The bright open-concept living area gives everyone room to gather, with a 65" 4K Smart TV, comfortable seating, board games, and streaming entertainment. Two bedrooms also feature 55" 4K Smart TVs for relaxing privately.

HOUSE RULES & MONITORING (STRICTLY ENFORCED)

This is a beautiful residential property, not a hotel or party event. We prioritize Guest comfort while also keeping the property safe and respecting the surrounding neighborhood with the rules.



Guests & Visitors

● The reservation should accurately reflect the number of guests staying at the home.

● Maximum occupancy is 10 guests.

● The advertised rate includes up to 8 guests. Additional guests are $18/person/day, up to the 10-guest maximum.

● Please message us before bringing visitors/unauthorized guests who are not included on the reservation for approval.



Parties & Gatherings

● NOT permitted—Loud parties or events or large gatherings at any time.

● Normal and respectful enjoyment/gathering within the reservation guest count are welcome as long as they follow the quiet-hours guidelines.



Smoking

● No smoking of any type or vaping inside the home or garage, or near windows.

● Smart smoke detectors are installed

● Smoking is allowed off-premises only (Guests must dispose of buds properly)

● Smoking or tampering with detectors will result in extra fines and immediate removal



Quiet Hours

● 10:00 PM – 8:00 AM

● No street nuisance. (Please be mindful of neighbors)

● Noise Monitoring Devices Installed (Devices do not record audio)

● Sustained noise over 90 dB for 5+ minutes triggers an immediate alert to guests. This typically only happens with loud music, speakers, parties, shouting/screaming, or similar high-pitch volume activity.

● Repeated violations and disturbances after notification may result in reservation cancellation and removal



Normal conversation or TV volume, cooking, laughing, and reasonable music are perfectly fine. Please be mindful of neighbors and considerate of the neighborhood.



PARKING

● Garage Capacity: 2 vehicles (Mid-size SUVs or smaller only)

● Driveway Capacity: 2 vehicles

● Allowed Vehicles: Mid-size SUVs, jeeps, motorcycles, pickup trucks

● Do not block sidewalks, neighboring properties, or the street at any time

● Not Allowed: Party limos, buses, commercial trucks, boats, trailers, 18-wheelers

● Please lock your vehicle and secure valuables. Vehicles and belongings are parked at the guest's own risk.



Pets

● No pets are permitted at the property.

● Violations may incur a $500+ fine and/or immediate reservation cancellation

Guests will have full access to the entire house for themselves, and will not have to share any aspect of the home, including:

Except for the attic and locked supply closets (clearly labeled), which are reserved for storage. For any questions about access or amenity availability, please feel free to ask before booking!



The Neighborhood:

Stay in a convenient, clean, family-friendly gated neighborhood minutes from NRG Stadium, Medical Center, and Hobby Airport. Easy access to downtown Houston, parks, dining, and shopping—making it a perfect base for exploring the city and nearby attractions.



LOCATION CONSIDERATIONS

Our home is conveniently located near major roads, so you may hear light traffic noise. Also, because of its proximity to nature and Houston's variable weather, you may see uninvited bugs, rodents, or small wildlife despite our proactive pest-control efforts. We take preventative measures, but we cannot fully stop or control them. We will certainly do our best to help fix the issue as time permits. We do not issue any sort of refunds in these cases if any guests witness them during their stay.



Other Things to Note:

SECURITY DEPOSIT or DAMAGE WAIVER (REQUIRED)

Guests are required to complete one of the following through the secure Guest Hut Guest Portal after booking::

● $29 / night non-refundable damage waiver (capped per stay), or

● $750 refundable security deposit

This is a required step for all reservations to complete before check-in and will be collected externally via a secure guest portal.



AGE REQUIREMENT & ID VERIFICATION

- Primary guest must be 22+



Verification includes: government-issued ID, selfie verification, and signing the rental agreement/house rules in your Guest portal after reservation. Failure to verify may result in cancellation without refund.

- 2 hours: $89

Unapproved late departures will incur fees per our House Rules.

APPLIANCE, AMENITIES & UNFORESEEN CIRCUMSTANCES

All appliances and amenities are maintained in good working order. If something isn’t functioning properly, please notify us so we can address it promptly. Refunds are not offered for appliance malfunctions, power outages, water shortages, flooding, severe weather, construction or highway, or train noise, or mandatory evacuations.
