★ NO SMOKING INSIDE ★
Smoking is not permitted inside the home. Any evidence of smoking will result in a $1,000 fee for odor removal, deep cleaning, and furniture treatment.

★ NO UNAUTHORIZED PARTIES OR EVENTS ★
Unauthorized parties, loud events, or unapproved gatherings are strictly prohibited and may result in a $2,000 fine. Please respect the home and neighboring properties throughout your stay.

Exterior security cameras are located at the front entrance and driveway areas only for guest safety and property protection.
Welcome! We want to ensure you have a wonderful stay. To help us maintain a comfortable environment for everyone, we kindly ask that you review and adhere to the following house rules:

Guest Contact:
Please provide a valid, working phone number that is accessible to the host throughout your stay.
Occupancy Limit:
The maximum number of guests is 5. Any additional guests beyond this limit are considered trespassers and will be asked to vacate the property. A $15 charge will apply for each person over the limit.
Access for Complaints:
If you have a complaint about the property (e.g., amenities, cleanliness, maintenance), please report it to us within 10 minutes. If we don`t hear from you 10 minutes after check-in, we assume everything is fine. you authorize the host and/or maintenance staff to enter the property to investigate and resolve the issue. While we will make a reasonable effort to provide notice prior to entry, you acknowledge and agree that, due to scheduling and time constraints, entry may occur without advance notice when necessary to promptly address the concern.

Smoking Policy:
Smoking is not permitted inside or in front of the property. A $1500 cleaning fee will apply for violations. If they leave cigarette butts, you will be fined $150 for each cigarette butt found.

Late Check-Out:
Late check-out without prior approval is subject to a $75 charge. If check-out exceeds 2 hours past the designated time, a minimum $200 fee will apply, along with potential lost revenue for any subsequent bookings.
Key Fobs:
All key fobs must be left inside the unit at check-out. The building concierge will not hold or accept key fobs on behalf of guests. Any lost, unreturned, or misplaced key fob will result in a $35 replacement fee, which will be charged to the reservation.


House Rule Violations:
Any violation of house rules may result in immediate termination of your stay, without a refund, at the discretion of the host. If your violations affect another reservation, you will be charged for the revenue lost for the affected reservation.
Important Note:
If you encounter any issues during your stay, please let us know within 10 minutes of check-in so we can resolve them promptly. Our goal is to ensure a 5-star experience for you. No refunds will be issued after the fact if we have not been allowed to address the issue directly during your stay.
Review Policy:
Reviews mentioning issues unrelated to the property (e.g., parking or public area experiences) may be subject to removal at the host’s discretion.
No dirty dishes must be left unwashed, as there is a dishwasher available in the property. A $45 charge will be for an extra cleaning fee.
DO NOT STRIP BEDS. Our house cleaning team has a system. If you want to help, you can put the towels by putting them in the washer.
Garbage should be taken out by the house and put in the outdoor receptacle.
All consumable amenities are fully stocked and made available for you inside the property. There is always extra in the property; if not, please let us know 10 minutes upon check-in.
GUEST WITH PETS: You must pick up their droppings. An extra $100 will be charged for extra backyard clean-up.
TV remotes, Ceiling fan, Amazon fire sticks:
All remotes must be left inside the unit at check-out. Any lost, unreturned, or misplaced remotes will result in a $35 replacement fee, which will be charged to the reservation.

Hot Tub heating will be $150. If you`d like a new water refill, it`s an additional $200. Please let us know within 24 hrs. Hot Tub maintenance is done once a week between Monday and Wednesday.

No Parties or Events:
No unauthorized parties or events. A $2,000 fine applies if the no-party rule is violated.

Furnishings & Amenities:
All listed amenities are guaranteed. We refresh our homes regularly and may repair, change or replace furniture and décor at our discretion (e.g., a broken chair or stained couch), so the home may differ from the photos. Changes to furniture or décor are not grounds for a refund.

Rental Agreement:
All guests must review and electronically sign our rental agreement (including these house rules) before check-in. Check-in instructions are sent once it is signed.
