Summary:

Relax in a luxury, high-end residence in the revitalized Bates Hendricks district of downtown Indianapolis, featured on HGTV’s Good Bones. This rental includes a spacious main house ideal for families and groups, plus a cozy, modern carriage house for added flexibility. Just 1.6 miles from the Convention Center, Lucas Oil Stadium, and Gainbridge Fieldhouse, with fast 300 MB internet, quality furnishings, free coffee, cheap Uber/Lyft access, and a two-car garage with additional street parking.



The Space:

We allow up to 20 guests, though each group should decide if the layout will be comfortable for their needs, as every group is different.



The main house features four bedrooms in total. Two bedrooms are located on the first floor, one of which has a private en-suite bathroom, along with a common half bath in the main living area. Upstairs, there are two additional bedrooms that share a full bathroom.



The property also includes a charming carriage house, a unique and comfortable retreat located on the same grounds. Traditionally, carriage houses were secondary dwellings used to store horse-drawn carriages, and many have since been thoughtfully repurposed for modern living. This carriage house, built in 2025, offers all the modern comforts while still reflecting the charm and character associated with classic carriage homes, adding extra space and flexibility to the overall layout of the property.



The Neighborhood:

Situated in the core of Bates Hendricks, guests have the convenience to either walk or drive to numerous local stores and dining options in both Bates Hendricks and the adjacent Fountain Square. You will here cars passing and the occasional siren just like any other downtown neighborhood



Being just a swift 5-minute drive from downtown's epicenter, Bates Hendricks presents travelers with a genuine glimpse of Indianapolis's local ambiance!



Getting Around:

Cheap Uber anywhere downtown or a quick scooter. Walk one block to grab Ice Cream



Other Things to Note:

PLEASE PROVIDE AN AFFIRMATIVE RESPONSE TO THE FOLLOWING:



• Underage teenagers trying to throw a party is not allowed. I will show up with the police and press charges. ($500 fine)

• NO smoking inside the house or garage. Smoking outside is completely ok. ($500 fine)

• NO use of firearms or fireworks on the premises. ($500 fine)

• All damage will be considered intentional/reckless if not reported via email/messenger or phone.

• No pets - $500 fine

•A determination will be made as to whether any damage was intentional/reckless or accidental. Guests will accept responsibility for any non-accidental issues and will be charged for compensation. Shit happens and we are not here to nickel and dime you. This is meant for reckless activity.

• No bookings for guest under the age of 25

• You are limited to the number of guests on the reservation plus 2. If you would like more just confirm first.

• Unless receiving prior approval, check-in , and check-out must be followed for cleaning, maintenance, and other bookings. ($40/hour fine)
