This beautiful residence features 4 bedrooms, thoughtfully designed to accommodate up to 12 guests, offering a high level of comfort and privacy. It also includes a study room, ideal for work or reading, and a TV room for entertainment and relaxation.

Bedroom Configuration:

• Master Bedroom: 1 King bed, en-suite bathroom, ceiling fan, air conditioning, private closet, and stunning ocean views.

• Master Bedroom 2: 1 King bed, en-suite bathroom, ceiling fan, air conditioning, and closet.

• Bedroom 3: 2 Queen beds, en-suite bathroom, closet, TV, ceiling fan, and air conditioning.

• Bedroom 4: 2 Queen beds, en-suite bathroom, closet, TV, ceiling fan, and air conditioning.



Additionally, the residence features a private outdoor pool, where guests can enjoy breathtaking ocean views. The outdoor area is also equipped with comfortable lounge furniture, perfect for relaxing, as well as a grill area, ideal for enjoying outdoor dining and memorable gatherings. Dinning table accomodates up to 10 guests, additional seating found throughout spaces.

As our guest, you will enjoy a Punta Mita Premier Golf Membership, which grants access to a carefully curated selection of exclusive amenities within the community.



This **Punta Mita Premier Golf Membership** includes access to four private beach clubs: Pacífico Beach Club, Kupuri Beach Club, El Surf Club, and Sufi Ocean Club, each set along stunning beachfront locations and offering full restaurant service.



In addition, you will have access to two exceptional Jack Nicklaus–designed golf courses, Pacífico and Bahía, as well as the Tennis Center, Fitness Center (Available from 12:00pm - 6:00pm), and over four miles of scenic walking and jogging trails throughout Punta Mita. (Additional costs apply)



**Access Fees**

Please note that access to Punta Mita amenities is subject to a one-time Access Fee per guest, per stay. This fee is established by the Punta Mita community and is not included in the rental rate unless otherwise specified.



This fee is charged closer to the arrival date and applies as follows:



• Adults and children 13 years and older: USD $50 per person + 16% IVA + 15% service charge

• Children ages 5–12: USD $30 per person + 16% IVA + 15% service charge

• Children under 5 years old: No charge

The residence is just a 5-minute walk from the Kupuri Beach Club, allowing guests easy access to one of the most exclusive beach clubs in the community. Guests can also enjoy the Japanese restaurant Asai, as well as a wonderful dining experience at Héctor’s Kitchen.



Surrounded by lush tropical vegetation and beautiful views, the area offers a peaceful and serene atmosphere, ideal for those seeking rest, relaxation, and a sophisticated coastal experience.



Getting Around:

Thanks to its privileged location, guests can easily get around by golf cart to access the exclusive beach clubs, golf courses, restaurants, tennis courts, and fitness centers, all within a short distance throughout the community.



Additionally, Punta Mita is just a short drive from the charming town of Punta de Mita, where guests can enjoy local restaurants, boutiques, and authentic regional experiences. They can also explore nearby destinations along the Riviera Nayarit, such as Sayulita, Bucerías, and various shopping centers.



Puerto Vallarta International Airport is approximately 40 minutes away, offering convenient and easy access.



Other Things to Note:

A $1,500 USD or $30,000 MXN security deposit is required as a pre-authorization hold on guest’s credit card upon arrival.



Cancellation Policy:

1. For any new confirmed reservation, you can cancel within 24 hours of booking and receive a full refund, excluding payment processing fees.

2. After that period, cancel at least 30 days before check-in and receive a refund in your original form of payment, minus the booking fee and associated taxes.

3. Festive Seasons: For any reservation during festive seasons (including Thanksgiving Week, Christmas Week, New Year’s Week, Mexican Holy Week, and Easter Week), cancel at least 60 days before check-in and receive a refund in your original form of payment, minus the booking fee and associated taxes.

House Rules:

•No Smoking.

•No pets allowed.

•Suitable for children (2-12 years).

•Suitable for infants (less than 2).

•Enter and leave the property at the times marked for check-in and check-out.

•Always treat service personnel with respect and dignity.

•Immediately notify about any damage or incident to the property.

•Smoking is allowed in outdoor areas.

•After 10 pm, loud music is not allowed, and we ask that you maintain a moderate noise level.

•Do not exceed the number of guests on the reservation.

•Eating is not allowed in the pool.

•Do not put food in the bedrooms.

•No shoes on sofas.
