Most farmhouses this size ask a group of eight to share everything. This one doesn't. Every bedroom in the main house has its own ensuite bath, and then there's the barn — a standalone guesthouse a few steps from the back door, with a queen bedroom, a full kitchen, and a full bath of its own. Give it to the couple who wants privacy, the in-laws, the friends who go to bed at nine or the ones who don't. Farmhouse at Leeds is built so that everyone can be together all day and still have somewhere to disappear to.
The house itself is a restoration that left the good parts alone: original architectural details, two wood-burning stoves, a gas fireplace anchoring the main room. The kitchen is where the day starts and usually where it ends — custom cabinetry, soapstone counters, a proper range, a wet bar, and a breakfast nook that catches the morning. It runs straight into the combined living and dining space, where the farmhouse table is long enough for the kind of dinner nobody wants to get up from. Upstairs, a sunroom with a balcony is the quiet seat in the house, good for a coffee and an hour with a book.
The primary bedroom is the one people photograph. Its bathroom is built around a sculptural standalone soaking tub set inside the walk-in shower — a genuinely unusual piece of design, and better in person than it sounds on paper. Two more queen rooms upstairs come with private baths, and a shared half bath handles everyone else.
Outside, a covered wooden deck steps down to a bluestone patio with a fire pit and propane BBQ, one of two fire pits on the grounds. Through a gate in the wall, the garden is its own world: climbing greenery on all sides and a private dining table set among the plants, which is an unreasonably romantic place to eat once the candles are out. Games are stocked for a wet afternoon, laundry is in the house, and the dog is welcome.
All of this sits on manicured grounds in the farm country outside Catskill village, where the light goes long and gold across the fields in the late afternoon. Catskill is minutes away for antiques, riverside walks, and Main Street restaurants, along with the Thomas Cole National Historic Site — home and studio of the man who founded the Hudson River School. Olana, Frederic Church's hilltop estate, sits between there and Hudson, about twenty minutes on, where Warren Street delivers galleries, design shops, and a proper dinner. Hunter Mountain and Windham Mountain Club cover the ski season, and Kaaterskill Falls is the region's best-known waterfall hike. However far you go, the last hour of daylight is best spent back here.

- This home allows pets for a fee. If undisclosed pets are brought into the home without AvantStay's approval, there is a fine of $500 per pet.
- Country road setting: The home sits along a country road that sees regular local traffic — typical of this part of the Catskills. Step inside or out into the garden and the property feels worlds away.
- Cooling & heating: Window AC units provide cooling throughout the home (no central air), and propane and oil heat keep things cozy through the cooler months.
- The house stays extremely cool with fans in each room and window units from (May - Sept) for comfort
- Rural surroundings: As with any countryside retreat, you may encounter the occasional insect — part of the charm of staying surrounded by gardens, fields, and open Catskills landscape.
- Winter conditions: Snow and ice are part of the winter experience here. We recommend a vehicle suited to seasonal conditions and a little extra travel time when storms roll through.
