The Space:
Your stay at Yaxte is an eco-friendly development inside the EXCLUSIVE RESIDENTIAL COMMUNITY of ALDEA ZAMA -- halfway between the beach and the vibrant downtown and near Tulum's Mayan ruins, for a dream vacation to remember!

This 1,615 sq ft | 150 sqm nature-inspired and elegant living space offers a beautiful indoor/outdoor flow of air, high-quality finishings like Chukum, a natural resin from the native Chukum tree, that’s applied to interior walls and pools throughout the residence giving it a high-end finish, reduces humidity in the air and increases insulation to keep it cool. Plus, beautiful stone walls and lots of natural sunlight permeates the space creates an inviting place to come renew your spirit!

- 3 BEDROOMS & 3 FULL BATHROOMS (plus a half bath) to accommodate 6 as such:

BEDROOM 1: 1 King bed (Master), downstairs, ensuite bathroom & direct access to the patio area with a hidden garden bathtub!
BEDROOM 2: 1 King bed, downstairs with an ensuite bathroom
BEDROOM 3: 1 Queen bed, upstairs. This room is like its own studio apt. with kitchenette, private entrance & balcony. Also features a TV & full bathroom

- DINING TABLE to seat 6 for a peaceful sit-down dinner at home and beautiful jungle views out the extraordinary wall-to-wall window!

- Shopping in walking distance from the cute commercial area to the Tulum shops in town, to the big grocery stores like Chedraui and Super Aki.
- Easy access to the bike path to get all around town and down to the famous beach road with more shops and jungle cafes and restaurants, beach hotspots and beach clubs.
- Mayan ruins, ancient cenotes, and the incredible Tulum beach, famous dining and clubs are only a few minutes away.

The condo is in the heart of Tulum, about 120 km/75 miles or about a 1 hr 40-min drive from the Cancun International Airport (CUN). It’s best to pre-arrange your airport transfers. Let us know if you need any assistance. We’d be happy to help! If you're driving, please check your mobile map app for accurate driving times as they do vary depending on the time of day.

The pool was built with local materials, you may find the pool water may not be as clear blue due to this reason, even though it's been recently cleaned.

If you need an airport transfer, we can help you with that! Just let us know!

Electricity is included for short-term stays (2-27 nights). Please help us save energy by using the AC wisely and keeping the temperature at 25°C. Electricity is not included for long-term rentals of 28 nights or more and will be charged as consumed based on a $6 MXN (pesos) fee per KW.

There's no daily housekeeping buy If you need a cleaning service during your stay, it has an extra cost – Please let us know in advance. This service does not include changing the bed linens or towels. If you would like to add this service, additional fees will apply.

Guests will be requested to sign a Rental Agreement upon booking confirmation

A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed in the condo, and the use of any recreational drugs on the premises.is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if needed after their stay.
- Renters may be required to provide a government ID upon booking, on the day of checking in, or during their stay for identity verification.
- Please avoid moving furniture.
- Pets are not allowed at this property.
- Please avoid hanging towels or clothes on the balcony/terrace railings.
- Pool and common area regulations must be respected. The use of musical devices in common areas is prohibited. No glasses, bottles, food or coolers are allowed in the pool, the use of disposable or plastic glasses are allowed.
- We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.

This is a self-check-in property. Access codes will be provided to you within 24 hours before arrival.
