Relax in this modern, bright, and private 2-bedroom basement suite located in a quiet, family-friendly neighborhood in southeast Edmonton. Perfect for couples, families, business travelers, small groups, or weekend getaways, the suite offers a comfortable and welcoming space with a private side entrance, fast Wi-Fi, free driveway and street parking, and convenient access to Anthony Henday Drive.

Inside, you'll find a thoughtfully designed space featuring two spacious bedrooms with one King bed and one Queen bed, both equipped with fresh linens and comfortable bedding for a restful night's sleep. The suite includes a cozy living area, a modern full bathroom, in-suite laundry, and a fully equipped kitchen with essential cooking basics and a dining area, making it ideal for both short and extended stays.

Guests enjoy full private access to the entire basement suite, including both bedrooms, living area, bathroom, kitchen, and washer and dryer. Self-check-in is available through the private side entrance, allowing you to come and go with complete independence. Please note that the backyard is not accessible, and the upper level of the home is private as the hosts reside upstairs.

The location offers exceptional convenience. Grocery stores, restaurants, cafés, public transit, and everyday essentials are all within walking distance. The Meadows Community Recreation Centre is just minutes away and features a fitness centre, swimming pools, waterslide, hot tub, steam room, indoor walking track, gymnasium, skating arenas, basketball courts, indoor playground, and nearby walking trails.

The suite is approximately 20 minutes from Edmonton International Airport, 25 minutes from West Edmonton Mall, and 30 minutes from Elk Island National Park, making it an ideal home base for both city adventures and nature escapes. Guests can also explore nearby outdoor destinations such as Mill Creek Ravine and Rundle Park, which offer walking and biking trails, picnic areas, and beautiful green spaces. For beach-style relaxation and lake activities, Wabamun Lake and Pigeon Lake are popular day-trip destinations within driving distance.

Getting around is easy with quick access to Anthony Henday Drive, connecting you to all areas of Edmonton and surrounding communities. Free parking is available with one driveway space and additional street parking. Public transit routes nearby provide convenient access to downtown Edmonton, shopping centres, and major attractions. Whether you're driving, using rideshare services, or taking transit, exploring the city is simple and hassle-free.

We are committed to making your stay enjoyable and stress-free. We live upstairs and are available if needed while fully respecting your privacy. The easiest way to reach us is through the booking platform messaging system, which we monitor regularly and typically respond to within an hour. For urgent matters, we are available in person and happy to assist with recommendations, questions, or anything needed to make your stay comfortable.

IMPORTANT BOOKING INFORMATION

• A $200 security deposit is required for all bookings and will be charged as a credit card hold after booking confirmation. The hold is automatically released 15 days after checkout, provided all house rules are followed.

• A valid government-issued photo ID is required for the primary guest responsible for the reservation and must be submitted through the check-in form sent after booking confirmation. Failure to provide identification may result in cancellation of the reservation without refund.

• Please ensure your reservation reflects the correct number of guests. Pricing is based on occupancy and applies to all visitors.

• Quiet hours are strictly observed from 10:00 PM to 7:00 AM.

• Maximum occupancy is 6 guests. For groups larger than 4 guests, queen-size floor mattresses can be provided upon request for an additional fee of $80 per night.

STRICT HOUSE RULES

This is a family home, and these rules are strictly enforced to maintain a safe, clean, and respectful environment. Smoking, vaping, e-cigarettes, marijuana, alcohol, parties, and events are not permitted anywhere on the property. Violations may result in immediate cancellation of the reservation without refund and removal from the property.

This is a basement suite with children living upstairs. While we strive to maintain a quiet environment, occasional daytime household sounds such as light footsteps or movement may be heard.

Additional House Rules:

• Only registered guests may stay overnight.

• Please keep the suite clean and tidy.

• Turn off lights and appliances when leaving.

• Respect the privacy of the upstairs residence.

• Report any damage immediately.

• No backyard access.

• One vehicle may park in the driveway; additional street parking is available.

• No pets allowed.

• Illegal activities are strictly prohibited and will result in immediate cancellation without refund.

1) GARBAGE & RECYCLING

Please follow Edmonton's waste sorting system:

• Regular garbage goes in the black bin. Please tie garbage bags before disposal.

• Clean paper, cardboard, cans, and plastic containers go in the blue recycling bin.

• Food scraps and organic waste go in the green compost bin.

Please do not leave garbage outside the suite or on the street. Empty all kitchen and washroom bins before you leave. Place garbage from the kitchen and washroom bins in the black outdoor garbage bin by the driveway. Place organic waste in the green outdoor bin. Empty recycling into the suite recycling bins.

2) PARKING

For convenience, we recommend parking on the left side of the house near the bins when possible.

• Do not block driveways, sidewalks, or fire hydrants.

• Follow all posted city parking regulations.

• Vehicles may not remain parked on the street for more than 72 consecutive hours.

• Do not block neighbours' driveways or access points.

• Please notify us in advance if you will have multiple vehicles.

3) CLEANLINESS

Please keep the suite reasonably clean during your stay. Wash any used dishes by placing them in the dishwasher and starting a wash cycle before departure. Excessive cleaning requirements may result in additional cleaning fees.

4) QUIET HOURS & RESPECT FOR NEIGHBOURS

Quiet hours are from 10:00 PM to 7:00 AM.

During quiet hours:

• No loud music or television.

• No parties or gatherings.

• Keep voices low when outside.

Our neighbourhood is a quiet residential community. Please be respectful when arriving and departing, avoid loud conversations outdoors, and do not host events or gatherings. Repeated complaints from neighbours may result in intervention or cancellation of the reservation without refund.

5) ACCIDENTAL DAMAGE:

We understand accidents happen no stress. Please inform us right away if anything is damaged. We carry third-party coverage, so most accidental damage is covered. Any damages not covered by insurance will be charged to card on file. Honest communication helps us maintain the home for all guests.

Following are the charges for the replacement cost if beddings or towels are damaged or stained:

Duvet Cover: $300

Fitted sheets: $100

Mattress Protector:$150

Bath Towels: $50

Hand towels or face towels: $30

6) SAFETY & EMERGENCIES

Emergency services in Canada can be reached by dialing 911.
