We have 4 queen beds and two twin rollaways for 10 people. We have a pack n play and high chair too. Parking is worry free in our 3 car garage and bring your bikes- we have a bike storage area.

Beach House Rental Contract and House Rules 1. Check in is 4 P.M. and checkout is 10 A.M. 2. This is a NON SMOKING property . 3. The city is now very strict with vacation rentals and regulates how they may be used. This is a vacation destination and not a party or an event location. Parties, noise and wedding related events of any size are not allowed. No visitors or extra overnights guests where you have invited more people than you indicated on your reservation request form. 4. Nothing illegal is permitted and grounds for immediate eviction and loss of rents. 5. This is an enforceable contract between Guest and Owner, and is supported by Owner`s agreement to allow transient/short term use and enjoyment of the property for vacation purposes in return for the payment agreed upon. This is a short term rental only and explicitly for only the dates specified and for number of people specified. Tenant agrees to vacate property at the end of the short term rental period. 6. Outside quiet time is 9pm. Please understand this is a quiet residential neighborhood. Parties and events are not allowed. Music and voices should never be so loud that it can be heard at neighboring properties. 7. Guest shall be responsible for any and all damages arising during their visit, including all damages sustained by their guests or invitees, and tenant shall pay for all repairs and/or replacement required as a result of the damages. These costs may be more than your security deposit so you are encouraged to self-insure. 8. Guest acknowledges that the house, furnishings, and property are with faults. Accordingly, Guest agrees to take the house and property in an `as is,` `whereas, and with all faults` condition, and assumes all risk associated with the house, furnishings, and property. Owner makes no assurances regarding any air conditioning, internet, cable, beach, access to public beach, noise from neighbors or construction projects. There are issues that may occur during your stay and we have no control over. 9. To the fullest extent permitted by law, Guest agrees to indemnify and hold harmless Owner, its representatives, agents, and others working on its behalf (`Representatives`) against any claims, demands, suits, losses, damages, including all costs connected, which are or may be asserted or recovered against Owner and Representatives by reason of personal/bodily injury, death, or property damages, including loss of use which arises out of or is in any way connected with this contract. If there were an unexpected situation, emergency or disaster, we have the right to void this contract. If that were to happen, we would offer you a selection of other potential available properties. 10. You will provide your clothing, food, spices, condiments, cooking oils personal hygiene products, disposable goods, paper/plastic goods. If there is a fire ring or BBQ then you will need charcoal and fire wood. There are nearby stores to purchase all of these items. We do not promise and ice maker so bring a bag of ice just in case.
11. You are only allowed to have the number of people on property as stated in your email request form. For example, if you declared 8 people on your reservation request ,then only 8 people can be on property at any time. This rule includes visitors not spending the night.
12. Prior to your 10 am departure on day of check out, the home will be tidy and left in good condition. This includes all dishes and taking out all trash from yard and home and placing in containers. We will send in a crew to do your laundry at 10 am on check out day. If there is excessive cleaning and additional fee will be charged.
13. Pets with a pre paid pet fee per pet. Pets are not allowed on furniture and beds or in the private sand
14. Terms and conditions: The terms of this rental agreement are: no refunds. There are no refunds, for any reason. Renter further agrees once a payment to retain the home has been made, the terms of this contract specify no refunds. Once Renter arrives at rental property, Renter agrees they must inform Oceanside Beach Rental in writing of any condition that needs repair or does not meet with their expectations. Renter agrees Oceanside Beach Rental has 24 hrs to evaluate complaint and rectify or repair said situation. If repairs and or replacement can -not be made within 24 hrs, renter agrees to a maximum reimbursement and compensation of up to $45 per stay. That amount will be decided by the booking agent. Renter guest further agrees the beach and ocean are an ever changing environment. Renter agrees the amount and appearance of sun, tides, beach sand, beach rock and access to the public beach will and does change daily. Renter agrees there are no assurances made what so ever regarding the beach or the appearance of the beach, ocean or tides or the amount of sun. Renter agrees the amount of sand or rock may currently be more or less than indicated in advertising photos and descriptions. Any attempt to reserve a property by providing false or misleading information will cancel your reservation and you will forfeit any money or deposits paid to reserve the home. Since we have a no refunds policy, we suggest you purchase travel insurance fora variety of protections. Renter agrees to accept the home, contents of the home, beach, sand, rock, ocean and weather in as is condition for the duration of their stay and for the payment amount agreed to at time of booking.
15. Owner and their representatives are allowed to access and enter the property at any time for the purposes of repairs, inspections ,photos, complaints and delivery of replacement items. We will make every attempt to notify renters prior to any emergency repair, inspection or replacement. If there is a spa on property there will be a spa man who will come and clean. He will knock but if there is no answer, he will let himself in 17. Please inform all guests no self tanners, Proactive skin products or products with bleach are allowed into the home. Oily suntan creams and makeup also permanently stain sheets and towels. These items will all stain and damage the bedding and towels. Guest is responsible for permanent stains to sheets and towels.
18. The home, as is all beach homes, is run off a sump pump. Do not place anything besides toilet tissue in the toilets, even items labeled as flushable are NOT, and plumbing will stop working. Food scraps should be placed in trash can and not down the drain.
19. Portable air and heat units must be turned off when you are not in the room. Homes can not support the a/c units running in every room or you will overload the system and it will shut down. Please turn off a/c when you leave a room or the leave the house.
20. There is a street sweeper the 2nd and 4th Mondays of the month. Rules are different for each side of the street. Tickets are expensive, so pay attention and do not block the street sweeper. Car bumpers a can not be over curb more than 8 inches.
21. Please do not leave valuable items overnight on the decks as they might go missing. Thousands of beach goers pass by every day.
22. Although we will do our best to locate missing items, We are not responsible for guest items left in the home after check out. The fee for mailing left items starts at $250 and may increase with size and weight.
23. If you need any help or advice during your stay, our property manager lives a few houses away and is available24/7.
24 Any and all disputes will be arbitrated in San Diego County
25. Please do not take outside any blankets pillows or furniture meant to be inside. Only beach towels may go outside.
26 Public beach access steps are just a block away
27. Pets must be in a kennel if left alone in the house, no free roaming.
28. Guest agrees to pay any credit card fees associated with the cancellation.
