Pool is seasonal (Mid May-September). Pool is accessible from yard or walking out of the back door. Back yard is fenced. Be sure all gates are closed and doors locked to prevent kids from accessing pool. Supervise children. No running. No diving. No glass containers. No lifeguard on duty. Pool slide is not available. Swim at your own risk.

📝 House Rules & Important Information

1. 🚭 No Smoking – No smoking in home. Minimum $100 fee plus any additional charges.

2. 🐾 No Pets Allowed – This property does not accommodate pets. Minimum of $100 fee applied if signs of pet found.

3. 🎉 No Events, Parties, or Unauthorized Guests – Only the number of guests on the reservation may stay. Violations will result in removal. Plus additional fees.

4.🌊 Water Safety – Property may include a pool, hot tub, or be near a lake/pond. These areas may be gated or not gated. Children must be supervised at all times. Swimming and fishing are at your own risk.

5.🛠️ Damage & Repairs – If damage requiring repair/replacement is found after your stay, a $50–$75 fee will be added to cover dispatching a repair person. Plus the cost of repair.

6.🐜 Wildlife & Outdoors – Homes near lakes, ponds, or acreage may have bugs and outdoor wildlife. Regular pest service is provided, but nature is part of the experience. We can not prevent nature. If you leave the outside lights on and the doors open, insects will come inside. It is also illegal to remover certain bird nest in Texas.

7.🔥 Fire Pit – Please extinguish fires if unattended. Firewood and fire starters are not provided. No fireworks allowed at any time!

8.⏰ Check‑In/Out Times – Strictly enforced. Early check‑in or late check‑out fees apply at $25 per hour.

9.📺 TV Service – No cable or satellite provided.

10.👨🏼 Please be respectful of neighbors.

11.🥩 Charcoal grill. Charcoal not provided. Clean grill after use and return grill cover when grill is cooked.

12.🗑️ Please do not leave trash outside.

13. 🚗 6 vehicle's are allowed on the property. No RV's or ATV's allowed. Plenty of room for parking a boat.

14.🧓Booking age. Minimum age to book is 23.

15.🏠 Over occupancy will not be tolerated: This Property is periodically monitored by DPS management via outside cameras on behalf of property owner for over occupancy. Each violation will be reported to booking site, a $100 per person per day will be charged to the guest, local law enforcement will be requested to assist with guest removal.

16.👾 Please note that any damage to the mini-split unit, wall insulation or other items at this home, will result in a minimum $75 call-out fee for assessment, in addition to the cost of any necessary repairs. We ask that you use caution while playing the games and ensure children are supervised at all times.
