Island View Cottage: Lamoka lake home with pickleball court, hot tub, sauna, and game room

Island View Cottage is the ultimate, relaxed lakefront home on Lamoka Lake, loaded with lots of family friendly amenities that will keep your group well-occupied during your stay. Apart from making a run to the Red Barn for an afternoon ice cream, or a small local coffee shop for an iced latte, you will never need to leave the premises to find something to do.

Island View has a great central living space with a dining room/living room that seat 8 and the living room is cozy with a gas fireplace and L shaped couch. The primary bedroom is just off of the dining room and has a Queen size massaging bed, a large walk in closet, and an attached bath with a double sink, soaking tub, and shower.

The Kitchen is brand new, crafted by a local cabinet shop, and has a large island where you can prepare meals or enjoy sitting on a bar stool while watching the lake through the large windows. The kitchen has sliding glass doors that walk out onto the expansive deck and outdoor areas.

Tucked in the hallway off of the back of the kitchen are Bedrooms 2 and 3. These bedrooms both have Queen beds with Bedroom 2 having a massaging bed. There is another bathroom located between these two bedrooms with a tub/shower.

An additional hallway off the side of the kitchen leads to the family room area on the end of the house. This family room also has a gas fireplace and there is a sleeper sofa in this room, allowing 2 people to sleep in this common area (there is door between the kitchen and family room, creating privacy for those sleeping in this room). The game room is through the doorway behind the family room and this is where you'll happily spend many hours of play and fun. The game room has a stunning marbled floor with LED lighting around the perimeter of the room. There is a dartboard, arcade games, a pool table, light weights, and a smart tv projection system to be enjoyed from the large sectional couch with built in speakers in the head rests. The game room has an overhead door with glass panels, letting in plenty of natural light and bringing the outdoors in through the windows.

If you're not in the game room, you're going to be playing outside somewhere on the large property. There is a huge yard between the house and the lake, but the backyard has so many fun amenities, it will be hard to choose which one to enjoy first.
The deck, that is attached to the back of the house, has a table to enjoy a meal outside, a gas grill for cooking some steaks, and is attached to the large hot tub/swim spa. The hot tub/swim spa unit has a hot tub on one end and a swim spa on the other. The swim spa is heated as well. On the lower patios connected to the deck, you'll find a cold plunge tub, an outdoor shower (seasonal use only), and the walkway to the sauna as well as a large comfortable swing and lounge chairs.
Take a short walk across the yard and you can shoot a few baskets on the basketball court or play a rigorous game of pickleball or cornhole. There are some fun swings hanging from the trees out here beside the pickleball court so if you're not the active type, you can swing or sit in the comfy chair in the cabana. Follow the sidewalk as it meanders through the yard out to the lakefront. On the lakefront you'll find a large permanent dock with multiple seating areas and a gas firepit. On the shoreline there is an additional wood burning firepit area with Adirondack chairs. The shoreline has a gravel beach area as well as a small sandy play area for the little ones. The home also has several kayaks that are available for guests to enjoy....the best place to take kayaks is out to the island that is located directly out from the house and is a local favorite spot for swimming (or catch one of the summer boatside concerts that happens out on the island). You can also kayak over to the canal that runs between Lamoka and Waneta lake and pull your kayak out of the water at the boat launch on the canal and walk across the street for ice cream at the Red Barn, if you're up for a longer kayak ride.

We feel quite sure you'll check in to Island View and never feel the need to leave--there is a little something to occupy everyone during your stay.

*DOCK USEAGE:
Guest assumes liability for use of the dock and assumes responsibility and liability for damages done to the dock during their stay, whether the damage is done by their watercraft or the guest themselves. Because of the shallow lake depth and the weeds, v bottom boats cannot pull up to the dock. The boat slip can only accommodate small flat bottom style boats
