The Space:

This spacious 3-bedroom, 3-bathroom townhome is perfect for families and groups. The home features a king master suite, a queen bedroom, and a bunk room ideal for kids. A unique highlight is the Harry Potter-themed nook under the stairs with Universal and Disney collectibles — a fun and cozy space kids will love.



The open living and dining area offers plenty of room to relax, and the fully equipped kitchen makes meals easy. Step outside to the screened lanai to unwind after a day at the parks.

Pets

We are a pet-friendly home and love hosting your four-legged family members! To ensure the home remains in top condition for all guests, please note our pet policy:



Pet Fee: A non-refundable fee of $135 per stay applies.



Approval: Please let us know at the time of booking if you plan to bring a pet.



Responsibility: We ask that pet owners pick up after their pets and ensure they are not left unattended in the home unless crated.



For golf enthusiasts, Highlands Reserve Golf Course is located directly across the street, offering easy access to one of the area’s most popular courses.



Guest Access:

Guests have full, private access to the entire home, including all bedrooms, bathrooms, the kitchen, living areas, and the screened lanai.



Upon arrival, all guests must check in at the Regal Palms Resort front desk (open 24/7). At check-in, the resort charges a $20 per-night, per-reservation fee plus tax for access to all resort amenities. Each registered guest will receive a wristband that must be worn during their stay to access these amenities.



Resort amenities include a large tropical pool, a lazy river, a water slide, a hot tub, a fitness center, a clubhouse, and on-site dining and bar areas.



Guests will receive a secure door code prior to arrival for easy self-check-in to the townhouse after completing resort check-in.



Parking is available on-site for up to 2 vehicles per reservation. All guests must be registered prior to arrival.



The Neighborhood:

Located in the popular Regal Palms Resort in Davenport, this home offers the perfect mix of relaxation and convenience. Guests are just a short walk to the resort’s tropical pool area, lazy river, water slide, and on-site amenities. Directly across the street is Highlands Reserve Golf Course, making it an ideal stay for golf enthusiasts. The home is also just a short drive to Walt Disney World, shopping centers, restaurants, and major attractions in the Orlando area.



Getting Around:

A car is recommended to fully enjoy the area and nearby attractions. Free on-site parking is available, with a maximum of 2 vehicles per reservation.

Universal Studios / Islands of Adventure: ~30–35 minutes

Orlando International Airport (MCO): ~35–40 minutes

Highlands Reserve Golf Course: directly across the street

Posner Park Shopping Center (Target, restaurants, shopping): ~10 minutes

ChampionsGate (dining, groceries, golf): ~10–15 minutes



Ride-share services like Uber and Lyft are readily available, and major highways are easily accessible for quick travel throughout Central Florida.

• Front Desk Check-In: All guests must check in at the 24/7 resort front desk before entering the home.**



• Damage Protection (Truvi): A $35 damage protection fee (no security deposit required) is charged with all reservations. This provides coverage for accidental damage and theft during your stay. All guests are screened prior to arrival for added safety and security.**



• Cleaning & Linen Service: The cleaning fee includes professionally cleaned linens, towels, and full home preparation prior to your arrival.**



• Parking: Maximum of 2 vehicles per reservation. No street or overflow parking permitted.**



• No Parties or Events: This is a family-friendly community. Parties, events, and large gatherings are strictly prohibited.**



• Quiet Hours: Please respect community quiet hours (typically 10 PM – 6 AM).**



• Minimum Age: Primary guest must be 25+ and present for the duration of the stay.**



• Starter Supplies: A starter set of essentials is provided (toilet paper, paper towels, soap, etc.), but guests may need additional supplies for longer stays.**



• Self Check-In: Guests will receive a door code prior to arrival after completing resort check-in.**



• No Smoking: Smoking is strictly prohibited inside the home. Additional cleaning fees will apply if violated.**
