HOUSE RULES & PROPERTY POLICIES
Occupancy Limits
The maximum occupancy at the property is 16 guests at all times, including daytime and overnight. No additional visitors are permitted under any circumstances.
Events, Parties & Gatherings
Parties, events, celebrations, or group gatherings are strictly prohibited. Bachelor and bachelorette groups are not allowed. Any violation may result in immediate termination of the reservation without refund.
Smoking
Smoking is strictly prohibited inside the home. Guests must dispose of cigarette butts and smoking debris properly outside the property. Failure to comply will result in additional cleaning or damage fees.
Quiet Hours
Quiet hours are enforced daily from 10:00 PM to 8:00 AM. Any disturbance or noise complaint during these hours may result in immediate cancellation without refund.
Noise & Outdoor Areas
This home is located in a quiet residential neighborhood and local noise ordinances are strictly enforced.
• Reasonable outdoor and pool noise is allowed between 8:00 AM and 10:00 PM.
• After 10:00 PM, all outdoor activity must be kept quiet.
• Outdoor music or speakers are not permitted at any time.
• Music is not allowed in the backyard or pool area.
Pets
Pets are allowed only with advance notice and approval. Pets are not permitted on furniture and must relieve themselves outdoors. Guests are responsible for cleaning up after their pets immediately.
Security & Surveillance
For the safety of guests and the property, the home is equipped with a security system and exterior surveillance cameras. There are no cameras inside the home.
Pool Use & Maintenance
The pool is professionally serviced on a weekly basis. If pool service is requested at check-in, management must be notified at least 3 days prior to arrival. Pool hours are strictly enforced from 8:00 AM to 10:00 PM.
Heating & Air Conditioning
To prevent system damage and comply with utility guidelines, thermostat settings are limited to the following ranges:
• Winter: 66°F to 78°F
• Summer: 70°F to 78°F
Property Condition & Guest Responsibility
Guests must report any pre-existing damage, clogged fixtures, appliance issues, or wall damage within 8 hours of check-in. Guests are responsible for maintaining the property during their stay and agree to pay for any damage caused beyond normal wear and tear.
Guest Disclosure & Fees
All guests, whether daytime or overnight, must be disclosed at the time of booking. Any undisclosed guests approved after booking will be charged $600 per guest, per night.
Insects & Desert Environment
The property is located in a desert climate. Despite routine pest control, guests may occasionally encounter insects such as ants, roaches, scorpions, or similar pests due to weather conditions. This does not constitute grounds for refunds.
Utilities, Furniture & House Setup
Excessive use of utilities, laundry, trash services, or cleaning may result in additional charges. Rearranging furniture indoors or outdoors, or altering TV or system settings, is not permitted and will incur fees.
Trash & Large Item Disposal
Guests are responsible for proper disposal of trash and removal of any bulk or oversized items prior to departure.
