’m sure they want to enjoy their stay as well!

We ask you respect the people in the building as you would in your own home.

** To make your stay more convenient, we provide two sets of towels per guest. Should you need more towels, we recommend using the washer/dryer machine as a rapid solution. Additional towels can also be delivered for a nominal fee.**

**House Rules**

We have created this house rules sheet to ensure that you can fully enjoy your stay in our Airbnb rental while also respecting the home and neighborhood. Following these rules will greatly help us as Vacation Rental hosts by making sure the home is taken care of during your stay. Do not hesitate to contact us if you have any questions regarding the items mentioned in this document.

We ask that you treat the property as if it was your own property. Please be aware of the condition of items in the house, and if you notice anything broken when you arrive, contact us to let us know. We also ask that you watch noise levels at night, as we have a close relationship with our neighbors and do not want to cause any problems. Please no loud music or disturbances. Noise ordinances for quiet time in the city/neighborhood are at 10pm, so please respect these rules. We want to mention that first so you are aware.

Children are welcome here! however - please keep your children safe. Home is not childproofed.

1. Check-in /Check-Out: Check-in time is 4:00 pm. Check-out time is 11 am. Unless otherwise authorized by the management company. We MUST have 24-hour notice for extensions of stay or you will be expected to vacate at the 11:00 am checkout time.
All areas of the property are for guest use unless locked and designated as Designedvr employees only. Not all garages are accessible or available for your use.

2. Guest Interaction: We love to meet and greet all guests. However, in the event that this is not possible we also offer self-check-in with a door code. We have the right to ask for ID, the credit card used for booking, or other forms of proof of identity and payment. We may also ask guests to present ID. Person traveling with guest will not be permitted on property before booking guest has arrived and is confirmed with ID.

3. Guest Access - All areas of the property are for guest use unless locked and designated as Designedvr employees only. Not all garages are accessible or available for your use.

4. Maximum Occupancy: The maximum number of guests is limited to the number indicated in the listing. It is very important that the maximum occupancy rule is not violated as this will be considered a breach of the reservation rules and will result in immediate cancellation of the booking.

5. Unauthorized Guests - Although we do not mind if you invite a friend or 2 over to visit, please do not have extra unauthorized guests stay the night or for extended periods of time. We do not allow unauthorized guests to sleep here. Please do not allow extra guests to sleep at the house unless previously agreed upon when you booked the rental. All overnight guests must be listed with the booking and any guests over 10 people limit incur a 50$ per night charge.

6. Parties or Events: We do not allow parties, loud gatherings or events of any sort to be held in the property. Only authorized guests are to be in the house and around the pool area. Music must be kept to a non-disturbing level. NO BIG EVENTS OR PARTIES! Please be sure that extra guests leave by 12am. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Please understand that any reports or evidence of a party or organized event taking place will be an automatic forfeiture of your entire deposit and immediate vacation of the property.

7. Pets: ABSOLUTELY NO PETS! We do not allow pets of any sort. Any evidence of pets will be an automatic forfeiture of your damage deposit ($250 fine).

8. Smoking: There is to be NO SMOKING inside the property. Smoking is allowed outside on the patio (please utilize ashtrays - do not toss butts in the patio or grass) or outside of the home. Any evidence of smoking inside the home (ie smells of smoke, ashes, burns, etc) will be an automatic forfeiture of the entire damage deposit and an additional smoke remediation fee of $750 will be charged.

9. Trash: All trash are to be bagged and put in waste bins provided. You will find trash bags under the kitchen sink. When the trash can is full, please remove the trash bag and take it to the trash bins. Please make sure all small trash cans have a bag liner before putting trash inside.

10. Inspections: Property Management has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the guests violate any of the terms of this agreement, the rental period will be terminated immediately and no refunds will be given. The guests waive all rights to process if they fail to vacate the premises upon termination of the rental period. The tenants shall vacate the premises at the expiration time and date of this agreement.

11. Security Deposit: A security deposit is required to reserve the house. You will be required to submit payment using the payment link provided within 48 hrs before check-in. The deposit is in addition to the nightly rate and will be refunded in the same manner paid provided the following provisions are met:
*No damage is done to the unit or its contents
*All debris, rubbish, and trash are placed in trash cans and soiled dishes are placed in the dishwasher and cleaned. If the house is left excessively dirty and there is excessive trash left in the house, there will be an additional cleaning fee deducted from the deposit for the extra cleaning time. The guests will be notified immediately.
*No linens are missing, damaged, or excessively stained
*The Occupancy limit of the house is not exceeded at any time unless approved in writing in advance
*There are no police enforcement actions by the City or Homeowners /and items 4,5,6,7,8 and 9 are adhered to and there are no violations of house rules as posted in the house.

12. Check-out: Check-out time is at 11:00am unless a late check-out is purchased via the Tourist Portal (upon availability). Checking out by this time ensures that we have enough time to clean the place and get it ready for our next guest. Please text us when you leave so we can get the crew in asap. Also, be advised that failure to vacate on time may result in charging your deposit funds.

*When you check out, please make sure all doors are locked and secured, and that the house looks reasonably neat- like the way it was found. We do not expect you to scrub it clean it but it must be reasonably “picked up” and furniture placed as it was at check-in.
*Make sure to collect all personal belongings. Check all closets, drawers, washer

The loft is 400 total square feet, divided between two levels.

You will love this beautifully furnished modern Lofted apartment. It has a Full living room, mini kitchen with stove top and ,mini fridge, and a Queen size bed lofted above in a upstairs room with a full dresser and mirror.

The furnishings are modern ocean inspired hues of aqua and grey for a zen like relaxing retreat. It has 1 large bathroom with tub. Our place is Seconds away from beach, parks, cafes and shopping. Beautiful beach offers lots of oceanfront dining, cycling, bike rentals , beach activities and the boardwalk.

We can offer kid/baby items such as crib, toys, and high chair at no extra cost. Also also we have 2 beach chairs and 2 beach towels for you to use on the beach. Please just let us know ahead of time, and we will be happy to accommodate any need you may have to make your stay comfortable.

We have small shampoo and soaps to get you started and offer a small stocked coffee bar. There is a small washer and dryer in the back of the building , for guest use stocked with detergent and such as you need.
