Hi! I'm Matt. My family and I are from Texas and we fell in love with this property the moment we saw the creek winding through the live oaks. I'm a real estate broker and short-term rental operator with properties across Texas and Florida, so hosting friends, family, and guests are what my family and I love to do. We know what makes a great guest experience because we've built and managed properties from the ground up.

We wanted a property that felt like a true escape but close to amenities. This stretch of road south of Fredericksburg nails that balance perfectly. You're sitting on 6 private acres with nothing but live oaks and creek sounds around you, but Main Street with 30+ wineries, restaurants, and shopping is just 3 miles up the road. HEB grocery is minutes away. Lady Bird Johnson Golf Course is literally across the street.

The airport across the road turned out to be one of our favorite surprises — watching small planes take off and land from the front porch has become a highlight for every group that stays here, especially families with kids. It's the kind of location where you can do everything or absolutely nothing, and both feel right.

Three things nobody else in Fredericksburg can offer in one place: 275 feet of Live Oak Creek frontage, a massive 3-bay barn for events and gatherings, and two completely separate houses on 6 fully fenced acres. That combination simply doesn't exist anywhere else in the market.

Most large group rentals around here give you one big house. We give you a full estate — the main house with a chef's kitchen (Wolf 6-burner range, copper farmhouse sink, oversized island), plus a private guest house with its own kitchen, fireplace, and covered porch. Grandparents get their own space. The couple that wants to sleep in gets their own house. Everyone gathers at the fire pit or the creek when they're ready.

The barn is the centerpiece for celebrations — weddings, reunions, corporate retreats, milestone birthdays.
