IMPORTANT NOTE REGARDING POOL DIVIDER

The property consists of two attached homes. A decorative privacy divider between the pools is currently being installed. During your stay, the center divider may not yet be completed, resulting in the pools appearing visually connected. All outdoor areas remain private to registered guests of the property.

House Rules

By confirming this reservation, the booking guest agrees that they and all members of their group will comply with these house rules, Airbnb policies, and all applicable local laws and ordinances.

Failure to comply may result in termination of the reservation without refund and additional charges requested through Airbnb for damages, excessive cleaning, rule violations, or other losses permitted under Airbnb policy.

Occupancy

Only guests included in the reservation are allowed on the property unless the host provides written approval through the Airbnb message thread.

Maximum occupancy limits must be respected at all times in accordance with local regulations and listing limits.

Unauthorized guests or exceeding the approved occupancy limit may result in termination of the reservation without refund.

No Parties or Events

Parties, events, or large gatherings are strictly prohibited.

Any gathering that causes excessive noise, additional vehicles, neighbor complaints, or safety concerns will be considered a violation of house rules.

Violation may result in immediate termination of the reservation without refund.

Quiet Hours

To respect the residential neighborhood, quiet hours are enforced from:

10:00 PM – 7:00 AM

Outdoor noise, music, and loud gatherings must be minimized during these hours.

Guests are expected to respect neighbors at all times.

Noise Monitoring

The property is equipped with noise level monitoring devices inside and outside the home.

These devices only measure sound levels and do not record conversations.

Tampering with monitoring devices is strictly prohibited and may result in termination of the reservation.

Smoking

Smoking, vaping, or the use of any tobacco, cannabis, or similar products is not permitted inside the home.

Smoking may only occur outdoors with doors and windows closed.

Evidence of indoor smoking may result in charges for odor removal, additional cleaning, and remediation requested through Airbnb.

Pets

Pets are not permitted without prior written approval.

Service animals are accommodated in accordance with Airbnb policy and applicable law.

Unauthorized animals may result in additional cleaning charges.

Pool Safety

There is no lifeguard on duty.

Guests use the pool and outdoor amenities at their own risk.

Children must be supervised at all times near the pool.

Guests must not tamper with pool equipment or safety devices.

Parking

Parking is allowed only in designated areas on the property.

Parking on the street, grass, sidewalk, or neighboring property is not permitted.

Guests are responsible for any parking violations or towing resulting from improper parking.

Property Care

Guests agree to treat the home with respect and care.

Please keep the property reasonably clean and dispose of trash in the exterior bins.

Guests are responsible for any damage caused during their stay and must report damages promptly through Airbnb messaging.

Moving furniture or removing items from the property without permission is not allowed.

Routine Property Maintenance

To maintain the property and amenities, routine exterior maintenance may occur during a reservation.

This may include:

• Pool service
• Landscaping / lawn service
• Pest control
• Property inspections or maintenance

These vendors may access exterior areas only during normal daytime service hours.

Interior access will not occur without guest permission except in emergencies or as otherwise permitted by Airbnb policies and applicable law.

Service schedules may change due to weather or operational needs.

Monitoring Devices

For security and compliance with local regulations, the property may have:

• Exterior security cameras
• Noise level monitoring devices

No cameras or recording devices are located inside the home.

Tampering with security devices is prohibited.

Illegal Activity / Weapons

Illegal activity, drug use, fireworks, and weapons are strictly prohibited on the property.

Violation will result in immediate termination of the reservation without refund.

Check-in / Check-out

Check-in and check-out times must be respected unless approved by the host in writing.

Unauthorized late check-outs may result in additional charges if they impact cleaning schedules or incoming reservations.

Commercial Photography / Filming

Commercial photography, filming, events, or business use of the property requires prior written approval from the host.

Safety and Liability
