Flip Flops & Fairways is the kind of place that feels like you actually live here. No high-rise shadows. No crowded hotel pools. Just wide, quiet streets, mature trees, salty air, and around a quarter mile of open road between you and the Atlantic Ocean.
Walk it in five minutes. Ride a golf cart in two. Either way, the beach is yours.

The House
Step inside and you will immediately feel the difference between a house that was thrown together for rentals and one that was actually thought through. Vaulted ceilings open the main living space up, warm light pours in from every direction, and the wet bar with its copper sink sits right there ready for your first vacation cocktail before you have even unpacked.

The kitchen is fully equipped — granite countertops, stainless steel appliances, and enough counter space to actually cook a real meal if that is your thing. The bedroom layouts gives everyone their own breathing room, and the primary suite has private patio access for those mornings when you want coffee and quiet before the rest of the crew wakes up.

The house sleeps six comfortably.

Outside Is Where It Gets Really Good
The backyard is fully fenced, which means kids can play freely while you relax. After a long beach day, the outdoor shower takes care of the sand before you ever set foot inside.

And speaking of the beach... trust us, once you have cruised down to the water on a golf cart at golden hour, you will wonder why you ever vacationed any other way.

Arcadian Shores sits in a sweet spot that most tourists drive right past on their way to the strip and that is exactly why you want to be here. You are close enough to everything, but far enough away that it actually feels like a getaway.

* Tanger Outlets — 3 minutes
* Barefoot Landing — 5 minutes

A max of 2 motorcycles welcome. Boat and RV parking available in the driveway. The driveway fits 4 cars or midsize SUVs, 2 full size trucks- please keep this in mind for size reference.

No crowded hallways, stairs or elevators. No shared hallway where every noise is heard through the whole condo. No trouble trying to find parking.

Primary renter must be 25+ and must be present throughout the stay. (We are not flexible on this rule. We do not make exceptions for younger primary guests or for third party bookings.)
No smoking inside the house & no parties.
For property security reasons, there are exterior cameras. (1 facing the driveway, 1 facing the back porch and 1 on the side patio. They are strictly for ensuring the security of the property between bookings.)

This property is not oceanfront but is within a few minutes walk to the ocean. The Arcadian Shores areas have multiple ocean access points.

Check in is at 4pm and check out is at 10am. To ensure the property is properly cleaned - we do not rush our cleaners to allow early check in. If you arrive early, there is so much to do in the Arcadian Shores area or a few minutes North or South of 17. If the cleaners finish early and we can accommodate early check in, we do not mind doing so. If the schedule permits and we can accommodate late check out, we also do not mind doing so. Depending on the time of year -early check in/late check out may incur a fee of up to $25. Limited to 2 hours before or after check in/out.

A few non-negotiables:
- please do not tamper with our cameras. Doing so could result in your reservation being cancelled.
- Please do not tamper with the wifi.
- We understand things happen - if something breaks, please let us know. If you spill something, please do not use our white linen to clean it up.
- No large dogs allowed. Sneaking large dogs in could result in a $750 fee.
- Smoking inside the house could result in a $750 fee.
