On the entrance level, you`ll find a magnificent open-plan dining room with a fully equipped kitchen.

From the dining room you can access our beautiful terrace and enjoy tanning on the sun loungers or jump into the infinity pool (6 x 3 m). The terrace offers breathtaking mountain and seaviews.

On the two sides of the dining room there are 2 bedrooms with king size beds and an en-suite bathroom for each room.

Downstairs, a spacious lounge area (living room) that can comfortably seat 8 people and includes an extra-large smart TV. On the two sides of the living room there are two luxurious bedrooms with king-size beds and their own en-suite bathrooms. Both downstairs bedrooms have private terraces, one of them with stunning sea views.

Finally, there is a private parking at the entrance.

IMPORTANT NOTES:

Hilltop Location: Villa Sunrise Hills is perched high in the hills, offering stunning views, yet accessible only through fairly steep roads. It is highly recommended to rent a 4x4/SUV. If you are used to riding a two-wheeler (scooter or motorbike), access is also possible with scooters/motorbike with at least a 150cc or bigger engine. Models like Yamaha NMAX or Honda ADV or Honda Click 160cc are suitable for these roads. We also have a reliable taxi company who can help you with transfers anytime during the day.

Electricity Consumption: Electricity is not included in the rental price and will be charged based on actual usage (8thb/KW). The villa is equipped with a meter for accurate measurement, ensuring transparency. We encourage mindful energy use, especially with air conditioning.

High-Speed Internet: Enjoy fast and reliable internet, perfect for both leisure and remote work.

Cleaning: Cleaning is included for reservations with a minimum duration of 7 nights, with additional cleanings available for a surcharge, easily requested through our guest portal or communication channels.

Maid Service: Available on request for a surcharge, ensuring your stay remains comfortable and convenient.

Health & Safety: The villa includes fire extinguishers, first aid kits, and emergency contact information.

Check-In & Check-Out: Check-in is at 15:00 and check-out is at 11:00.
Occasionally, early check-ins and late check-outs are available, bookable through our guest portal.

Security Deposit: A security deposit is required upon check-in and will be refunded after inspection upon check-out.

24/7 Support: Our team provides 24/7 support, but response times between 11 PM and 7 AM may be delayed. Urgent requests will be prioritized.
Our property is in a tropical location. Occasional encounters with wildlife (such as geckos, insects, or small animals) are normal. If you’re sensitive to these, please consider before booking.
1. You receive the villa clean. Extra complimentary cleaning is only provided for stays of minimum 7 nights. Extra daily cleaning upon request at additional cost.
2. A refundable security deposit of 500 US dollars (or equivalent in other currency such as EUR, GBP, AUD, CAD, THB) will be required upon arrival.
3. Electricity is charged based on consumption. We take a photo of the electric meter upon check-in and checkout. The kilowat (unit) charge is 8 (eight) thai baht.
4. There is a strict NO smoking policy INSIDE the villa. Smoking is permitted only on the terrace of the villa. In case of smoking inside the deposit won`t be refunded and an additional deep cleaning fee might be applied.
5. The guests are not permitted to organize and/or host any events or parties in the villa. If the guest gives permission to any third party to enter the premises the guest is solely and fully liable for the actions of the third party within the premises.
6. If any of the local law enforcement authorities needs to be notified or otherwise shows up at the premises for any reason connected to the behavior of the guest or any person the guest permitted to enter the premises, the deposit is forfeit and the guests have to leave the premises immediately.
7. By booking this property the guest agrees to indemnify and hold harmless the landlord against any and all claims of theft, personal injury, property damage or loss arising from the use of the premises regardless of the nature of the theft, accident, injury or loss. By booking this property Guests expressly acknowledge that any insurance the owner may maintain on the property does not cover the personal property of the guests and that they should purchase their own insurance if such coverage is desired.
8. Please treat the villa as if it was your own home. For any minor item damage (e.g. broken toaster, ripped or stained sheets) the item cost is charged to the guest at wholesale price. Any damage done should be assumed non-restorable unless the guest can prove otherwise. For any major breakage (TV, glassdoor, BBQ machine) the item is charged at a wholesale price and the deposit is forfeit.
9. No toilet paper in the toilet (blocked toilets are THB 3.000 penalty).
10. The white towels must not be taken to the beach or any outside location.
11. Please rinse off the sand when coming from the beach.
12. Only use cans and plastic cups around the pool. If glass shards get in the pool the guests are obliged to pay for the cleaning of the pool.
13. Close all doors and windows:
- when you are not in the villa,
- when any of the air conditioning units is running,
- when its raining outside.
14. Occasionally the villa may experience electric or internet outages that are beyond our control.
