OUR GUESTS • Your introductory message must be truthful. • You must be 23 (twenty-three) years old and above to book this listing. • The maximum number of guests allowed in and at the house is your reservation guest count ONLY. Please, no external visitors. • If you are bringing an infant on your trip to stay in the property, this is at your own risk. We have not made the property specifically infant friendly and it is at the guest’s (you) discretion to decide if the property is safe to bring an infant. • You are responsible for your own safety (and the safety of any other person present at the accommodation) during your stay. • Feel free to use the kitchen and help yourself to cooking ingredients if you would like a home cooked meal. • Respect the neighbours of this building, especially while outside the house or on the balcony. • Respect possessions and property as if they were your own.
CHECK-IN AND CHECK OUT TIMES • Check-in is anytime after 3 PM. • Check out is anytime before 10 AM.
DURING YOUR STAY POLICIES SO YOU CAN ENJOY A CLEAN & RELAXING HOME. • Strictly NO SMOKING or VAPING inside the house. • Strictly no pets allowed. • Upon booking, the reservation holder agrees that the host and maintenance staff can enter the apartment listing anytime within your stay to address and/or fix maintenance issues. For urgent issues, a minimum of 1 hour notice will be given. For non urgent issues, the host will provide at least 24 hours notice to enter the house.
PARTY, NOISE AND ANY VIOLATIONS • Absolutely NO PARTIES! Please don't be noisy after 11 PM. • Excessive noise or violations of any of the terms of this agreement will be grounds for immediate termination of occupancy.
DAMAGES, LOST KEYS, AND LOCKBOX • If you notice any damage to the house which could be caused by previous guests, please take a photo of it from 3 different distances and send to us through Airbnb. • You accept responsibility for any damages caused during your stay. • If you accidentally break anything in the house during your stay, please let us know as soon as possible. • If you lose a key, the host will arrange a locksmith to change the locks at your expense which could equate to more than AUD 500 (five hundred AUD).
IMPORTANT: • Failure to obey house rules will result in immediate booking cancellation and eviction. • There is always a chance of construction nearby our properties and we aren’t given notice prior. If this happens during your stay, we are unfortunately not able to compensate as it is outside of our control. We also cannot be responsible for building or street-wide power outages that are out of our control (extremely rare).
LASTLY As per Airbnb’s ‘Terms of Service’, unless reported at the start of a guests stay, the most recent guest will be held responsible for any breakages and/or damage to the property and its contents.

We had some amazing sunsets from our 360 view from the top of the hill.
The house has been recently renovated and has several indoor and outdoor living areas.

Beautiful view from the deck
All three families had a great time. Plenty of space downstairs for our teenagers to get away and do their thing, while we enjoyed the views and fresh air on the deck.

Great family home with terrific view
We loved our stay. Very easy set up and good amenities. Bathrooms are so new and well appointed. Could do with better instructions for the tv and games for the wi downstairs. Linen is also a bit mismatched as some bedrooms had Donna’s and some had blankets but heaters available if cold. Would stay again!!

Lovely beach holiday
Great property! Ample bedrooms, two living spaces, two bathrooms and enough room on the property for three cars and a 5m boat. Easily accommodated two families. Also fully fenced to keep the dogs contained and safe. Had all the essentials to get the holiday off to a great start. Beautiful view of the tree line from the top deck. Property owner was also a pleasure to deal with and willing to help out in any way possible. Very prompt in responding to messages. Would highly recommend a stay and would not hesitate to return myself.

Cheaper to stay in a hotel or resort. The house has had some renovations but the kitchen, laundry and BBQ were not inviting to use at all. Dirty floors, windows and outdoor area had cob webs everywhere. Beds are extremely uncomfortable and most furniture needs to be updated. Bins were almost full and there wasn’t room for much more. Bathrooms are new and renovated and the most positive rooms of this place. Coincidently, all 10 family members tested positive to Covid 19 at the same time after being in this property on the third day of the stay.

We totally sympathize with your family being diagnosed with covid. We understand your need to apportion blame and you will have been disappointed that VRBO didn’t approve your refund request. The group that stayed immediately prior to yours gave the property a 5 star rating on all points. As discussed, the house was thoroughly cleaned with hospital grade disinfectant prior to your stay and there have been no other reports of covid in the house but there was a high number of cases in the area at the time. All beds have comfort tops on them and we have had no previous complaints regarding them or the furniture. There have been rubbish related issues across the Mornington Peninsula this year due to the council reducing services and we offered to arrange an out of cycle collection for you which you declined. Your stay was during the busy January peak period and for a large 5 bedroom home with 2 large living areas the pricing is reflective of that. We hope that you and your family are fully recovered now and wish you all the best.
