Welcome to Luna Duplex, a stylish and thoughtfully designed two private unit in a duplex, offering a peaceful retreat with modern comforts and a touch of urban charm. Whether you’re visiting Jacksonville for work, a weekend getaway, or an extended stay, this space is designed to feel comfortable, private, and effortlessly welcoming. One of the highlights of Luna Loft is the private outdoor deck, an ideal spot to enjoy your morning coffee, relax, or unwind after a day exploring the city
1. Mandatory Agreement & ID
Per FL Statute 509, the primary guest must sign our Rental Agreement and provide a valid government ID before check-in. This is a transient rental managed by SMV House Rental.

2. Check-in & Checkout

Hours: Check-in 4:00 PM | Checkout 10:00 AM.

Unauthorized Late Checkout: $100/hour fee applies. Stays exceeding 2 hours past checkout will be charged the full nightly rate.

3. Duplex Etiquette & Occupancy

Noise: As this is a duplex, please be mindful of neighbors. No loud music or disruptive noise at any time.

Quiet Hours: 10:00 PM – 7:00 AM. Violations result in immediate eviction and a $300 fee.

Visitors: No parties or unregistered guests allowed.

4. Property Care & Climate

Climate Control: Keep all doors and windows closed at all times. This prevents the AC unit from freezing and minimizes tropical insects/mosquitoes.

Furniture: Do not move indoor or outdoor furniture (including the sofa beds). Relocation and cleaning fees apply if furniture is moved from its original position.

Linens: Use provided gray makeup remover towels only for skincare. Do not use white bath linens for makeup removal or cleaning.

5. Smoking & Pets

Smoking: 100% smoke/vape-free indoors. A $599 deep-cleaning fee applies for violations.

Pets: Up to 2 pets allowed with prior approval. A $100 flat fee per pet applies. Pets must stay off all furniture and beds; unauthorized pets incur a $350 fee.

6. Trash & Maintenance

Trash: All trash must be bagged and placed in the side-yard bins. Monday: Recycle/Bulk | Friday: Regular Garbage.



NO REFUND POLICY
By booking this property, guests acknowledge and agree that no refunds will be issued for:

Temporary unavailability of non-essential amenities ( grill, Wi-Fi, TV apps, smart devices)
Nature-related encounters (insects, wildlife, weather)
Early departure or change of plans after check-in
Failure to read or follow house rules prior to booking

All issues must be reported immediately during the stay to allow the host the opportunity to resolve them. Refund requests submitted after checkout will not be considered.
