This is a straightforward, comfortable apartment in the West Island, perfect if you`re visiting family or need a base near the city. We’ve set it up to be practical: two real bedrooms with queen beds, plus a sofa bed in the living room so you can fit accomodate 6 people easily.

This apartment is designed to be a practical and comfortable base for your group, whether you are here for a short trip or a longer stay. You will find two separate bedrooms, both furnished with queen beds to ensure a good night`s sleep. If you are traveling with a larger group or family, the living room features a sofa bed that opens up to accommodate two more guests, bringing the total capacity to six.

The common areas are open and easy to live in. The kitchen is fully equipped with a stove, fridge, coffee machine, kettle etc

We have also included a washer and dryer right in the unit so you can easily handle laundry during your stay.

The full bathroom is clean and functional, rounding out a space that feels like a proper home.

You will have exclusive access to the entire apartment for the duration of your stay. You will not have to share it with me or another guest that is not on the reservation.

Pierrefonds-Roxboro is a quiet, family-friendly suburban area that offers a nice break from the noise and traffic of downtown Montreal. The immediate neighbourhood feels safe and residential, and you are located quite close to the beautiful Cap-Saint-Jacques Nature Park. It is the largest park on the island and features a beach and hiking trails, making it a great spot for an afternoon outing if you want some fresh air.

For your daily needs, you won`t have to go far. There are convenience stores and casual dining spots along Boulevard de Pierrefonds within walking distance. You are also just a short drive from larger grocery stores and pharmacies. While it is a quieter part of the island, it has a nice community vibe where you can feel relaxed and secure during your visit.

The best way to get around this part of the West Island is definitely by car. We are located reasonably close to Highway 40, which is your main route into downtown Montreal or toward the airport. Since there is no dedicated parking spot included with the apartment, you will need to use street parking. Please just keep an eye on the street signs to avoid any tickets, especially during winter snow clearing operations.

If you prefer public transit, there are bus stops right along Boulevard de Pierrefonds. The 68 bus runs frequently along the main road and connects you to the metro system and the REM train network. While you can walk to a few local shops, having a vehicle or using transit will make it much easier to access major shopping centers like Fairview Pointe-Claire or to head into the city center.

✧The AC and heating systems are available and operational based on the season. The AC is installed from late spring through mid-autumn, though this may vary depending on the seasonal temperatures. The heating system is permanently installed and available for use during any cold weather.

✧ I am quick to reply all day and evening but I could be asleep after midnight, so while you`re welcome to arrive anytime after check-in begins, fast replies and check-in assistance are not guaranteed after midnight. I always reply back first thing early in the morning. If you plan to arrive late, see additional rules.

✧The Property Manager or maintenance may need access to the property in rare circumstances. They have the right to access it for the purpose of inspections, emergencies, or urgent repairs. I always give notice to the best of my ability.


✧ I am often out of town, but rest assured, I always have someone available to assist in case of emergencies. If an emergency arises, please contact me first, and I will arrange for my housekeeper or a friend to help you. Keep in mind that it may take some time for them to reach your location.
For any dangerous emergencies, please prioritize your safety and contact the appropriate services right away. Once you`re safe, please reach out to me.

✧If you must receive any mail or packages during your stay please contact me first. I have a convenient and secure solution available for you. My mailbox is not shared with my guests, as I have private documents sent here.

⋆NO PARTIES OR EXTREME NOISE
Parties are strictly prohibited. Montreal has world class bars and clubs for you to enjoy. Unauthorized gatherings will result in cancellation, no refunds, and extra cleaning fees. City law requires noise to be kept reasonable at all times. Planning a party? Let me know—I can recommend my friend’s party-friendly property.
⋆NO SMOKING 🚭
Smoking is prohibited indoors. Outdoor smoking only, not near open doors or windows. A deep cleaning fee will apply for any indoor smoking ($450 CAD).
⋆NUMBER OF GUESTS
All people, including non-overnight visitors, must be declared in your reservation’s # of guests. Each undeclared guest and visitor incurs a $75 / per night fee plus extra cleaning charges (if required). If you have any questions about this, contact me before check-in, I am glad to discuss with you.
⋆NO ANIMALS
No animals are allowed due to a personal critical health reason. This rule is non-negotiable. Feel free to ask for more details if needed.

⋆We do welcome Service Animals!
If you are traveling with a service animal, please inform us in advance so we can arrange appropriate cleaning after your stay, and let us know if there is anything else we can do to help welcome you!
In line with Airbnb and local laws: Service animals must be house-trained, under control at all times,, never left alone, and must not enter restricted areas. Any damage caused will be the guest’s full responsibility.
Misrepresentation of a Service Animal is a serious violation. Without exception, guests found abusing this policy will be responsible for a fine of up to $1,000, plus all extra cleaning costs, and the reservation will be immediately canceled without refund.
⋆CLEANLINESS & DAMAGES
The cleaning fee covers standard cleaning of regular use of the apartment, not parties or abuse. Please avoid food and drinks in bedrooms, remove shoes at the door, and dispose of trash properly. Please care for the property and furnishings so future guests can enjoy them too.
⋆WINDOWS & DOORS
Keep windows and doors closed and locked when not in use. On rainy days and in winter, avoid leaving windows open to prevent damage to the property.
⋆CHECK-IN TIME
Self-check-in is available after midnight, but assistance may be limited if I’m asleep. For support I suggest to keep with the Check-in window, I`m readily available from 8 AM to midnight for any issues and questions, always.
If arriving past midnight, let me know your estimated time in advance and be sure you received and reviewed the check-in instructions sent the day before.
⋆CHECK-OUT
Late check-outs are subject to a $65/hour fee past 11:00 a.m. up to 1:00 p.m, beyond 1:00 p.m. resulting in an extra night`s charge(this does not extend your reservation). Late check-out requests must be requested and pre-approved a full day in advance.
⋆KEYS & SECURITY
Lost keys or security items will incur an $85 replacement fee. Emergency assistance for lost items or intoxication-related access issues will result in a $150 charge. In rare situations, if required, we have the right to request a photo ID at check-in (this has never happened before).
⋆LONG RESERVATIONS & SUPPLIES
Basic supplies are provided for the first week. For longer stays, you may need to replenish consumable items.
