Nice 1 Bedroom 1 Bath 1600 Sf On Cattle Ranch With Views And L1 Acre Lake W/Bass

This new style guest house has been used for visitors and international guests of Kaufman county’s Double-R Ranch. The guest house is 1600 SF in size, has high vaulted ceilings and includes a large covered porch that overlooks it's own private 1.5 acre lake and approximately 200 acres of pasture land. The guest house is a spacious one bedroom one bathroom design. The bathroom has both a shower and a Jacuzzi bathtub.
There is an updated island kitchen complete with electric stove, oven refrigerator, dishwasher, washer and dryer. The bedroom includes custom made cedar log furniture and a large walk-in closet with custom shelving, French doors and vaulted ceilings and lots of windows with views over the lake and the ranch. There is covered parking for two vehicles. Sit back and relax in a peaceful country setting. Take your wife to Canton for the flea market largest flea market in the USA (20 miles away) and go treasure hunting together. The Double-R Ranch Guest House is located on a 1500 acre working cattle ranch located South and East of Kaufman city in Kaufman county Texas. We are in the country but are surprisingly close to everything: 1 hour and 15 minutes to DFW Airport ; 40 miles to down town Dallas, 22 miles or 25 minutes to Canton’ First Monday flea market which is the largest flea market in the USA and offer endless regional shopping; 30 miles and 35 minutes miles from Athens for a real western experience. Enjoy fishing our catch and release lake located right next to our guest house. The Double-R Ranch and surrounding properties are owner managed, leased and maintained.

Close to the metroplex. Clean , comfortable. Spacious kitchen bar. Good fishing.

Pleasantly suprised that it actually looked in as good condition and clean as in the photos. I've found its often not the case.

I liked the look of the western style furniture. Very solidly built as well. We spent most of our time canoeing and fishing and then eating or snacking together at the

huge kitchen bar . Two of my girls decided to put an air mattress in the walk in closet and make it their own cozy area. It's that big. We had some minor issues but I didn't even bother to communicate these until leaving. Before the trip , I asked for plenty of firewood and we did have it. Two things that would significantly improve our stay next time. ; cutting back a few trees and brush to make fishing easier from the bank is number one. And the path around to the backside of the little lake which has gotten overgrown and thorny. Worms were very productive btw. Secondarily , a seasonal purging of wasp nests would be nice. We were fine , but there seemed to be a good number of them which makes me nervous. Overall , I felt like it was a good value for people like us who love to go fishing and canoeing but I will definitely be watching for any special pricing for multiple days or weekdays.

Family Spring Break Trip

We enjoyed the slow pace of the property, it was what we wanted and found. The house was secluded and very quiet. There house had all the essentials we needed to cook meals and store food while there. Our dogs also enjoyed the property and were secure to roam the property. Areas of improvement in the home: remove all used soaps in the bath and shower areas from previous visits, fix faucet handle in the kitchen, add a ladder to the bunk bed for easy access to the top bunk and reconsider placement of bunk beds as the top bunk it too close to the air/heat vent.

Not what we expected

When we pulled up to the small house, in the country we felt it was quaint. when we walked in we could tell it had been renovated. We were expected it to be quite however they did not mention and we would not have any phone service. We could not get to the homeaway app to get the codes for the gate or door. we had to turn around and go back out the dirt road back to the main highway to finally get service. Once we get inside, like I said it has been renovated some. we unpacked and went to the trade days like we planned the afternoon. when we returned in the evening we planned on grilling burgers. I specifically asked in a message when booking if there was a grill. The keeper replied yes. Well we tried it and it would no light, we looked around and found matches that were so wet they would not light. We then texted the keeper, his reply was well it worked for the last tenet that stayed last week. Gave no offer to come fix the grill that still did no ever light for us. I had to use the terrible pans they supplied for us and fry the burgers, not a good experience. Then we decided it was dark could not go outside lets turn the TV on for our 16 month daughter to keep her interested. We quickly found out there is NO TV. They never mentioned there would not be any cable or satellite. Thank goodness my daughter had DVDs for her car DVD and we played those during the evening for entertainment. Then we were looking at the coffee they provided, great Starbucks. I got to looking closer at the container and it was USED and OPENED coffee from the last tenets that did not use it all. Gross!! They also said they had spices, there was a little bit of salt with things in it and no pepper left, two other seasonings that were pretty much gone. We have stayed at several homeaways and this by far was the worse. You definitely get what you pay for at this place.

Quiet relaxing getaway

House was stocked with all essentials. We brought food for breakfast, lunch, & snacks. Towns were close enough to drive to for dinner. Fishing was great! We all caught several during our stay.

Peaceful and relaxing!

The house was clean and comfortable. The area was peaceful and relaxing. We saw deer and rabbits in the morning which was a welcomed sight. I was able to use the canoe to do a little fishing on the lake. We definitely would rent this property again. My wife is a teacher, she said she would give this place an A+.
