Whether you are looking to stay a day, week or a month, the apartment is located just steps away from some of Kansas City’s most iconic sites and attractions (Country Club Plaza, Nelson Atkins Museum of Art, Hallmark Crown Center). Our guest rooms were designed with your comfort in mind. All rooms have access to free internet, Netflix.
The duplex was originally built as a house in 1924. During the 1940's it was converted to the duplex it is today. These conversions were fairly commons so that people could make extra money as their children moved away. William and Seft acquired this property a few years ago and carried out a complete renovation. The apartment is 2 bedrooms and 2 bathrooms.

Historic Manheim Park is one of Kansas City's fasting growing neighborhoods. After years of vacancies, new residents are moving back and restaurants are opening. In this community you're within walking distance to parks, a short drive to Kansas City's main attractions (museum, shopping, bars, etc.) The Troost Max bus is just steps away and can get you downtown with only a few stops.
Just one block away is the Troost MAX which travels from downtown to the Crossroads district, Hospital Hill and south along Troost to Bannister. Troost MAX offers local service south of 75th Street. Other major destinations include the East Village development (currently under construction), Discovery Center, UMKC Hospital Hill and Main Campus, Rockhurst University, The Landing, Truman Medical Center, and Children’s Mercy Hospital. Park and Rides are located at 31st & Troost, 95th & Troost, and the Bannister & Hillcrest area. Trail Connections are a vital part of Troost MAX: a future trail between Troost & Bannister will connect to the Trolley Track Trail near 87th & Garfield.
MAX stations are well-lit and feature a distinctive, easily identifiable information marker, and a specially designed passenger shelter. The stations are clearly marked and named, featuring easy-to-understand route maps and real-time transit information. Riders have instant and constantly updated access to the exact arrival time through GPS technology and real-time signs at MAX stations.
1. Only registered guests listed on your reservation are allowed to stay in the unit.
2. Furniture unless permission is requested and granted in advance, furniture must remain in their original location.
3. Lamps in the hallway, living room and dining room are on a timer and should not be shut off manually.
4. Beds should be stripped beds and place lines in the laundry basket at the end of your stay.
5. Makeup Removal- to avoid a $30 charge, please only use black towels for makeup removal.
6. Curling iron should only be used in the bathroom. You will be charged if the curling iron is burns or otherwise damage furniture or carpet.
7. All used dishes, pots, spoons, etc must be rinsed and placed in the dishwasher. Please do not use regular dish detergent in the dishwasher.
8. All units are non-smoking. If you smoke outside, all cigarette butts must be picked up.

Guest Limitation: Only those registered when booking are permitted on the property.
Parties and Events: Parties and events are strictly prohibited to ensure the peace and tranquility of the neighborhood.
3. Noise and Respectful Living
Quiet Hours: Please observe quiet hours from 10:00 PM to 8:00 AM.
Community Conduct: We kindly ask that you adhere to all local community rules, including parking, recycling, and waste disposal.
4. Smoking Policy
No Smoking Inside: Smoking is strictly prohibited within the property. A penalty fee of $500 will be charged for non-compliance. Designated smoking areas are available outdoors. Please dispose of cigarette butts properly.
5. Pets
Pet Policy: Due to potential allergies of future guests, pets are not allowed on the property. Medically necessary service animals may be permitted with prior approval.
6. Safety and Security
Security Measures: Please lock all doors and windows whenever you are not on the property. Access codes and keys should not be shared with anyone outside your registered group.
Emergency Preparedness: Familiarize yourself with the location of emergency exits and fire extinguishers. Emergency contact numbers are in the welcome manual provided in the house.
7. Cleaning and Maintenance
Maintenance Issues: In case of any maintenance issues, please report them promptly to allow immediate repairs.
Housekeeping Responsibilities: Please maintain general cleanliness throughout your stay. Additional cleaning services are available upon request for a fee.
8. Damages and Responsibilities
Damage Reporting: Guests are responsible for any damages caused during their stay and must report them immediately.
Liability Disclaimer: Guests assume responsibility for their own safety during their stay. The host is not liable for the property's accidents, injuries, or illnesses.

Departure Instructions: Before departing, please place used towels in the designated laundry basket, dispose of all trash in the designated bins, and return all borrowed items to their original locations.

I am William Bates, a community and business professional with solid experience and knowledge of Kansas City communities and a passion to see these communities grow and thrive. I am a trained urban planner with a degree in Urban Studies from University of Missouri at Kansas City and a Master’s in Business Administration. I currently live in the Historic Manheim Park community where I have served in the past as a member of the Community Leadership Council (e.g., Board of Directors) and oversee all housing and infrastructure development projects on behalf of the community. I am currently active in the community working with the Urban Neighborhood Initiative, the Troost Community Investment District Development Committee and several other local organizations. I love Kansas City and I am eager to lend my time and talents to help our local communities grow and thrive.
