The Space:

The Countryman is a fully renovated four bedroom, two and a half bath ranch set just above the banks of the Rondout Creek in Accord, one of the most sought after corners of the Hudson Valley. Beyond the home, the Rondout Valley spreads in all directions in a patchwork of farmland and greenery, with the Sundown Wild Forest rising to the west and the Shawangunk Ridge, Minnewaska State Park, and the Mohonk Preserve to the east. The Countryman offers

easy living in the middle of it all.



Step through the foyer into an open concept kitchen and dining room with vaulted ceilings, where a generous footprint gives cooks and conversation plenty of room to coexist. A step down leads to the comfortable living room, where a wood stove and ample space invite the whole group to settle in. Sliding doors open to the star of the home: a sun soaked pool deck lined with lounge chairs and umbrellas, with a fenced in pool waiting for summer fun.



The layout is thoughtfully divided. Three bedrooms occupy their own wing off the shared spaces, reached through a cozy game room and TV lounge that gives kids and night owls a place of their own. One bedroom offers a queen bed and feature double beds. The three bedrooms in this wing share a full bath with a shower and tub combo. A convenient half bath serves the public spaces of the house.



The primary suite sits off the living room beneath a soaring vaulted ceiling, with a king bed and a full size daybed that works for daytime lounging or extra sleeping capacity. The primary bath features a soaking tub and a separate shower. Off the bedroom, the sunroom warms in the light and makes a natural yoga or meditation space, with sliding doors leading back out to the pool deck and yard beyond.



This location cannot be beat. Accord has become one of Ulster County's most talked about hamlets, minutes from High Falls and Ollie's Pizza. Stone Ridge offers historic homes and a convenient shopping center with a grocery store, wine shop, and everyday essentials. Just over the ridge, New Paltz brings college town energy and a wide range of dining, while Kingston, straight up Route 209, has earned national attention for its art and restaurant culture. With gathering spaces indoors and out, the Countryman shines in every season: ski the Catskills in winter, float through summer by the pool, or simply stay put and enjoy the property itself.



The Neighborhood:

Accord sits at the center of the Rondout Valley, a stretch of farmland and hamlets that has quietly become one of the Hudson Valley's favorite escapes. Minutes away, Inness offers destination dining, golf, and spa days on a hilltop campus covered by The New York Times and Condé Nast Traveler, while Arrowood Farms pours farm brewed beer and Westwind Orchard serves wood fired pizza and local cider nearby. In High Falls, Ollie's Pizza has drawn national praise from Bon Appétit. Stone Ridge handles the practical side with a grocery, wine shop, and cafes. The Countryman is just under two hours from New York City, and you'll definitely want a car to get there and around the area.

In the winter, we recommend a car with four-wheel drive that can handle snow and gravel roads.

The pool will be open from Memorial Day weekend to Labor day weekend. The pool is NOT heated.
