Central air conditioning and lovely furnishings, fixtures and decor create a comfortable and welcoming space. As you enter the front foyer, the living room is to the left, the kitchen straight ahead and the master wing to the right.

The living room has a comfortable leather sofa and loveseat, a flat screen TV with cable and a decorative fireplace (not for tenant use). A door from the living room leads to the lovely screen porch with ceiling fan and outdoor seating--an ideal spot for morning coffee, conversation or a good book. The dining room with vaulted ceiling and big windows, has a large table with seating for eight. A slider from the dining room leads to a large deck with beautiful wooded views.

The gourmet kitchen has granite counter tops and stainless appliances including a commercial Viking range and wine cooler. There is counter seating and a pass-through from the kitchen to the dining room.

A hall from the kitchen leads back to the foyer where there is a half bath. Down the hall off the foyer is the primary wing with separate office area, a washer/dryer (one of the two sets in the home) and a beautiful bathroom with two sinks and a custom oversized tile shower. The primary bedroom has a vaulted ceiling with lovely exposed beams, a king bed, flat screen TV with cable and a slider leading to a private balcony deck with outdoor seating.

Up the stairs from the front foyer are the home's two other bedrooms. One bedroom has a king bed and vaulted ceiling and the other has two twin beds. Both second floor bedrooms have ceiling fans, sitting areas and flat screen TVs with cable. The second floor bathroom has a lovely soaking tub with shower.

Stairs from the hall connecting the foyer and kitchen lead to the finished lower level. This open space has a queen sleep sofa and a flat screen TV with cable. There is a kitchenette with refrigerator, sink and microwave--perfect for drinks and snacks. There is a half bathroom and another washer and dryer on this level. A slider from the lower level leads to the back of the house where you will find the outdoor shower (not enclosed). Beach chairs and gear available for tenant use.

Enjoy relaxing and dining on the deck with table chairs, loungers and gas grill. The screen porch at the front of the house will no doubt be a favorite spot--providing fresh Cape Cod air and a respite from summer pests.

This property is a mile to Wellfleet bustling Main Street (0.9 mi to the Wellfleet Public Library--five-minute bike ride, 18-minute walk according to Google Maps, 1.2 mi to town hall) for restaurants, galleries and shops. Only 1.8 mi to Mayo Beach on the bay. Only an eight-minute drive to Gull Pond (one of Wellfleet's famed freshwater ponds), or a ten-minute drive to Newcomb Hollow on the oceanside. Short drive to all of the town's best beaches and ponds, plus the Cape Cod Rail Trail (bike and walking path), Cape Cod National Seashore beaches, trails and sites and Mass Audubon's Wellfleet Bay Wildlife Sanctuary.

**** CANCELLATION/REFUND POLICY ****
Upon cancellation for ANY reason, money will be refunded less a 20% service fee of the total rental amount due, ONLY if the property is re-rented for the same terms and conditions of the original Agreement. Tenant further acknowledges and agrees that where Kinlin Grover Compass undertakes to re-let the property, the rental fee to be charged to the substitute tenant shall be in an amount to be determined in the reasonable discretion of Kinlin Grover Compass and Owner. Tenant agrees that any cancellation of the reservation, undertaken at any time, shall not be effective unless in writing and delivered to Kinlin Grover Compass.
