Welcome to The Little White House — a modern farmhouse retreat nestled in Northeast Georgia, 25 min from Alpine Helen and close to wineries, the Chattahoochee river, and area trails. Named by our son, who called it "the little white house" while learning to talk.

The space
Inside, you'll find a fully stocked kitchen, dining room table, coffee & wine bar, and washer/dryer. The master suite features a walk-in shower and soaking tub, and every bedroom comes with its own smart TV, along with one in the living room, so everyone can stream their own shows. Cozy up by the living room fireplace, or head outside to the fire pit and Adirondack chairs, the gas fire table and TV on the upper back deck, or the hot tub — with cornhole and giant Jenga for game time.

Sleeping arrangements: Enjoy a great nights sleep! Each bedroom is equipped with blackout curtains and a white noise machine. The Little White House features a king bed in the master, a queen bed in the second bedroom, and a full-over-full bunk bed in the third — comfortably sleeping up to 8 guests.

Please note: the garage and basement are not included in the listing and are off-limits to guests. This home also isn't fully childproofed — the upper back deck is high, the hot tub isn't secured, and there's a gravel walkway, so please supervise young children closely.

We're about a 25-minute drive from Alpine Helen, close to several local wineries, and near Piedmont College and Truett McConnell University. Nearby favorites include Holden Oversoul Kitchen in Demorest and Community Brew and Tap in Cornelia.

Safety Information
**Security Cameras**
For the safety of our guests and the home, this property has three exterior security cameras. None are located inside the home, and none monitor interior spaces, bathrooms, or bedrooms.

Side Door / Garage Exterior Camera — mounted on the south side of the house, facing the side entrance and garage area.

Front Porch Camera — facing the front doors / porch.

Rear Door Camera — mounted above the rear door; although it's near the hot tub and fire pit, it captures the rear entryway ONLY and is not aimed at and does not monitor the hot tub or fire pit area.


Fire Extinguisher(s) – There are two fire extinguishers on the property. One is located beside the stove on the kitchen counter, and the other on the lower back porch (near the fire pit & grill).

Local emergency numbers & information are published on the refrigerator.

Other Safety Notes
- Home is not fully childproofed — please supervise children around the upper deck, hot tub, and gravel walkway.

- The Little White House is tucked into a peaceful wooded mountain setting, surrounded by nature. As with any mountain stay, you may occasionally encounter insects or local wildlife. We maintain regular pest control and recommend keeping doors closed so nature stays outdoors.

The property sits on natural mountain terrain, with some sloped and uneven areas. Please use care when exploring the property and appropriate footwear is recommended, especially after dark or during wet weather.

- Garage and basement are off-limits and not included in the stay.

Assumption of Risk & Waiver — Hot Tub and Bunk Beds
By booking and staying at The Little White House, Guest acknowledges and agrees to the following:
Hot Tub Use
The property includes a hot tub for guest use. Guest acknowledges that use of the hot tub carries inherent risks, including but not limited to slipping on wet surfaces, overheating, drowning, or injury. Guest voluntarily assumes all risks associated with hot tub use for themselves and any accompanying guests, including minors under their supervision. Children must be supervised by an adult at all times when the hot tub is in use or accessible. Guest agrees not to use the hot tub while under the influence of alcohol or drugs, and to follow all posted or provided instructions for its safe operation. Host shall not be held liable for any injury, illness, or loss resulting from use of the hot tub.

Bunk Bed Use
The property includes a full-over-full bunk bed. Guest acknowledges that bunk beds carry inherent risks, particularly for children, including falls from the upper bunk or while using the ladder. The upper bunk is recommended for guests age 6 and older, consistent with standard bunk bed safety guidance, and adult supervision is required for any children using the bunk bed or ladder. Guest voluntarily assumes all risks associated with use of the bunk bed for themselves and any accompanying guests. Host shall not be held liable for any injury resulting from use of the bunk bed.
General Assumption of Risk
Guest agrees that use of these amenities is voluntary and at Guest's own risk, and Guest releases Host, its agents, and representatives from liability for injury, loss, or damage arising from their use, except to the extent caused by Host's gross negligence or willful misconduct.

Guest access
Guests have access to the entire living space of the home; the garage and basement are off limits and not included in the listing.

Other things to note
This home shares a driveway with the neighbors. You may pass them on occasion.
