It been a busy rental season and I was not aware of the condition of the couch and will schedule an upholstery cleaning.

I have 2 sets of sheets and was not aware of the linens needing updating. I replaced the sheets with new ones for all 3 bedrooms.

I have a weekly pool service that sends a picture of the pool/ lania weekly along with what chemicals the pool was serviced with. I have observed no weeds in the picture, but will address after the next rental. I'm not sure how they determined there was no chlorine and have no test kits or supplies at the house since I have a pool service. The fans are operated with remotes and possibly a new battery is required. I do have a pest service as pest control is part of Florida living. I have had no complaints from guest post Lauren's stay, but will look into it.

I email check-in/ out instructions prior to arrival with my contact number. This was a short notice check-in and the weekly pool service had already serviced the pool. I have printed instructions on how to use the pool heater located in the house. I have spare bulbs in the house and would have had the burned out lights replaced if they would have contacted me. There was a severe storm that had recently gone thru and I had screen damage at both of my properties. My screen guy was notified as soon as I became aware, but he had several jobs in front of mine. I provide my cell number and am available to answer questions if needed. I never heard from these renters and would have been happy to address any issues if they would have contacted me.

With so many great reviews it is disappointing to see this review published as there are many details left out. With regards to the grill it was determined through conversation with the renter that the propane bottle or the connector hose was leaking. To eliminate the propane tank, I asked him if was willing to go 5 min down the road to Home Depot and switch out the tank which he did. He reported back that didn't fix the problem. I sent somebody out to the house to look at the grill and had him replace the gas hose. He also reported that the new tank had probably been dropped as there was a leak around the shutoff and it was removed from the property. There were no further complaints after the grill guy left. The pool vendor was called first thing Monday morning and later that day he made it out to the house and determined a check valve was needed and was replaced at 6 am Tuesday morning. I got a call Wednesday from the renter stating nothing had been fixed and had the pool vendor out there by 9 am. He spent 30 mins checking the system and could find nothing wrong. He also reported the pool was at 91 degrees which is higher that the preset 85. My contract states you are not to change the pool temp and will be charge for a service call. No charge was made. At checkout the renter said the spa still had a problem. I went to the house at 0715 on the following Wednesday to find the spa full of water and operating correctly. When informed of the mildew located on the ice flapper, I told him I would send the maid out to clean it. He said not to bother as he bought ice. I wiped it off in just a few minutes during my home inspection. The home inspection was completed on Wednesday and his deposit along with a refund for the propane was sent on Friday. I additionally waived any overage for the electric, which was offered up mid week of his stay. The house has a fully stocked kitchen for cooking. The spa had a check valve failure which was replaced. The home has a heated pool, which was available the whole time during their stay. Repairmen and vendors have many clients and I do my best to get then out there as quickly as their schedule allows. I have been renting homes since 2001 and always try to address any issues in a timely fashion, as having a satisfied customer is important to me.
