Welcome to Sandcastle Villa!



This inviting two-story townhome offers the perfect blend of coastal comfort and convenience. Step inside to an open-concept living area with a wall-mounted Smart TV (streaming Netflix, Hulu, and Prime), a comfortable sleeper sofa, and a dining table that seats 4.



The fully equipped kitchen features a full-size refrigerator, dishwasher, microwave, stove, Keurig coffee maker, blender, toaster, and all the cookware, dishes, and wine glasses you'll need to feel right at home.



Head upstairs via the living room staircase to the master suite, featuring a plush King bed, en suite full bathroom with shower/tub combo, two closets, and a dedicated desk for working remotely. The second bedroom is conveniently located on the first floor with a comfortable Queen bed, closet, dresser, and nightstands — with a full bathroom just steps away in the hallway.



Out back, the private fenced patio is perfect for grilling on the propane gas grill, enjoying the hanging patio lights, or simply relaxing outdoors. The in-home washer and dryer are conveniently located just off the back patio.



Beach access is right from the community, with parking beach areas along the main road. Board games are available for indoor fun, and a high chair and Pack 'n Play are on hand for the littlest guests.

Guest Access:

Our goal is to make sure your stay exceeds expectations from start to finish. Portoro Homes communicates by email and phone, and once your booking is confirmed, we’ll email your rental agreement for e-signature. Check-in instructions are sent by email and text message prior to arrival, and we offer convenient self check-in. During your stay, we’ll typically check in by text once or twice to ensure a 5-star experience, and we’re available 24/7 if any questions come up. After checkout, we’ll follow up—we’re excited to hear about your stay and welcome any feedback.



• Early check-ins or late check-outs: Standard check-in time is 4:00 p.m. and standard check-out time is 10:00 a.m.. If the home is ready earlier on the day of arrival, an early check-in may be available with approval from our main office. Late check-outs must be requested and confirmed by the main office prior to departure.

Sandcastle Villa is located in a quiet coastal community in Vilano Beach, just minutes from the sand. The neighborhood offers a relaxed beach town atmosphere with easy access to the ocean. Publix grocery store and pharmacy are nearby for all your essentials. Historic downtown St. Augustine, with its restaurants, shops, and attractions, is a short drive across the Bridge of Lions.



Getting Around:

The property is located along A1A in Vilano Beach. Street parking is available, and the home comes with an assigned parking space for up to 2 cars. St. Augustine's historic district is approximately 10 minutes by car. Jacksonville International Airport (JAX) is about 1 hour north.

- By booking with Wren Beach Rentals by Portoro (Portoro Homes Inc. / Portoro), guests agree to the guidelines below to help ensure a safe, respectful, and enjoyable stay



• Portoro Homes Rental Agreement + Identity Registration | All guests staying at a Portoro Homes property are required to complete identity registration and sign a rental agreement via e-signature.

• Age Requirement | The reservation holder must be 25+.

• Arrival Support + House Manual + 24/7 Support | Upon arrival, Portoro Homes aims to ensure your safety, proper access to the home, and understanding of guest features. All guests are required to read the house manual upon arrival. If you have any questions, please reach out to Portoro Homes—our team is available 24/7.

• Directions + Check-In Details | Before check-in, Portoro Homes will send all check-in details, detailed directions, and a digital guest guide for the home by email and text to help ensure a seamless arrival.

• Check-In / Check-Out (Early/Late Requests) | Check-in is 4:00pm and check-out is 11:00am. We can’t guarantee early check-ins or late check-outs, and a fee typically applies. When approved, fees apply for times outside a one-hour window of standard check-in/check-out. If you need significant flexibility, the best option is to book an additional night.



• Local Taxes (Including Extended Stays | In the state of Florida and St. Johns County, hotel/vacation rental hosts are required to collect hotel tax, which Portoro Homes collects within the booking transaction. For stays over 29 nights, please inquire with Portoro Homes regarding terms and conditions and any applicable tax exemptions.

• Long-Term Stays (Snowbird; Long-Term Rental) | Contact Portoro Homes to discuss if a long-term stay discount applies to this listing. Stays over six (6) months are waived from paying the State and Local Hotel Tax. However, there are additional fees we need to collect for damage coverage and housekeeping. In compliance with our policies for long-term stays, we need to collect an additional cleaning fee for guests staying longer than 3 weeks. Portoro’s Guest Experience Team will coordinate the cleaning schedule for a minimum of once every 2 weeks. Guests can request cleanings more frequently if desired and additional cleaning charges will be sent using a payment request or resolution request depending on the booking platform through which the reservation was originally established, immediately following the cleaning.



- This home is pet-friendly. Please note, only dogs allowed and 50lb weight limit, up to 2 dogs per stay with the following guidelines. (This does not apply to service animals):

- $225 for the 1st pet, $125 for additional pet per stay. These fees are non-refundable.

- All breeds accepted

- Pets must be responsive to owner commands, stay off furniture, and not bark excessively.

- Pet owners must pick up and dispose of pet excrement in the provided trash receptacles.

- Pets are not permitted anywhere on the premises unless prior approval is obtained.

- For the safety of guests and the home, there are noise monitoring devices. These devices only measure the decibel level and do NOT record any audio.



• No Smoking | This is a no smoking property. Penalty fees apply for violations, and you may be asked to vacate the premises with no refund at the discretion of Portoro Homes.

• No Parties or Events | Parties and events are not permitted.

• Quiet Hours | 10:00pm–8:00am. These hours reflect local residential and regional expectations—please keep noise low and be mindful of neighbors.

• Report Damages | Any known damages incurred during your stay must be reported to the property manager immediately.

• Security | Some Portoro Homes properties have exterior-only cameras for monitoring.

• Local or Property Water Features | Some Portoro Homes properties may have pools, hot tubs, or other nearby water features. There is no guard around water features—use at your own risk.

• No Feeding Wildlife | Feeding wildlife is strictly prohibited at all properties to avoid property damage and to protect animals. Additional cleaning, sanitation, and remediation fees may apply (at the discretion of Quechee Lakes Rentals by Portoro/Portoro Homes Inc. and/or any applicable HOA/association).

• Wildlife + Pests | You may see local wildlife during your stay (lizards, frogs, palmetto bugs, mosquitoes, etc.). The home is regularly treated for pests, but occasional insects can still appear—especially in warm or rainy seasons. Please keep doors closed, avoid leaving food out, and dispose of trash properly. For homes with BBQs, please scrape grills clean after use to avoid attracting pests.



Interaction with Guests:

Wren Beach Rentals by Portoro communicates via email and phone. After a booking is confirmed, rental agreement will be emailed to the guest for e-signature. Check-in instructions are sent by email and text message 48 hours prior to arrival date (keyless entry). We offer convenient keyless entry for self-check with no need to stop in at a local office. We do typically check in with guests by email/text 1-2 times during their stays to ensure a 5-star experience and remain available for any questions/inquiries. We are available to guests 24/7.



We follow the CDC and Airbnb Recommended Cleaning Guidelines. You can rest assured this property has been completely sanitized prior to check-in.
