Very close (35 min) to Salzburg city and Hallstatt (40 min), whole Salzkammergut like Sankt wolfgang/Wolfgangsee (30 min) or bad ischl (30 min) or mondsee (15 min).

Very quiet and solitary location and far away from everything if you need tranquility.

The villa is only 4 km away from the village of Nussdorf am Attersee where you will find the best restaurants in the whole region. There you will also find for the lake and shops like bakery, minimarket, fueling station and butchery shop.

In the area you will find mondsee very close at 15 min driving, bad ischl at 30 min driving and Hallstatt at 45 min driving.

In the area you can do all sorts of water sports, hiking, bicycling (at a small surcharge I can rent even 2 e-bikes for you), trail running, yoga on the terrace, rafting, canyoning and mountain climbing.

Right behind the house enjoy a beautiful green hilly forest recreation area in which you can just walk or hike or run or stroll through the woods searching for delicious mushrooms …

The house has all amenities for a relaxing stay, various chill out sofas and outdoor places and outdoor sofas and a beautiful sauna. The kitchen is equipped in the highest standard with Vitamix blender, Kitchenaid machine, 2 ovens, plate warmer, juicer, various coffeemakers and also a Weber BBQ gas grill on the terrace.

Hard facts:
The house is located at around 800 m above sealevel altitude, 8 min from the highway, 4km or 6 min by car from the next village Nussdorf am Attersee and lake Attersee. Very remote and quiet. You need a car (in winter definately winter tires) or vehicle to move around.

Groundfloor:
* Carport for 2 cars, direct access from there to groundfloor (living/eating/kitchen area, terrace/ pool (can be heated in winter at a surcharge) and one double room with en-suite bathroom and an extra guest toilet with large sink area.
* if there is a guest with walking problems - it is ideal because this level also houses one double room. Not suitable for wheelchair though.
* Entrance room (mudroom) for jackets and shoes and storage of bags and stuff. Flooring is tiles. All other rooms have very beautiful natural oak wood floors.
* Corridor with guest toilet and many cupboards to store things. There is also a second fridge built in - which can be used for drinks e.g.
* One beautiful sleeping room with amazing views of approx 13 m2 which can also be used as office/ workroom/ reading room. It has 1 double bed (1,40m) and en-suite bathroom with shower (incl rain shower), toilet, hair dryer, beautiful sink. Both rooms (sleeping room and en-suite bathroom) have direct access to the terrace and amazing views. This bathroom is also used for the pool area and has tiles... so no problem to walk in and out with wet bodies.
The wooden floor in the whole house itself does not like wet bodies ;-) to be walked on. Sleeping room is again with wooden floor.
* Wifi Printer available in that double room.
* Large living/ sofa/ TV/ Dining / kitchen area - open space - approx 100 m2 with direct access to terrace and pool, almost the whole terrace glass front can be opened up ... sitting inside and at the same time you feel sitting outside ...

First floor:
* 24 m2 double room with huge and comfy 1,8 m double bed, desk/ chair, reading lounge chair and small sofa which can be made to a single bed. Most amazing and Beautiful views.
* bathroom next door (not en-suite) which can be accessed also from corridor with bathtub / shower, toilet, sink and large window.
* 40 m2 master bedroom with 2x2 m large and very high quality Vi spring bed and beautiful views over the lake and mountains. 1 modern single sofa chair available for reading and relax is available - this can also be made into one single bed. This master bedroom includes a sauna for 4-6 people with views a large 30 m2 terrace with sun bed and a adjoining bathroom with bath tub and single relax sofa adjoining the bath tub and large shower (incl rain shower) and 2 sinks. The toilet for this bathroom is in an extra room and has a bidet. From every point you enjoy wonderful views. Hair dryer and hair equipment available.

Down/basement level:
* Nice 18m2 double room with comfortable 1,80 m bed and a sofa which you can make into a double bed. Overhead windows. No views, lots of air and especially good in hot summers. Wooden floors. Beautifully furnished. Very quiet. Bathrooms and toilets have to be used in ground or first floor.
* General Housekeeping/ Laundry Room with washing machine and dryer can be used.
* Please note that in the basement level is also a small separate apartment where Patrick the house keeper lives. The Appartment has a separate entrance and is completely separate from the house and you will hardly get to see him . He looks after the house and keeps it technically up to date.
