All bookings follow the cancellation policy—no refunds outside of it.

Safety & General Rules

Children must never be left unattended near or in the pool.
Quiet hours (Galveston County): 10:30 PM – 7:00 AM.
Must be 25+ to book.
No indoor smoking.
No parties or unregistered guests at any time. Only listed guests are allowed on the property.

Property Care

Guests are responsible for any damage or missing items (will be charged after checkout).
You may use the washer/dryer—please treat with care.
Keep personal belongings secure at all times.

Check-In/Out

No early check-in or late check-out.

Amenities Use

Kayaks, pedal boat, and BBQ are available—use responsibly and report any damage.
Yacht access is allowed outside only (do not enter living quarters).
Grill must be used at least 9 ft from the house, never left unattended, and cleaned after use. Do not dump coals on grass.

Host Presence

Host resides in a separate unit at the back—please respect privacy.
Occasional maintenance (pool/yard) may occur during your stay.
All amenities are for your exclusive use during your stay.
