Our preference is to personally welcome guests upon arrival. The estate is a fully integrated smart home featuring a Control4 system that operates the lighting, HVAC, pool, and whole-home sound system. We’re happy to walk you through the property, amenities, and how everything works so you can fully enjoy the experience from the moment you arrive. We also provide videos and guides for guests who prefer self-guided check-in and tutorials. Ultimately, we’re happy to tailor the experience to whatever makes your group feel most comfortable.

Nestled among rolling hills and scenic countryside, the estate feels secluded and relaxing while still being within driving distance of restaurants, breweries, wineries, golf courses, shopping, and family activities.

Guests can explore nearby hiking trails, kayaking, fishing, farmers markets, antique shops, and charming small towns throughout Berks County. Popular attractions within reach include Blue Marsh Lake for boating and water activities, Hersheypark for family fun, and the many local wineries, distilleries, and golf courses throughout the area.

The property is ideal for guests looking to unplug, reconnect, and enjoy meaningful time together without feeling far from modern conveniences. Whether your group wants adventure, relaxation, great food, or simply breathtaking views and quiet mornings with coffee on the patio, the surrounding area offers a little bit of everything.

Guests will have access to the main estate and nearly all amenities throughout the property during their stay, including the pool and hot tub, sports court, private pond, hiking trails, fitness center, sauna, cold plunge, game room, poker room, outdoor gathering areas, and multiple indoor entertainment spaces. Depending on the reservation selected, guests may also have access to the carriage house accommodations.

The estate features a fully integrated Control4 smart home system that operates lighting, HVAC, pool controls, and the whole-home sound system. Instructions and tutorials are provided, and we are happy to assist guests with any questions during their stay.

There is ample on-site parking available for guests. Certain storage, maintenance, and utility areas may remain locked and inaccessible for owner and staff use only. A caretaker resides in a separate home on the property and may occasionally access the grounds, pond, or trails for maintenance and property support.

Spacious living areas, panoramic views, multiple entertainment spaces, and thoughtfully designed accommodations allow large groups to comfortably spread out, reconnect, and create lasting memories.

**Main Floor**

Guests enter through custom wood-carved doors into a grand foyer featuring a spiral staircase, oversized windows, soaring ceilings, and a dramatic chandelier.

The two-story Great Room is anchored by a massive wood-burning stone fireplace and offers oversized seating, mountain views, a 75-inch Samsung Frame TV, and premium sound.

The gourmet kitchen was built for entertaining and includes an oversized island, double ovens, five-burner cooktop, refrigerator, double dishwashers, microwave, ice maker, reverse osmosis water system, and generous prep space. Nearby is a coffee bar featuring both a traditional coffee maker and a premium Jura machine.

The dining room seats 10 around a custom wood table, while the breakfast room offers seating for 8 and a comfortable sitting area. Additional amenities include a first-floor bar, game nook with puzzles and board games, laundry room with two washers and dryers, and a pantry stocked with extra appliances and refrigerator space.

**The Grand Suite**

The primary suite includes a private sitting room with giant windows, wood-burning fireplace, 65-inch TV, and queen sleeper sofa. The bedroom features a king bed, private patio access, and sunset views.

Guests also enjoy a dressing room, coffee bar, oversized walk-in closets, and a spa-style bathroom with soaking tub, dual vanities, oversized shower, and private water closet.

**The Garden Suite**

A peaceful main-floor retreat featuring a king bed, executive desk, seating area, 65-inch TV, walk-in closet, and private bathroom.

**Second Floor Bedrooms**

**The Eagles Nest** – Family suite with king bed, queen-over-queen bunks, sectional sleeper sofa, 75-inch TV, walk-in closet, and private bath.

**The Harbor Suite** – King bed, queen sleeper sofa, workspace, walk-in closet, and private bath.

**The Rose Suite** – Unique octagon-shaped room featuring a queen bed, walk-in closet, and private bath.

A convenient half bath is located on the second floor.

The lower level was designed for both entertainment and relaxation.

The Game Hall includes a pool table, dart board, foosball table, and optional ping pong table. Adjacent is a private card lounge with seating for seven.

The downstairs bar provides additional gathering space, while the Media Room features an 85-inch TV, surround sound, blackout blinds, dining space, comfortable seating, and a wood-burning fireplace.

The Foundry fitness center includes a treadmill, rower, bike, free weights, kettlebells, yoga equipment, mini fridge, and sink area.

Connected to the gym is The Sanctuary wellness room featuring an XL cold plunge, massage table, red light therapy, dry sauna, and full bath.

Outdoor spaces were designed to feel like a private resort.

The main patio features a 14-foot granite dining table, outdoor lounge seating, panoramic views, and a double grilling station. The three-season room offers a fireplace, TV, and cozy seating year-round.

The resort-style pool includes a sunshelf, swimming area, in-ground hot tub, pergola, and lounge seating.

Guests can also enjoy the private tennis court, outdoor cabana bar, pizza oven, hiking trails, stocked pond, kayaks, rowboat, and numerous gathering spaces throughout the property.
